this monday i went to management office, they say the strata title still in the progress wor.......and new owners like me no need to do the verification becuz liquidator already updated our purchase to the management, and the lady in management office said need need 2 standby for the strata title payment after 6 months

Is this located in Block 3?


I just showed my collegue this photo. He said could be due to some cracks in the piping which cause leakages and the wall to grow mould and fungus.

why dont you bring this to hardware shop??? they might know how to fix(SAVE ALOT OF MONEY IF CAN DIY!!!!) or at least can introduce you somebody expert?


Good luck!!!! and remember to use this as the reason to slash the asking price by at least 30k brows.gif

1st of all, i am not taikor, but i will advise you not to buy any blocks/units that are not facing pool/garden.

My unit faces KESAS, I don't find it noisy. Probably noisy will be those units facing the LRT tracks when it is ready in the future.

I agreed with it. In the future, the noise will be absorbed by Kiara 1 or Z.

Besides, I personally prefer open view.

Dear all,

Have anyone deal with ANL Services?

Don't ever deal with Manjit! All his talk in not true, can not be trusted! especially unit 3-10-2...

He will said
if you are buy for own stay then the price is RM290K
if you are buy for investment then the price is RM270K BUT RM10K commission goes into his pocket!

Anyone hear this before?

At first i said ok(Willing to pay the RM10K commission), so he arrange the viewing section earlier before another investor which he (Manjit) claimed the investor also willing to buy the unit with commission too but the investor want to view for second time (Because too many defects).
After viewing, i said i want the unit and please come to collect deposit, now he said he is waiting for the owner (Singaporean) to reply, because the owner is at China!... can you believe?

What the hell he is doing?

this is based on my buyer feedback. his relatives stay in blk-13 and its noisy. its either u prefer another blocks of condo or this. it is your 100% your choice biggrin.gif

I am a property agent and I tried to liase with manjit for a co-broke deal. He kept telling me the tenant was in overseas. I suspected and gave it a try to knock on the door of the unit, it turns out that the tenant has always been there. Really speechless.....

I always take agent's words with a pinch of salt. Once an agent told me seller willing to sell a unit to me cheaper if i willing to fork out the agent's commission. Somehow I found out that the agent is actually trying to get commission from both seller and buyer and the buyer all along was willing to sell at a much lower price.....

Totally agree on "take agents word with pinch of salt"! Half the time, agents screw up deals b'coz not willing to allow buyer to communicate wit seller. Agents worried buyer/seller will not honor agents fee! If the agents did their job right, what's due will be honored. My humble dua sen!!!

Cuz some buyer wanna nego with the owner directly. Ifall ppl do like this, all agents will go bankrupt liao. Cuz some owners will try to skip their commission too.
