if yr eyes got no problem, u should see im putting the judgement for 775 with 150k selling price, which is RM193 psqft.

if you want to sell such condo 1400sf with 193 psqft now, which is equal to 270k, can sell, in yr dream.

Everyone is happy with the new lift panel.... yeah it look fantastic... but bear in mind that the panel are just exterior improvement to show people lah... and still running in the same old lift machanism.. We should look at the frequency of breakdown, response time toward breakdown to judge the improvement.. I myself experience twice get stuck in a breakdown lift... and when i call up the guard house for help they told me the help is on the way.. i waited for 15min and still nothing happen .. so i call again and finally they told me the technician is attending to breakdown call at other block and then will follow by next block then only will come to my block ... & finally i waited for 55min in the lift.... there is many incident that I saw lady in wheel chair being carried up using stair due to lift breakdown... and the bad thing is the starway are alway not lighted.. damn dark....

KUALA LUMPUR: The Real Estate and Housing Developers' Association Malaysia (Rehda) expects property prices to increase up to 20% in the next six months.

Its president Datuk Michael Yam said on Thursday, Mar 10 the general increase in prices would be due to higher building material and land costs. Material costs increase by 5% to 10% annually.

Basically, Bukit OUG Condo still not consider overprice although it has good news the LRT drive through to that area if compare with another condo which was nothing there also sell at 300k-400k....eg. Koi Kinara.

U still can a unit studio around 110k - 130k, 1222sqf at 170k - 185k and 1400++ at 195k - 230k (average around 140~150 psf), if compare to all new launch property around that area all start from 250psf (eg. oug parklane, kiara, Residence 8 and mutiara), old condo/apartment average reach around 220~300psf (eg. Sri jati 1 & 2, jalil damai & Greenfield).

KUALA LUMPUR: Work on the extension of the Kelana Jaya LRT line and the Ampang LRT line are expected to pick up pace ''by end-March.

Syarikat Prasarana Negara Bhd said on Friday, March 11 that it would start with structural works, subject to approval from the state government and local authorities.

About 15% of the advance works for the Kelana Jaya line extension and 20% of the works for the Ampang Line are completed.

Just went there to take a look, by looking at appearance and conditions of the condo, and also the surrounding ...personally think it is not worth if there is huge increase of the price.

Think it is just because the effect of lrt plan and also the new condo to be build....

Despite the effect of the factors that you mentioned, the increase is also due to the effort of the management making changes, with the current changes, the residents has had begin to pay up outstanding maintenance fees, with the flow of money coming in, I expect to see more changes which in long term a good thing for the tenant/owner of the condo.

I anticipate more changes to be made, eg. new coat of paint for the condo, proactive lift management (in the incident of breakdown), facility repairs & maintenance (squash room, table tennis room, gym, etc)

Of course, the hike is also due to the increase of Klang Valley properties happening these few years, Bukit OUG is still reasonably priced compare to other sub sale condo, needless to compare to new projects that already rocket high.

well, maybe someone was right. bukit oug tanents are low income, i would rather say they are low educated.

besides all the reasons mentioned already, i try to imagine if i myself am a person considering to buy this as a place to stay, i'd be a bit wary. not so much on the maintenance part of the condo but more so on the problem with the title. imagine if i pay so much already for a unit in here and till the end, the title issue still not settled, that will cast huge doubt and worry over the huge amount of money that is being asked for a unit over here right now. i mean come on, a decade already and still this has not been done. until that is settled, i won't be comfortable to plonk down that amount of money. strictly imo this feeling.

What is so low educated about the tenants here! OK Bukit OUG may not be some high class residential but we have our prides & we do not steal or cheat to buy to stay here & who the f*** are you to call us low educated. You may just f*** off stupid BASTARDs!!!
