then how developer cover the cost?

i think the sales agent mentioned during sales, the developer will open for membership for the use of the clubhouse, then can use the membership monthly charges to maintain the cluhouse...but i wonder is that anyone frm public interested to join the clubhouse membership since there are lots of choices for fitness center at shopping mall....

Do residents have free entry to the clubhse ?
The membership fees go to developer, not maintenance fund ?

Yes, the clubhouse is seperate from residency and as you said, residence will also have free access to the facilities. Seperate from residency means that residence do not have to pay for it's maintenance. And the facilities between clubhouse and Block D will be ready. As for the swimming pool side, it won't be ready so early as safety concern when building of Block C is still on-going. By the way, both the park and the swimming pool are all under clubhouse as the residence only pays maintenance for it's building and it's common area. doomdoom, hope you can let us know where is this new temple, i would like to offer some prayers? when was the new location approved? what causes this delay?

I am sure it is not because of the new place that the delay take 3yrs. I would think everyone knows, to relocate a temple it's not just pack and go, but lots more example choosing the perfect date, time, prayers for many days etc... there are more to this & only Taipan knows.

Anyway, a delay is a delay and Taipan is responsible.

the new temple is not too far away frm park 51...few streets aways behind the block D....

I am just curious regarding the CF & like to know more. I just read thru' the SPA & the Approved Building Ref. No. = MBPJ/120100/T/P10/714/2007. I've ask around and my developer's friend told me this will be the scope/coverage for the building CF issuance (whether it covers the clubhouse or not).

Are you able to find out about this?

Dear all block D buyers

I think most of us been cheat by Taipan during purchased this Flat. We thought all condo will come with private swimming pool ( to all residents in Park 51 only ) and can be used once we move in. This is the first time i heard Condo swimming pool open for public and only can be ready after block C completed few year later. Anybody been told by Taipan swimming pool will be seperate and might be delay 3 years ago before you purchase? Did taipan explain clearly that time? No right?

2) I start doubt why swimming pool just besides block c and never plan properly before they launch and plan whole project?

3) Open to public mean this Park 51 condo never attached with swimming pool to condo residents under Taipan plan which compare to others condo project. It is just a high class flat compare to myhome low cost flat!! Is it safe? How about the security level? Everybody can come in and out from our Condo while enter to clubhouse. Do our lift come with smart card? No right? That's it. Good luck to everybody.

4) Now the developer strongly mention due to safety reason thats why swimming pool can not open yet. Why they allocate it beside the block C? Why they didn;t launch the block C first but block D 3 years ago? Why? Anybody can answer? Without a complete and strategy plan has caused all problem occur.

5) All are bullshit. The fact is they really delay whole project progress. The club house can be done within 2 months? I just visited there last 2 weeks and this evening. Nothing different!!

6) May be, some buyers feels the main is get the key. I agreed. But will you feel comfortable after you move in a Condo but without swimming pool? Look surround. All under construction. How you feel? Want to gym or relax. Sorry. Not available at the moment. Compare to your others friend who stay in condo, did they facing such problem? Feel shame to taipan focus. Now she launch another project call as Plaza Sentral. If this issue explore i dont think got buyer interest to invest it.

7) Now i know different level developer different stroy. See SP Setia, Gamuda, Mah Sing, PJD and etc...Why i choose Taipan that time? I should take PJD condo which at Sri Petaling and Subang Summit 3 years ago !!

When i bought Block D, I already foresee the swimming pool will only be ready once Block C complete.. the only facility we have is the park beside the club house.. i think we know about it... no?

i also aware about that this when purchase...the clubhouse and swimming pool, the developer will run it like business, means they will make the clubhouse looks more grand compare to other normal gym facility in other condo...but dun expect the progress is so damn slow..

as for me....i dont really care whether the swimming pool is belong to who....
btw....you cant get any unit with 300psf in PJ nowadays....

yea u r rite..but i belive this developer sure will complete the whole development the latest by 2014....lack of experience to build condo, and maybe they dun wan to rush and give the bad quality...for sure u wont get any new property at PJ with less than 400 psf...

Ya i knew this as well. But din't expect it to be this late....as when i bought they promised to complete whole project in 3 years....as such it comes with swimming pool....m sad too that staying at condo but no swimming pool (atleast for another year)....but don't think we can do much as SPA clearly stated tht developer's obligation is to complete our unit and common area (which is define as road, parking and garden) within 3 years and if they fail then have to pay compansation. Swimming pool and club house classified under private area in SPA and its developers prerogative to decide on charges to use this club house....but for now the developer said its free for recidence (i am not sure whether this is stated in SPA)....
I know they have move very cunningly.....but its just a lesson for us....to check on this kind of fine details in SPA..... Now the main issue is WHEN WE CAN GET A CF??? and Taipan OBVIOSELY need to pay the compansation as per SPA....m not letting it go....i think everyone should stay together and fight for it....

This is why we should all pressure the govt to make BTS (build, then sell) mandatory.....it will only safeguard home buyers.......so many companies are out there to fleece the public.

The parcel shall be delivered to the purchaser within 36 months from SNP date. DO you think the developer will pay it? For me delay 5 months. How about others? 6 months? Anyway i agree with Kshan223 that wont let the develper go and will claim her. We really need to stay together to fight for it.

From the mail, we shall received their notice in the following weeks. Let us wait and see. Pls update if anybody got latest outcome

I am with you. We need to fight also for compensation without the clubhouse facility as this delay will affect the price..sales & rental of our condo.
