I m one of the buyer in block D. Did sent a mail to Taipan HQ in March about compensation but no reply from them. If not mistaken they have to pay us min RM2xxx per month for delay. All base on daily interest

Of course different story. They told me by next month will be done!! Now waiting for MPPJ approval. Really really teruk.

About compensation, we must firm to what we want. I suspect the management will use others way or execuse to skip it.

She told me there is a serious buyer willing to pay 450k. I rather to wait further... It may up to 500k

You also know about Legend kitchen? I have view the sample at bangi showroom. RM12888 after discount 50% for kitchen cabinet, tv cabinet, master bedroom wardrobe and shoe rack. Anybody want?

I think they wont apply the temporary CF for us, coz stil have three block still under construction. If not, Taipan group image will spoil for other project and buyer wont have confident to them anymore!!!!!!

1) today called to her HQ. Been told end April will be approved apparently. They will post out all notice and beg May we can get the key but i dont think so....

2) About compensation for delay, do not think can get BUT they will use to other way to play around....Try to imaging if all unit owner block D claim , she need to pay more than 1m !!! Anyway i will firm to it and won't let her go even take it to court. I know few DAP lawyer.

3) Should we pay full maintainance fees ? Club house yet ready, swimming pool and all basic facilities yet completed!! Should we pay full or partialy?

For the maintenance fees, I think we need to sit down and discuss with them. Because we still need worker help us to clean the place and provide guard for security service.

Today just went to see the site. Cant imaging how they hand over the unit to us. The main entrance not yet ready...Dont know how to describe...

Even take the key from them, how to enter ? anybody free can go there and view...i try to shoot them in their fb but i have been blocked for 30 days.lol

Hi,


Yes, the clubhouse is seperate from residency and as you said, residence will also have free access to the facilities. Seperate from residency means that residence do not have to pay for it's maintenance.

From above Taipan reply, is it mean we need to pay for maintenance fees once the clubhouse ready ?

As for the swimming pool side, it won't be ready so early as safety concern when building of Block C is still on-going. By the way, both the park and the swimming pool are all under clubhouse as the residence only pays maintenance for it's building and it's common area. If you noticed, Block D was completed last year, we did not really do anything to Block D for quite a while already, just awaiting CF that's all. Minor adjustments and the insufficient of water meters by Syabas was the main cause of the delay. And our local authorities just cannot move on with other inspection without water meters. It's inconvenient but that's our local authorities. Block D's CF will be out in a week or two time, handover will be couple of days after. Mails are ready to be sent out, just need the one letter smile.gif
Expected completion for the whole thing will be by mid of 2014 according to SPA.

nope...the maintenace fee is for ur block and common area...not include clubhouse....like Andy say, clubhouse is not belong to residents that why the maintenance fee that they charge RM0.17/sqf is not use to maintain clubhouse.......so in other words...eventhough clubhouse is not reay..u still need to pay imaintenace fee.......the fee is use to maintain the building and park ...hehe...very tricky right?

So they try to kick the ball to Syabas and others related party as their excuse for the delay? Is it acceptable? I shall firm to my own position, after take the key will ask for compensation!!!

Your S&P also dated 3/12? Same with me. From 4/12/2012 to 3/5/2012 it has delay 5 months !!!

Ha.ha..For me, this is not first time thru the courts. I just get adv from lawyer . We can direct go to tribunal . This can talk later. Now the main is push developer when can get the key. Also, any outcome for the discussion within developer and Lao Weng San which held yesterday?

Are you sure ?? This is first time i heard a Condo without swimming pool !!! Even the cheap apartment also ready with swimming pool facility while get the key and CF. What kind of such developer? Condo ?? She spoil her reputation herself!! Who want to buy the next block or new project launch from her ??

Come on... This is Condo!! I think the developer also forgot she is handling the Condo project because they are more to low cost flat or describe as "cheap project"or low class project. Really regret bought this unit!! Taipan Focus, be aware. this is park 51 residency. Not Myhome flat !!!!
