May i know u r in which floor? What i understand that the "problem" lift only happen in few block, not all the lift got problem.

The no.1 most likely will go first. What i know that the JMB/Management will finalize the Technical part & BQ in this 2 month time and maybe start work end of this year.

for time being, i feel the management have done a good job!
as for security, hopefully, we can have more locals rather than foreigners.
for garden? have more colorful lively plants! not korek here, and plant there, and it is vise versa all around. the arrangement of plants memang kelam kabut.
gardeners should survey, see, learn and experience on how other condominiums have make their place truly lively!
plants and lighting do play a part in making the place more cosy and exclusive! our garden, do look very dull and very dead.

Change of guards. The only thing they consistently do well is to greet you when you are driving out from the guard house. Sometimes even 2 guards will greet you. I feel so damn special... WTF!

But so many time just simply open the gate for outside people to come in not knowing if they are residents or not

Other things besides what you guys mentioned:
1 - set up the gym
2 - Management of cleaners - I have to call the mgmt office or send them email at least twice a month cos mopping done like once a week or even less when they supposed to do it daily. Nobody supervising them!
3- Do not rent to certain tenants as they tend to destroy things in common ground (new chairs in swimming pool area will get destroyed soon) and they are very noisy. Eradicating them will ensure the rental rates and prices increase

best thing is to ask the seller (to find out their honesty)!
standard tiles for 1222 is 13" x 13" - glossy white with greyish pattern mark.
tiles problem are mostly in hall and kitchen area.
there are more sand than cement. you can know by knocking on the tiles.
it sound hollow on certain area, not solid.
some owner only do patch work on crack area, probably because of low fund.
to buy a unit, you can contra with the owner on the tiles.

Thanks for the great info. =)

when first bought, the place have few expat, koreans and jap!
now, the place have become a little rojak whereas the rented tenant will do as they pleased, especially the arabs.
example, instead of throwing rubbish at designate place in each unit, they will place it either near the lift door, or leave it near the rubbish entrance.
twice i had to put back their rubbish at their front door quietly. it is to teach them a little manner, and to think of others.
once i saw one tenant throw a plastic pack of rubbish thru their kitchen balcony. it is truly amazing to know that we have such ppl living here.
hopefully in future, "bukit oug" could attract and bring back the expats again!

All these have to depend on the landlords who did not choose their tenants wisely.

Guess one way to solve tis problem, increase rent & limit headcount per unit. Most of the ME pay a low rental off about 800 to 900 or live in big groups. By increasing rental to 1100 and above, can motivate these fellow foreigners to move out. Landlords too need to be choosy on who they rent out to.

My 2 sen view!

rental can only be increase if the place look more cozy and exclusive!
it can be done! it all depend on management to make it happen!
sadly, the mini golf area were being cemented, and have created few round of circles for plants! blink.gif
it look super damn ugly! it should have instead planted more colorful plants without cementing it and add in garden table and chair or benches!
they should've get advice and opinion from someone, who is experience in this area, aka the architect or pro gardener!

anyway, i think it is not "ME"! the ones staying in big group are mostly "tamilian, bangla, filipino and indon" nationals.
am not wanna be racist here, nor pin pointing, but sometime can see "tamilian and bangla" lepaking at the pool site looking at girls swimming!
probably it is like heaven for them to be able to watch gals in swimsuit. hopefully, it won't go further than that!
the lights at pool site area should always be switch on at night till early morning since
few ppl staying in block 11, 12 and 13 need to walk pass thru there after parking their car outside facing block 4.
if possible, the management should station a security guard nearby!

I totally agree. The owners and agents should be a bit more selective with the tenants. I do not mean to discriminate but poor quality tenants not only tarnish the image of the condo but also damage the overall condition of the condo's appearance. mad.gif

Secondly, I also notice that there are more and more 'advertisements' being pasted on the wall here and there in CL. I suggest the cleaners be assigned to take the 'ads' down as soon as they come across any, before the situation gets out of control like those public places with illegal stickers everywhere. Such an eye sore. vmad.gif

law for free advertising, paste, paku and spray here and there, enforcer close satu mata!
even the numbers attached on the free advertisement pun sudah cukup for the enforcer to take action.
sebab pokek dah cukup berisi! so don't harap too much from them! 2 kali 5, satu geng! you help me, i help you.
management and our-self, the resident have to take the initiative and be voluntarily peel it off.
with a little help, it can make the place better.
worst part was... some pasted free advertising are done by the resident themselves.

Yeah....in fact, mostly were put up by the residents themselves.... old sofa for sale lar, tuition lar, transport wanted lar, professional IT services lar...baby sitting lar.

I have taken the trouble to pull them out every time I see one... and get weird looks from the people who saw me doing that. If I am unlucky, one of the onlookers might be the one who put up the advertisement, then I had it..... sweat.gif

Totally Agree....Enforcement in Bolehland is main course of disarray! As for our condo, will be gr8 if every owner takes action like you to peel off the advertisements!

In block 9 at the driveway, the trees too have not been left alone. Advertisement for Lorry For Hire and even house for sale in bk5 is up!
