just paid the Electric and Water deposits today at the Sales Gallery. Was inform that Park 51 will only be ready after CNY. Most probably will get your house keys in Feb 2012. Targeted for Inspection and CF in Jan 2012.

Can't wait to move in.... any neighbors in Block D?

Since they are delaying the project, was browsing through the S&P that 1 of the clause stated in the S&P. The developers need to complete upon 36 months of the S&P agreement date, Park 51 developers need to pay compensation to house buyers of 10% per annum of purchase price on a daily rate. Anyone knows how can we claim from the developers?

Let's form a group to claim compensation from the developer. I guess all block D owners should voice out your opinion. Looking at the main entrance, i assume it will take another 2 months to complete. Most probably possible to take VP in May.

An email sent to Simon of Taipan Group from Mr Lau today.

Discussion on delivery of Block D Park 51 Residency

FROM:

LAU Weng San

TO:

Simon Igutius Taipan Focus

Dear Simon,

I would like to make an arrangement to discuss with you together with
a group of house buyers who have purchased block D in 2008 requesting
for vacant possession from your side. As I can observe, Block D is
already completed and I wonder what is the reason that is holding you
up from handing over the vacant possession to the buyers on time.

Please reply if you can fix a suitable date, time and venue for the meeting.

Thank you.

Regards,
Weng San

All these indicate that Puncak Niaga is a bankrupt company (PN17) and should not be allowed to continue managing the water resources in Selangor and that the Privatisation and Concession Agreement should be terminated.
2) From the Puncak Niaga Financial Statement FYE 2010 on page 259, you will see that:
i) The Executive Directors’ Remunerations amount to RM15,580,872
ii) One of them earned between RM6,800,000 to RM6,900.000
Given the above and also:
1) That PNSB/SYABAS has not been able to reduce the Non-Revenue Water -- which currently is above 30% (when it should be not more than 20%) -- due to non-replacement of pipes, as provided in the Concession Agreement.
2) That SYABAS has been paying the water treatment companies only about 40% of their bills since Pakatan Rakyat took over the state government. (The companies are now suing SYABAS for about RM2 billion in unpaid bills).
3) That SYABAS has also refused to approve the water supply for new development projects in Kuala Lumpur and Selangor, thus jeopardising the Selangor as well as the Federal Government's ‘Transformation Plan’ -- as no new development projects, residential, commercial and industrial, will be approved by SYABAS.

Looks like SYABAS is the culprit here.

It's already more than 4 months after S&P dated Dec 3rd 2011 for completion on Block D. Definitely going to ask for full repayment from Taipan Group.

latest email from Lau Weng San.

Dear Shanmugan,

The important thing to do is to press Syabas for the approval. Pushing
Taipan will not work because as businessman will try to avoid clash
with the authority, fearing that they will be given "special"
treatment by the authority in future.

Anyway, I have informed Taipan that in future they should inform me if
they are delayed by any government authority. I will write to Syabas
to push them for the approval.

Thank you.

Regards,
Weng San
