QUOTE(legendsky @ Apr 24 2012, 11:45 AM) From DAP: So??? Park 51 consider low cost flat? Taipan never give any pressure to Syabas? Everybody just can wait ?Dear All, I was at Taipan Focus Sales Office in Petaling Jaya yesterday 1pm but no one was there. Anyway, I had checked with Mr Simon Ignatius from Taipan Focus. I was told that in order to issue the CFO, Taipan Focus is still waiting for the approvals from MBPJ's Landscape Department and Syabas. Applications were already made to the two departments as early as in Nov 2011. I was told that the two departments will be issuing the letters this week. With all the approvals from various authority, Taipan Focus can proceed to apply CFO from MBPJ's Building Department. Under the current law, once submission is done, CFO is considered to be issued and Taipan Focus will process the vacant possession immediately. Personally, the low cost flat buyers experience the same problem when Syabas was late in issuing the approval as the buyers will be getting individual meters (lower water tariff). The same is happening here when Syabas is delaying the approval times and again. Regards, Weng San there are two departments that have Application been made last year Nov. It pending till now ?? Can it believe? sure something wrong within this period!! Too many weakness and useless from Taipan management. Why other developer can hand over on time? |

Yes they try to push responsibility to syabas but why other porjects can complete in time and no issue at all.....the zest at puchong also under syabas, no issue at all, ppl oledy move in and some buyers oledy sell and gain the profit...Application been made last year Nov. This developer try to use other excuse to defend themself....plz reply to lau weng san as this is unacceptable because why there is no issue on other project for syabas, and now the problem is why the clubhouse n swimming pool progress so damn slow....now is no more condo, is like another low cost flat .... |

It's different with Zest and other condo's. They probably operate by installing the water meters themselves which will then be billed by syabas to the condo mgmt. Subsequently, condo mgmt will bill the apartment owners separately. For this to happen, it will most likely be considered as commercial land whereby the water tariff will also be costlier. So in a way, Taipan has done the right thing. This developer try to use other excuse to defend themself....plz reply to lau weng san as this is unacceptable because why there is no issue on other project for syabas, and now the problem is why the clubhouse n swimming pool progress so damn slow....now is no more condo, is like another low cost flat .... We should however take the matter up with the MP to question SYABAS and get all the press guys. I think this will be the right time since elections are close and both sides of the divide will be trying to lobby support from the residents. Things should move faster. Kudos to those who get Weng San to go over but would appreciate if can give some earlier notice so we can all be there to show support. It was sad that we only found out he's going to be there at the last minute and there were no representatives from our end. Appreciate if legendsky can arrange another meet with Weng San and Syabas. |

latest email from Lau Weng San.
Dear Shanmugan, The important thing to do is to press Syabas for the approval. Pushing Taipan will not work because as businessman will try to avoid clash with the authority, fearing that they will be given "special" treatment by the authority in future. Anyway, I have informed Taipan that in future they should inform me if they are delayed by any government authority. I will write to Syabas to push them for the approval. Thank you. Regards, Weng San |

What Weng San replied make sense, as developer, they also have hard time and have to go along with the authorities (Syabas) without messing with them.Dear Shanmugan, The important thing to do is to press Syabas for the approval. QUOTE(legendsky @ Apr 24 2012, 05:21 PM) Every time, I only can saw 30+ ppl is working around there. I had a unit in blk d. From the day i purchase it in 2009 was told of the chinese temple will be relocated to give way for the swimming pool & blk c. My repeated calls to Taipan their reply was 'will shift next month' until now 2012, almost 3yrs temple still there. Why Taipan can't solve this!!! What they have to say about this!!!Maybe the developer not enough money to hire more worker. |

But both Taipan & Syabas must remember that we are their customers. And Syabas must remember deep inside that Taipan is their immediate customers. May I request Mr Lau Weng San to let us know what is the actual Root Cause for Syabas to fail in delivering their services since Taipan has requested it Nov 2011? |

I think Lau got his point there. Early this year i also just got the VP from my landed property at Cheras, previously when i made noise at the developer office, they also informed me that Syabas was the caused of all the delayed as the developer did not built a "pump house" for the project..so i was like "wtf?? don't you guys know this from the start of the project??" So it was delayed for sometime before i got the key hence got compensation around 10k, suppose to be 15k. Not sure how they solved it thought. Till now there r still building the pump house... Make the ppl suffer and the state govt will suffer.......this is what they think......citizens are smarter than that la...... |

Look like all buyer very expect to get the house key soon. We need to pay more effort to push Syabas and Taipan for speediness to handover to key to us.
