Please provide the estimate cost for this particular 2 bedrooms @ ~936 sqf condos:
1. Strip the parquet floorings for both bedrooms 2. Lay new tiles for the whole unit 3. Dismantle the bath tub and replace the toilet bowls (x2 units) 4. Change the door frame (x3 units) 5. Painting the whole unit 6. Lay new tiles for the bathrooms (both wall & floor) 7. Build a concrete type of kitchen cabinet 8. Basic lightings jobs 9. Hack down the wall to the kitchen I guess these are the major ones. Additional notes: I am refurbishing this unit for investment purpose. Therefore any recommendations that could minimize the total cost to the lowest possible would be very much appreciated. thanks. Jade |

Hi All,
i'm planning to renovate my double storey terrace house in penang. I have a few questions to ask anyone out there before i embark on this journey!! 1. Is it possible to convert the original wooden floor of the 2nd floor to concrete? FYI the ground floor is concrete. This is an old terrace house so 2nd floor is timber.. creeks when walked on,so quite errie at nite!! 2. any other ideas to improve the "creeking" sound, lets say if converting to concrete is an absolute NO NO.. any structural engineers out there ?.. please give your suggestion!! 3. i would like to add an additional "3rd floor". is this possible?? 4. any1 out there can share their tots into my "renovation journey"... would appreciate any comments regarding costs, contractor recommendation, materials etc.!! |

Hi,
I have few questions: 1. Do you guys sign any contract when to engage a contractor? Can you share with us a softcopy? 2. What is the best practise for payment? How much percentage of total renovation cost will you disburse to contractor in the beginning, 50% and 100% of job completion? Thank you! |

Hi sifus and subcons, can give me a rough idea how much this would cost:
single storey corner house around 20' x 65' built up (total land area around 40' x 80') 1) to extend further 10' out to become 30' x 65' 2) to add half storey to become 1 1/2 storey |

Because you are doing structural change, you need some experts to do the 'expert things'. This is better to pay some money. Building the concrete floor second floor is not difficult..lah, the third floor is more ambitious but again, it can be done. If the area is 'hot' property, and if you got money to do 3 storeys- go for it. Prices of labour, materials and land is going higher very fast. Some more...council is flexible now..in future, only more rules will come in - not less...so if the location is good location and in demand..surely must try to do it. Don't forget the engineering drawings and council approvals done properly. Follow my post- I did engineering drawings as well.. here is the link http://forum.lowyat.net/topic/1734175 This post has been edited by jojozep: Feb 20 2011, 03:22 PM |
