Hi guys,

I'm planning to renovate an old house. Need to change the wiring & a lot of renovation need to be done. I was thinking of installing central air-con. Do you think it's worth it for standard double storey house? How is the monthly electrical? Is it more economical or more expensive in term of energy usage?

I'm think you should spare at least RM100K to 150K to do renovations exclusive ID fees.

I have done my entire house rennovation recently and it's a 20 x 70 2 storey house and my estimation is as below:-

1) extention of the back of house for both floors ( RM 40K)- ( Submission to MPSJ by Architect - RM2000 & Alam Flora RM 1000)
2) All floor tiles ( Ground floor + Stair case + 1st floor Rooms)- 2350 sq ft & estimate 2' x 2' tiles = 42K ( DEPEND MATERIAL COST 80%)
3) lay new tiles for car porch- 440 sq ft = Rm 2600.00
4) change roof tiles - 1200 sq ft = RM7K
5) paint whole house - RM 6K
6) Plaster ceiling - RM 2.40 per sq ft
7) Altar wall - RM 800.00

If you interested I'm can share with you my BQ list incluisve grilles, gates, AC , Alarm system, CCTV, Cat 6 cabling & wardrobe & kitchen cabinet.

anybody can advise the most effective way to prevent water leakage either by roof, slabs of toilets to ceiling below and seepage through external wall (end lot terrace house).

any idea how much to strip off entire existing roof (timber truss wih rc roof tiles) and redo steel roof truss and roofing using zincalume/colorbond?
roofing area should be around 1500 sq ft.

Greatly appreciated if you could share your BQ list as stated by you? I have just bought a DSL house 22 x 70 and will have to renovate and install the necessary items like yours. It is in the process of house ownership transfer by the lawyer. Earliest to get the house is Jan. 2011.

dear all,
need some budget estimation for works on existing property which already have extended kitchen on ground floor:
1. extension of 1st floor to full extension align with ground floor back extension (include two new aluminium windows for bedroom 2 & 3; alteration to existing joint bathroom to become 2 individual bathrooms); estimation is approximately 22'x8'
2. extension/expansion to 1st floor master bedroom. current design is master bedroom on top of living below. there is big void on top of dedicated car porch area. intend to make use of 1st floor space on top of porch. estimate area is 10'x15'.
3. item 1 & 2 will not proceed if too pricey hence looking at other options such as:
a) stripping and relaying either engineered or solid timber flooring to staircase, entire 1st floor living, and bedrooms (approximate 1000 sq ft)
b) redoing entire bathrooms include waterproofing, new tiles, WC, sinks, fittings x 3 (2 upstairs and 1 downstairs)
c) repainting of whole house internal and external
d) replacing entire existing rc roof tiles to metal roofing
e) removing existing water tank and replacing with new stainless steel tank
f) solar heater and piping to all bathroom and kitchen
g) master pump for piping works
h) alteration to existing auto-gate (instead of opening in to opening out)
looking forward to all feedback and advise from forummers here.

hi guys,would like to ask for opinion on kitchen cabinet.I got few quotation from the kc contractor,let me jus list 2 quote.
1. 14ft wall unit up to celling,11ft base unit,20ft counter top granite black,3g glass as door,arcaly as end panel,1 whole cabinet for build in oven,above fridge got 2 doors. rm15500
2. same as above measurement and materials but doors n end panel is arcaly. rm16500

just wan to ask which is better,3g glass or arcaly?both also recommend their own product is better then each other..

Another things is about wardrobe,I got quote 13ft width,9ft height until celing,walkin style with 3pc 4ft doors,3 drawer,chipboard(is chip board also call melamine?) all cost me rm4k,is that worth? pls advise..tq

is the quotation reasonable?

* 8' concrete top with tiles (2ft x 2ft).
* 6' tiles at wall (8' long)
* to remove existing tiles/ hack / relocate piping from dry kitchen to wet kitchen. & re-tiles.
* to remove tiles / hack / make a 8' length piping from sink to main waste pipe & re-tile.

all the above for RM 3k...reasonable? do take note that the concrete table does not come with cabinet.

For both of the KC quote I think is a bit expensive. Most likely it can be done for about 10k if you find the correct contractor.

As for the wardrobe, the price is reasonable. I did my wardrobe 12feet width x 10feet height cost be 4800.

is this reasonable?

job charges included clear debris.

1. dismantle existing TV cabinet - rm800
2. dismantle existing 4f x 12f shoe cabinet - rm300
3. hack off existing wall at dining area 4.5f x 12f - rm1300
4. hack off 3f x 7f wall at existing study area to provide entrance to kitchen - rm800
5. hack off 3f x 7f wall to provide new rear door(door not included)- rm800
6. dismantle existing book cabinet,table,timber flooring at study area - rm1200
7. close up existing rear door with brick works 3f x 7f - rm900
8. close up existing kitchen entrance with brick works(3f x 7f) and lay new wall tiles(8f x 10f, tiles not included)- rm2300
9. dismantle existing toilet door and door frame to fix new aluminium door(door not included) - rm300
10. dismantle existing window,door and wall at master bedroom - rm860
11. hack off existing wall & floor tiles and lay new tiles at common toilet(tiles not included) - rm2300
12. dismantle existing plaster ceiling at ground floor- rm3500
13. dismantle existing lighting,wiring,plumbing pipes - rm3500

wow i didn't know ID Hacking and dismantling is so expensive.
Your dismantling plaster ceiling alone is equivalent to the cost of installing a new plaster ceiling .
Who is your ID in Penang?

goodness.... that dismantling cost is scarely! I dismantled lots of things too in my house but it didn't cost me that much...You should look for second or third quotation...

Hi,

I am looking for contractors for a condo unit nearby Segambut Dalam. Details as below:
1)custom making cabinets in bedroom
2)additional eletcrical points
3)drilling a hole on the kitchen countertop for installation of cooking hob
4)installing curtain tracks for all 3 rooms and living room
5)aluminium grilles for door entrance
6)iron grilles for drying yard
7)shower screen for bathroom

Viewing the unit for measuring/price quoting can be done next week.
