Non samm units still got units unsold, so far i think 80% sold.

Yah 1400+ serasi units mah, some more facing main road so demand sure good for serasi shoplots🫡

Hi,

I’m considering Serasi as my first house purchase, which will be use for own stay first and maybe 5-10 years later to rent it out. I’m still hesitating between type A and type B (not entitled for SAMM). Anyone can highlight to me the cons of staying in Serasi? So far I can think of HTC concern and LRT track sound concern.

From what I heard, SDP provides free loan legal fee and SPA legal fee. For loan stamp duty and 25% MOT, buyer need to bear the cost. I somehow always thought that for new residential development all these costs will be borne by developer but doesn’t seem the case here. Any other fees I need to consider?

Appreciate your feedback, thanks in advance.

Hmm yeah indeed it is high dense, approx 1400 units in total. Oh SDP usually don’t provide good quality tiles, sounds like poor workmanship could happen too? Another cons that I just thought of is that the carpark allocated could be very far from the lift since carpark is a separate building, which may cause inconvenience. And also (no offense to the Muslims), the prayer from mosque may be loud to those staying in Serasi. Not sure if these are valid concerns.

SDP not covering the 25% MOT, which I thought developer normally do cover these costs.

I’m interested in Serasi as I’m thinking there is potential future growth in PH which may bring up value of the properties as well as rental income.

Due to the prices, they give ceramic instead of porcelain tiles, so nothing to do with workmanahip quality as it depends on d contractors.

Got 2 lifts per floor of carpark so distance is ok. Yes prayer is a concern so close all windows during d prayers.

Indeed, d growth potential is good due to d low prices offered. In future, there are 3 more phases in ph sentral, so be d early bird to eat d big fat juicy worms🤣

There will always be at least a mosque near a residential area anyway. The sembayang is not really long and only once a day usually, during the day, and it sounds like singing to me. haha.
Anyway, depends on you if you prefer quieter place. In this sense, your main concern is definitely the LRT, not the mosque.
Basically, staying closer to LRT vs quieter surrounding kind of trade-off, compared to other projects.

HTC wise, really depends on how you see it and if you willing to take the risk of harder to sell or rent.
If you want to avoid HTC, pick block 1 or 2 instead. But Block 1 will be facing LRT directly and there are 2 future developments block 1 will be facing.
Block 2 might be a better choice? At least it doesn't face HTC and LRT directly, but the sounds from LRT may still travel to block 2 directly without other building to block it.
Or look for unit that is facing the pool. laugh.gif

I think best to go to their gallery in glades and ask. They will help you calculate the prices and have the more complete info to help you make decision.

The mosque prayers not 5 times a day?
.
Block 2 facing east/west so must bear with d sun. Block 1 wont face lrt track directly as a future phase will come up blocking it. Certain units in block 1 i think may not have its view blocked by d 2 future phases.

still long way more to go guys...

the contract is 36 months (incl site clearing, piling etc all the way til building completion) from Feb 2023 until Feb 2026...

now 10 months into the contract...
site clearing done
piling all done, completed in end july mar...
structures ok la so far... block1 level 6/7... block 2 level 15/16... block 3 level 10/11...

hi do you guys know how long it takes for LHDN to confirm the exemption? Cause I signed spa on the last week of October its been over a month but lawyer's feedback still waiting LHDN.. is this normal? Cause i check FAQ for i-miliki process was 15 days.. SDP last month already sent me letter for progressive payment.. already due date sad.gif
