Another thing going against you is the price of landed. Unless there is substantial increase in the median price of landed in PH, you can't price your unit too close to landed price for obvious reasons. There are very few catalyst left to push prices up in the near future, the only big 1 I can think of is the Klinik Kesihatan but that's relying on Govt. Looking at how long it took to build a Klinik in USJ 1, I doubt anytime soon for PH to get it. Don't hold your breath for the commi ....ya

Another point to consider is how well PR has perform since it's launch, VP and subsale. Go dig and you'll see. Then decide if Serasi can outperform PR and why you think so.

If I am not mistaken Block 2 is East-West orientation. But I am often mistaken. devil.gif
BTW congrats on getting a good high level unit. I think it's really value for money.

Normally there is a surcharge for each higher floor. At L28 you would have to pay an extra RM28K compared to L1, if the surcharge is RM1k per floor. I can't remember how much is the surcharge for Serasi. But for SAMM units the price is the same irrespective of which level.

That's true.

One thing I like about these shop lots is that they have a wide frontage that faces outside (facing the LRT track) and has the potential for excellent traffic. They are open to the public and are sold (to be sold), thus they will also be contributing to the maintenance fees and not be a burden for the common property (parcel) owners. Unlike other condos /apartments with shop lots meant to serve only residents of the condo /apt.

Being close (400M) to the LRT hub, I believe the demand for these shop lots will be good.

Hopefully, in 2027 when the project is supposed to be ready, the place should be more lively than at present. Serasi home prices will hopefully also see some price appreciation.

I've got above Level 20 facing east. From the balcony of the bedroom can enjoy the sunrise every morning. The living room also faces the east, so the unit will be quite cool in the evening.

Anyway, was just joking about the swap. tongue.gif
