the booking fee is RM 3K
my unit is at the 20th floor which is the top, block C facing the pool, type D
price is RM 242,888-00
hv not signed the S&P yet
yup, the sales person said i can't take back the booking fee unless the loan is rejected or there is someone else taking up the unit from me
anyone can help me?

if not mistaken saw someone replying in this thread saying he or she managed to get back the booking fee after decided to purchase other property?

That was during the early phase of the project... Those who did booking before the pre-launch can cancel thier booking and get the refund.. But as the project progressed, term and condition changes.. you hav to check what you had signed at the dotted lines when you did your booking smile.gif

Check with your banker?
I'm not sure about RHB, but for Hong Leong bank just need to go to any branch, fill in a form and pay.

We asked the sales person again on Saturday about block A, but still getting those "hmm hmm ahh ahh" type of answer - personally we doubt the deal is going to materialize.

if that deal failed, there will be an extra 240 units being released to the market. I wonder how much the price will be.

went to sign my loan docs last saturday..
then they took that time to ask me to re-sign my SPA..
minor changes is from purchaser to owner.. so we are owner of the unit instead of purchase..
i asked wat's more that hass changed and the person there unable to answer..
she will get anther person to contact me again..

I try ask my agent oredi he keep saying no such thing.don have any bank will let doin prepayment during construction period.haiz...i feel fed up with him so ask u all here.my fren told me tat can do prepayment but alot of process to go thru.

Me too.. the lawyer neva call me also.. btw, i'd like to ask anybody here take public bank loan and compare it against rhb loan ah?..

BLR-2.15
My own cousin is the banker
I think PBB is counting from the date of the FINAL payment, nt very sure..

Somebodyelse dunno if they can service me if i have any querries regarding my loan later on o nt..
5 years from the date of loan payment.

I have already got approval and the LO has been issued by PBB but havent sign cause im still waiting for RHB. That RHB woman keep telling me no terms and conditions but my cousin told me becareful there might be a catch which u will not be able to realize now..

So how ah?.. any comments ah?...

Read the LO front to back?

Some of the things that we watch out for:
1. MRTA - we said we dont want MRTA but somehow our RHB LO came with that term. Our banker said she's gonna fix that.
2. Start of lock in period - RHB (from 1st drawdown) vs PBB (after final payment)

pbb lock down 5 years after last payment.

rhb 5 started from loan approval date. minus the construction period u still have around 2 years like tat b4 u can refinance to another bank. is short and i think if u have problem with the terms, u will just wait for 2 years for that.

pbb still have some terms and condition too. every bank does. from my opinion, under construction prepayment will help a lot on saving up ur paying interest. A thing to clarify, to all... there is no bank that don't allow u do pay your principle in construction period.If there is no statement in ur agreement shows that u cant allow to do prepayment on construction period. so maybe just read through or ask. If there is no state, there will not be a problem. because, the loan will follow everything on ur agreement you sign.

no banks will do rugi business. they just finding some way to earn more from you. do check on the withdrawal too... some bank "says" they let u have prepayment on construction period but dun allow withdrawal at construction period. Check the agreement, if is really so... well just pretend you doing your saving for 3 years la. after 3 years you can do withdrawal also.

wow!! RHB giving you guy BLR -2.2 now... is too bad during my time just give out BLR - 2.1 and was told by Ms wong (brach manger) this is best of the best rate. so end up I take OCBC....

OCBC should be fine, right? I remembered it to be -2.3? Mine is that rate during that time, though...Wonder whats the rate now...

SCB MortgageOne is flexi-pay, no conditions. Pay any amount any time, withdraw any pre-paid amount anytime. No need to inform / fill form. Lock-in from letter of offer date. Anyway, usually the interest rate during construction period is quite low, ie 0% or 1%. So, better keep in the FD to earn more.

ha..i took the whole tenure one blr-2.1 so during construction time i stil need to pay alot on interest lo.but if can do prepayment then can save alot. RHB have the terns and condition if need to do prepayment must be multiple of 1k i think still reasonable lo..need to read again my LO first..hope it wont state tat i cant do prepayment during construction time.

ya. mine one same blr -2.3 is the best rate.

Did OCBC offer u the Free Legal Fee and the package contain the MRTA? They offer me BLR-2.3, exclude legal Fee and MRTA. If u want to include those things into your loan Package( MRTA + Legal Fee), then it will end up interest payable higher than other package offer by other BANK with the BLR -2.1 Plus Fee Legal Fee. blush.gif

nope, don't tink so. if i'm not mistaken, block C pool view unit 5 (closest to the main road) is not even a corner unit...if u check the layout on http://www.thezest.com.my/resident.html coz its a type B unit.
