Herm.. never heard of the news.. probably it is due Zest having commercial element.

Below is an article describing changes in some rules. Foreign investors can buy commercial prop that are RM500,000 and above.

Hi all Zest-ians

How you all view the upcoming Cemetary and crematorium across the road from Alam Sutera? If the Korean Block (A?) is commanding KLCC view, they will get to see the C & C first before seeing the night skyline.

While folks on block B and C won't see such because Block A will "hide" it for you. How you all see this impacting Zest in the long run?

Obviously investor couldn't care less.. I'm talking about owner who will live there...

btw, the C&C issue has been discussed over time n again in the thread already...u can refer to the latest one just a few pages back by forumner summer_pwc.

Sorry it should be block C blocking B and A...

Yes read up the pages earlier on this C & C thingy.

BTW, I wonder if the future Zest residents is planning an RA and plan to take on the C & C issues? While commented its unlikely to happen, that land is under KL/DBKL and while Selangor is Opposition state, KL is not....unfortunately! So vested interest and plan has been made and given the recent relocation of tamil school, I doubt its not happening.

If all residents taking on the idea that its "far enough from my backyard, not my problem".....that will be a sad day because even the BK folks in BK forum is protesting it like crazy even if they were much further away from it.

Just came back from sales office. Got free buffet there today! tongue.gif (and the caterer is the tauke who bought the cafeteria in Zest, food is quite good!)
Comparing similar units between block A and block C - the difference is roughly between 25-35k rclxm9.gif

Confirm levels 15-20 all sold en-bloc. Other units that are opened to public - currently 38 units sold.

my take is when the C&C happens, it happens.

Plus think the proposed C&C should be more than 500m away from Zest, which is far enuff for me. The proposed CC location is not part of Kinrara, right?

Wonder if the C&C does materialiaze, can the Zest units without KL view can command a slight more premium? brows.gif

ditto here. i'm cool if the 1% probability does happen coz its just a green lung 500m away, instead of a building which might block the view of KL for the block C KL view homeowners. besides, atmosfera n zen has confirmed graveyard views too...whereas this is just proposed. also, the proposed C&C is located parellel to the proposed lrt track and would indeed be a prime land, should the lrt materialise. i doubt our govt is gonna give the go-ahead with the proposal...but u'll never know, this is bolehland! (hence the 1% probability) biggrin.gif

The propose C & C is under KL territory which is just next to Selangor land ie Kinrara Industrial area. Based on the map, Mutiara Jalil corner next to it, and Alam Sutera is facing it directly. The current land topographic is a slope about 3 storey high.

Zest and the ramp is about 500m away. As for the view, if they level the field and have a parameter wall, then its will minimized the panoramic impact on the KL view block.

The BK resident is more concern on the crematorium output gases which is invisible, so it be interesting to hear the future zest residents impression on it. Thus far while everyone is happy and keen on the pricing to goes up (who doesn't) isn't there a bit of interest from Zest future residents teaming up agains the C & C or that is BK residents fight?

Granted everyone buying Zest hoping it to increase by leap and bound (i do too) but it is a very real issues. If the proposal does not materialize its a bonus indeed for everyone.

Wow.. if level 15-20 all sold en-bloc, means 72 units sold and plus another 38 units sold, more or less 45% of Tower A sold thumbup.gif

So as of today, the entire 720 units are about 70% sold rclxms.gif

Got bro staying in BK and thinking of getting a unit nearby. Either condo or landed. Went to Zest show room and then PKB and then some agents for the landed unit nearby and thats how all these C&C came about. My bro did warn me about all the developments that the city is trying to force down their throat over the years and in reading as much as I can which lead me to all these queries and questions because based on what my bro tell me...Its been frustating dealing with the authorities. The wet market (which now ended up in Bandar Puteri) or the waste transfer in Kg Bohol now in semenyih...etc etc.

So this is where I'm vested... and moving forward either BK9 or Zest....

As for me, I do not really concern about the C&C cause i think it will not be materialize.

What I concern most is the jam that will cause us as well as the security of the area.

With so many low cost flat behind, I am afraid that i will turn up to be like Bandar Sri Permaisure where the majority is Malay.
