Hi,

I’m considering Serasi as my first house purchase, which will be use for own stay first and maybe 5-10 years later to rent it out. I’m still hesitating between type A and type B (not entitled for SAMM). Anyone can highlight to me the cons of staying in Serasi? So far I can think of HTC concern and LRT track sound concern.

From what I heard, SDP provides free loan legal fee and SPA legal fee. For loan stamp duty and 25% MOT, buyer need to bear the cost. I somehow always thought that for new residential development all these costs will be borne by developer but doesn’t seem the case here. Any other fees I need to consider?

Hmm yeah indeed it is high dense, approx 1400 units in total. Oh SDP usually don’t provide good quality tiles, sounds like poor workmanship could happen too? Another cons that I just thought of is that the carpark allocated could be very far from the lift since carpark is a separate building, which may cause inconvenience. And also (no offense to the Muslims), the prayer from mosque may be loud to those staying in Serasi. Not sure if these are valid concerns.

SDP not covering the 25% MOT, which I thought developer normally do cover these costs.

I’m interested in Serasi as I’m thinking there is potential future growth in PH which may bring up value of the properties as well as rental income.
