u get and ID, ID will find their own contractor and they will make some profit out of it. THen u get ID to source the materials, they will also make profit. SO, if u are bz, get an ID, will save your trouble but if u wan it cheap, get ur own men to do it.

hi...i'm planning to renovate my double storey house at sg. chua, kajang....anybody can suggest me the contractor for construction work, iron work and carpentry work and also can anybody give roughly price for medium quality of materials...?

1. car porch extension
a) remove intermediate pillar, roof (5' x 5'), wall, heavy duty tiles etc.
b) polycarbonate awning (20' x 7')
c) autogate + gate (p/s: can i just extent/welding the gate that i
already have instead of getting new one...?)
2. kitchen extension (20' x 8') -
a) complete with roof (no slab), painting, wiring, tiling, windows etc
b) planning to install one piece of transparent roof (don't know what it's
called...) to allow sunshine entering my kitchen
c) kitchen cabinet (8' long)
3. stairs
a) to cover all the staircase and to get a store room under the stair
4. permission from MPKj - how much and how long it will take?

hope you guys can advice me...

Ya, ID will tell u how to spend more of your money. Whether it is functional or not, doesn't matter.. .haha
1 contractor he eat 10% enough.
1) plumber
2) wireman
3) masonary guy
4) plaster ceiling guy
5) curtain guy
6) wallpaper guy
7) awning/grill guy.
list goes on.

you wan cheap, shop the materials yourself and hire indo workers to do it, but might have quality issue and give u big headache. I have one customer who got quotations from several contractors and would cost him around 100k for the renovation, he get a few indo workers and supply them with the materials, RM 30k kau tim but he need to supervise the job everyday. He is running a hardware shop, so the materials are quite cheap.

For a compromise go for contractor, you have to design , provide them drawings, provide them tiles, paint, sanitary fittings and electrical fittings but the contractor will coordinate between all of them.
Twice a week go the house , double check on their work and feedback to the contractor. I'm doing this now.

Generally things that require coordination together:-

Plaster ceiling, masonary , tiling, electrical(hacking work), plumbing -> One contractor

The rest:-
Painting -> Contractor or seperate freelance/indon depending on price
Woodwork -> Contractor or seperate carpenter depending on price
Grill -> Contractor or seperate grill shop depending on price
Autogate -> Seperate Autogate manufacturer.
Kitchen -> Kitchen specialist or Contractor/carpenter combo

If difference is huge go seperate, if difference is small let the contractor do it.

May i know how much it cost to:-
1) change the windows from pic1 to pic2
2) modify the wall from pic1 (orange) to pic2 (grey)
3) extend the car porch roof as shown in pic3
4) change the car porch tiles as shown in pic3

May be can use polycarbonate, cost may lower, but is still depent on site.

I am looking for competitive quotations from progressive building contractors with track records to renovate a semi-d. Project will start in 1-2 weeks and duration is be 3-4 months. Please PM/contact me to make appointment to view approved extension,furniture,downlights layout pans, engineering drawings. Approval by MPSJ already given, the debris bin ready to mobilise.

Scope of work(high level)
-Replumbling all 3 toilets and kitchen,laundry area
-Extension of master BR(upstairs)
-Extension of kitchen, guest room,dining room.
-Creation of laundry area, maid room(downstairs)
-Upgrade all 3 toilets(replace WC,shower,basin,re-tiling to ceiling)
-Replace all sliding doors to aluminum powder coating
-Replace all windows to white powder coating aluminium windows.
-Retiling ground floor with 2X2
-Remove parquet and replace with laminate wood for stairs and upstairs 3 rooms
-Replace all timber doors
-Install plaster ceilings and lighting for whole house
-Build pillars for16feet autogate plus brick+grill for front and back of house.

Payment will be 5 progressive payments, contractors/vendors must not have cash flow problems.
Contractors must provide reference and site visits. Sucessful vendor will need to sign contract and penalty for late delivery.Please PM me with mobile for me to setup appointment for site visits.

i'm in the process of extending my car porch since November. suddenly this month I was shocked looking at my water bill RM300 with usage of 300 m3. i check the meter is running very fast even no one using the water. i suspect there is leaking along the porch area during the renovation works. talked to the contractor and he has hacked the farthest part at the porch where he put all the steel inside (farthest part that he said leaking can occur becoz of him). disengaged the PVC pipe and turn on the metre. and now the metre does not running that fast compare to he engage back the pipe. my question, how is the metre running? is it depending on the usage from inside the house or how? because i assume water must be running up to the point where he disengage the PVC pipe, but not sure how the metre calculate. just to make sure this contractor does not tipu me
