Beside waiting for the key, any market info on the area regarding the market price.. selling rental.. etc.?

Last week, i have make a call to them. And they mention still waiting the in-charge person to sign on the document only.

You try to call sales gallery,  they sure will give your another story of that.

450k-480k is for 1143 sqf unit right?.....gt willing buyer or not?

Yes. I bought it few month ago. For RM12888 is require Min 5 ppl to sign this package. If not, we need to pay RM14088.

I think they wont apply the temporary CF for us, coz stil have three block still under construction. If not, Taipan group image will spoil for other project and buyer wont have confident to them anymore!!!!!!

1143 sqf and 1288 sqf units got 4 bedrooms...should not be less than 1.8k for rental...

heard that there is another VP delay for block D till June..anybody can confirm this?

Same reason with you.. If they keep delay and delay, I cant get any plan after my Wedding!! some more, we paying bank interest and rental currently.

For the maintenance fees, I think we need to sit down and discuss with them. Because we still need worker help us to clean the place and provide guard for security service.

I remember asking the Mr Liang about the maintenance fees, he answer "we still have jogging track and playground"....

funny right? let see what they answer once we get the key if without other facilities.

This MR liang is like a gangster rude guy, not even bother wan to talk to him....suggest u guys call the boss son ANdy 0129318812, he is kind like manager for this project....drive a BMW, call him and fxxk him....or keep pressuring the DAP lau weng san ask him take action

Yes, when i went the last time, the girl told me that they will be using the back entrance as welll initially.
I believe we do not have to pay the maintenance till the project is complete as the developer needs to foot this bill so no worries there. However, the clubhouse is not owned by the apartment owners like in other places. This project is slightly different where the developer owns that parcel.

anyone thinking of booking legend kitchen, pls PM me so we can ask for a better deal. I'm thinking of customizing further.

Yes, the clubhouse is seperate from residency and as you said, residence will also have free access to the facilities. Seperate from residency means that residence do not have to pay for it's maintenance. And the facilities between clubhouse and Block D will be ready. As for the swimming pool side, it won't be ready so early as safety concern when building of Block C is still on-going. By the way, both the park and the swimming pool are all under clubhouse as the residence only pays maintenance for it's building and it's common area. Another email frm taipan Andy...looks like the whole development will only complete on year 2014....
If you noticed, Block D was completed last year, we did not really do anything to Block D for quite a while already, just awaiting CF that's all. Minor adjustments and the insufficient of water meters by Syabas was the main cause of the delay. And our local authorities just cannot move on with other inspection without water meters. It's inconvenient but that's our local authorities. Block D's CF will be out in a week or two time, handover will be couple of days after. Mails are ready to be sent out, just need the one letter
Expected completion for the whole thing will be by mid of 2014 according to SPA.

nope...the maintenace fee is for ur block and common area...not include clubhouse....like Andy say, clubhouse is not belong to residents that why the maintenance fee that they charge RM0.17/sqf is not use to maintain clubhouse.......so in other words...eventhough clubhouse is not reay..u still need to pay imaintenace fee.......the fee is use to maintain the building and park ...hehe...very tricky right?

It's already more than 4 months after S&P dated Dec 3rd 2011 for completion on Block D. Definitely going to ask for full repayment from Taipan Group.

Myhome project delay 7 month, and my friend only can get 1k++ only..

I like your enthusiasm but in this country, the case will be dragged on thru the courts and trust me, your legal fees will end up being more than the final award. so there's really no point. On hindsight, vote out the present govt and maybe you can see some welcome changes 'IF' we get lucky.

Just gt email from developer mention about swimming pool might only complete and open for use when block c complete on year 2014....so eventhough u gt the cf and vp for block d now, this is so call condo without swimming pool..how bad is that....

Sounds like a 'flat' rather than a 'condo'. Guess that's y they call it 'residency'.
