By the way, how the traffic in the early morning(btw 8.30am to 9.30am) from the OUG condo to the traffic light at the main road? Is it terrible or heavy or moderate?

I think is Taman OUG, the traffic turn right can go MRR2, turn left is going to Plaza OUG.
Actually I'm not familiar with the area there yet. sad.gif

BTW my neighbour just informed me that a 790sqft unit in block 8 is going for 300K and according to the agent "its below market value"! Wonder what is the market value hmm.gif

I just bought a 791sqft studio unit, 1 month+ back @RM255K. Public Bank valued at RM200K only. So don't be too optimistic about the high valuation by the agent.

Totally agree on "don't be too optimistic about the highv valuation by the agent"! Somehow find the new agents to be very unprofessional. But the good news is if they don't sell then no price movers! Guess some day soon the buyers will seek sellers directly and vice versa and do away with crooked agents.

Ha-ha...PBB always gives the lower Bank Value.... The 200k BV was the six months ago value.... Currently around 230k.

So, if you want to buy 300k@790sf.....better prepare more cash ...otherwise you will be suffered to get through this deal.... smile.gif
