Hi, what is the rough estimation for this renovation:

1.extent kitchen: 3' X 18 '
2.new kitchen tiles: 18' X 18'
3.concrete table top with tiles: 18' long
4.extend roof + gutters another 3"

hope to hear any opinion

tq for your comment. i got a quote for tiling works around porch area (excluding hacking current tiles and put concrete). RM11.5 k for 35 X 35 area (labour + 1 X 2 tiles). is this reasonable?

i made simple calculation:

labour: RM 3.50 (I assume as contactor give lump sum cost) x 1225= 4288
tiles: RM7.50 (per tiles) divide by 2 X 1225= RM 4600
total: RM 8888

any other cost to consider?

actually I have another area that I asked for tiling approximately 120 square feet but he said that one free. but from this calculation I know that he are raising the price to cover those 'free' area.

so let say total of labour and tiles is RM9300, how much is the cost for cement and sand? just want to know how much extra that he might get from normal price

want to ask whether this price is reasonable

-to built new car porch (to extend basically) with the size of 14' X 16' using 1 tiang, put beam at the size 14 X 16 and slab concrete with the width of 5 inch. the aim is to make a slab car porch (not roofing) with plaster ceiling. get quote RM 15 k (this not including tiling works or tiles)
-install 1 X 2 tiles to the area of 35 X 38 - quote RM 11500

the past works of this contractor is excellent

to be frank i dunno how he calculated the quote. what he told me, he prefer to quote lumpsum for each task after considering all the cost since he is going to find someone else to do the job because he is not expert in tiling.

but I manage to grab some info through conversation with him like the tiles price etc. is the price sound ok?

QUOTE(numbertwo @ Oct 21 2010, 10:36 AM)
that depends on what size of tiles is your quotation referring to.  Generally labour for laying 2x2 will be more expensive than 1x2 or 1x1 ..
assuming a 1x2 homo tiles a piece that i purchased is RM8.00.  Area of 35x38=1330sf.  1330 sf / 2' = 665 so u need 665pc x RM8 = RM5320.

RM11500 - RM5320 = Balance of RM6180.  Divide this by 1330sf =RM4.6 labour for laying 1x2 tiles.     SO, is this reasonable?

if for laying maybe expensive but if include everything for example materials (cement and sand), hacking and rendering the surface i think should be ok haha

tq for your advice

hope someone can give opinion whether this quote is expensive or reasonable

-Extension of car porch 14 X 16 with concrete beam and slab concrete (using BRC)-RM 15K
-fencing 5 X 63 = RM 3.5K
-tiling (including tiles, cement sand etc) at car porch area and towards gate area (35 X 38)= RM11.5 K <----i have asked this before
-hacking existing tiles and cleaning up= RM 300
-install small stone (not sure the correct term) along the tiles area - RM 1K
-remove existing front door, install new frame and plastering- RM 500
-concrete based at the area without it- RM 1500

i'm in the process of extending my car porch since November. suddenly this month I was shocked looking at my water bill RM300 with usage of 300 m3. i check the meter is running very fast even no one using the water. i suspect there is leaking along the porch area during the renovation works. talked to the contractor and he has hacked the farthest part at the porch where he put all the steel inside (farthest part that he said leaking can occur becoz of him). disengaged the PVC pipe and turn on the metre. and now the metre does not running that fast compare to he engage back the pipe. my question, how is the metre running? is it depending on the usage from inside the house or how? because i assume water must be running up to the point where he disengage the PVC pipe, but not sure how the metre calculate. just to make sure this contractor does not tipu me
