Tower A - 59 floors, residential units start from 9th floor
Tower B - 51 floors, residential units start from 9th floor
Parking is from ground up to 7th floor, facilities deck at 8th floor.
Commercial is on ground, 1st and 3rd floor.
Not sure what is on 2nd floor?

59 floors, getting higher and higher....

Land size is quite big at around 6.6 acres base on the combine 3 plots of land.

With the car park now located below the residential tower, it free up a lot of space as there is no requirement to have a separate car park building like the other development in DPC.

If 4 acres is allocated for the 2 towers, you will have approx. 1.5 to 2 acres for commercial with the rest of the space allocated for internal roads, substation etc

In comparison, I think waterfront has a lettable area around 3 acres if I recall correctly base on them winning the recent Edgeprop award for 10 years category. Excl. the car park...qua

So this should have around half of Waterfront size give or take.
Still need to see the site plan but don't think it's too small or too big.

Another question is will these commercial be manage by Parkcity or sold to individuals? (I hope not).

I hope and I think they will, do some nice landscaping and street lighting along the stretch from the church all the way to this new commercial area. Night time brighter up the walkway and maybe put some nice shelters along so that it's really a nice 550m walk, maybe even add a bicycle lane 👍

Surprised didn't hear too much road noise. Possible due to sound travel up and the highway is higher than the ground I stand on, so I think this mitigate it quite a bit. Hopefully there are some nice coffee shops here next time..😅

This is a much quiet part of DPC and development has finally reach this part.

Went jogging at the dpark heights and from the top you will reach this vantage point. Can see c7 site already cleared, and I wonder what will be the opposite of c7. right now is still the workers' quarters i guess.

20 years back I worked as junior executive at Kepong and DPC first launch 2 storey intermediate landed at 500k… market was shocked cos that time 500k can buy semi D at PJ… people said DPC was crazy but the new launch still attracted a lot rich uncles aunties …..the concept was first in market and that time only Tropicana Indah, Valencia, Sierramas can match the concept but only DPC had offered double storey terraces in very sophisticated environments

Should be serviced suites, so the number of units is not surprising at all. This building height built on DPC which is already high ground, is a strong selling point. Epic views can be expected from the majority of units. Will be popular among younger expats.

Actually DPC area not so much like this from my experience when go waterfront buy breakfast in the workday morning.

It’s a bit better than outside low to mid cost areas where almost all units both partners plus their sublet housemates need to rush use bathroom and go out same time.

DPC has a bit more bosses/self employed/remote working specialists, professionals who can stay in or go out later after their gym and luxurious breakfast and after send kids to school.

There is a bit of difference between DPC and outside.

I’m not sure, but the car park 8-storeys seems big. In the market there are always buyers for solo usage, so it doesn’t really make sense to provide smallest units all with more than 1cp. Better to have option to buy cp to add to unit title.

Considering that many of the units might not be occupied, owners buy to keep and preserve, the number of cars will not be that many I reckon? smile.gif

Already starting, look at some of the cars and delivery trucks parking at the road side, beginning to look like pasar malam, and the traffic police dont seem to be around. If this goes on, very soon will be like Subang

No...lah
PPSB project won't be a run of the mill type.

In terms of units per acre, i think that is not an accurate benchmark here.
The units per acre may be the highest in DPC but do note the units are likely to be dominated by small studio units.
As such, you will see less occupants per unit and this is spread over 6.xx acres with residents facilities at Ground Floor, Level 1, 3, 5 and 8.
Plenty of space to spread the crowds and can kesana-kesini rclxs0.gif

Unfortunately, it is unavoidable that there will be more people and cars in DPC but if managed properly, it could still be acceptable.
Not necessary a bad thing as the commercial can be vibrant as there are more ppl around.

I like what PPSB has done with the roads in front of Beruk and it's entrance.
Very wide, nicely landscaped and deep inside so as traffic jam at Beruk entrance does not spill on to the main road.
Similarly, notice in C7 there will be commercial element with designated parking.
The site plan to manage this flow from ingress to egress will be critical.

I prefer Aurora Sky....since it's going to be one of the tallest tower in DPC

I’m sure many things were taken into consideration before confirming the name. Anyway let the product speak for itself. I think it’s going to be good. I think it will sell fast. Most investors will not be the type get hung up on the name and regret not buying later.

Correct.
But we also need a sizable ownstay buyers and sometimes for these buyers profile, a nice name for the development adds a little bit more incentive to the buyer...but normally not a deal breaker.

Just my thoughts....

You know what, if you ask 100 residents and owners you will get many different reasons.
But generally for the basic property rules: Location x3, good facilities, safety, landscaping and great community, DPC pass all with flying colours and it becomes unbeatable.
This is why DPC sells well, because of these strong factors, there is strong demand locally and internationally rclxms.gif

If you got a pet, I think it's a great choice to stay in DPC. Not much township in Malaysia is dog friendly.
If you like matured park with the trees fully grown, DPC is also one of the great choice. As many of the newer township's park, all of the trees still like baby not fully grown yet.
if you like to feel safe and somewhat distance from the busy city centre yet near to it, DPC is a great choice. Not sure about you, once I enter the DPC township I felt like I am in Singapore (got atas a bit feel)

Congestion only happen at Waterfront McD , avoid that road and you will be fine.

Apart from that is the yearly crowds at New Years Eve. Usually most resident will take a holiday to avoid all the road closure

Anyway there are still three big open carpark ... Once those are redeveloped into condo then there will be a lot of congestion.

The behind Waterfront, the one for staff parking and the 3rd is next to Arkadia. Once all these gone then we will see a lot of roadside parking

1. The theme is scandi design. That explains the ö in Noöra. Seriously they even have a Scandinavian design consultant (someone who worked in IKEA before…I think…) on board for this project. Simple…minimalist living… these words are all over the marketing stuff.

2. PPSB is going for the Y-shape building design again. It is becoming their signature now after SB and PP. I guess it makes sense when you have more than 10 units per floor for your premium priced condo. Total 15 units per floor for this Noora.

3. Speaking of PP, Noora will have the same communal garden space at around 40-ish floor as well, just like PP.

4. Even Type B units (1 room + 1 study) gets 2 CP. Wow did not expect that. But tandem of course. In fact even the most expensive units get tandem parking as well.

5. The ratio of 3-bedroom units are higher than I expected. I did not count properly, but I think the number of 1-bedders and 3-bedders per floor are quite even.

6. Layouts are generally very nice and practical. Only quirk I can think of is the smallest unit can only access the bathroom via the master bedroom.

7. And pricing…won’t be cheap. With the location of this project and the commercial title, I had hopes that the psf for this will be lower than PP. But based on the indication from the SA, that won’t be the case.

8. That being said, with the low entry price, for sure the units will be sapu-ed with a blink of an eye.

Siudai this afternoon was at gallery 6c6c Noora.

But I was so happy to see old friends and new friends at the gallery, ended up chatting with them for hours.
After 2 years of MCO, I was overjoyed to be able to catch up with everyone. Happy to see everyone is healthy. Like they say, health is wealth...

Okay, back to Noora.
Didn't really concentrate but noted a few things.
2 towers with facilities deck at the center. Y --- Y
The Y shape like SB and PP is retained 👍👍👍
Very happy to see this as it allows more privacy and better viewing angles. And corner units don't have to walk pass a long corridor to reach the lift.
15 units per floor, so 5 unit per wing. Not too bad.

Commercial at the bottom with approx 40k to 50k sqf
What unique is the developer is able to cut this space according to tenant required size. This flexibility is superb 👍👍👍
Really creative of PPSB. Well done.
There is also an upper floor for the commercial.

Building facade is nice. Very clean and minimalist look. A bit like PP. I likely very much. Some of the architect are from PP and PR. 👍👍👍
Seems to have a sky deck between floors but seems smaller than PP. Bcos so many floors, this break in the facade makes it looks less dense with rows and rows of units. Some greenery between floors seems to be also incorporated to break the lines.

Units layout is pretty standard or shall I say a safe layout without anything fancy. Some Scandinavian architect is use to better advise / propose the space utilization. I dare say not an inch is wasted. Very efficient design.

The smallest unit, type A doesn't feel like a studio.
The principal bedroom has proper wall partition with an attached bathroom that has a window for ventilation 👍👍👍
Good choice as it feels like a proper unit and don't have that studio or hotel feel where you see everything upon stepping into the unit.
Surprised that smallest unit only account for about 12% of the total 1156 units. So those aiming for lowest entry absolute price point need to fight it out.

Biggest unit, type D makes up quite a large portion, accounting for approx. 40% of total units.
Some type D are quite close to the highway, needless to say these will be discounted due to the noise but in return you get a proper 3 bedder that's well designed with a sizable yard and big bedrooms. Really a tough choice.

The in-between, type B and C, 1+1 (B) and proper 2 bedder © are alternative choices. If you can live with 2 bedder, it maybe a good choice. Type C MBR is really huge or shall I say long. Very comfortable. Bedroom 2 is just next to MBR, so no dumbbell design here, you get a proper partition between living, kitchen and dinning on 1 side vs sleeping area on the other. I feel this will get some competition from SB 2 bedders.

Type B, 1+1. Get this if your type A is taken 😂
I feel this has a unique position, a bit bigger than A but the +1 might not be worth the extra price to pay. However if you can find a good use for the +1, this has absolute value over Type A. The value of this depends on what's ur plan. Need to study this carefully, an unpolished gem if you choose the right unit.

Well, that's all at the moment.

Really creative of PPSB. Well done.
There is also an upper floor for the commercial.

Building facade is nice. Very clean and minimalist look. A bit like PP. I likely very much. Some of the architect are from PP and PR. 👍👍👍
Seems to have a sky deck between floors but seems smaller than PP. Bcos so many floors, this break in the facade makes it looks less dense with rows and rows of units. Some greenery between floors seems to be also incorporated to break the lines.

Units layout is pretty standard or shall I say a safe layout without anything fancy. Some Scandinavian architect is use to better advise / propose the space utilization. I dare say not an inch is wasted. Very efficient design.

The smallest unit, type A doesn't feel like a studio.
The principal bedroom has proper wall partition with an attached bathroom that has a window for ventilation 👍👍👍
Good choice as it feels like a proper unit and don't have that studio or hotel feel where you see everything upon stepping into the unit.
Surprised that smallest unit only account for about 12% of the total 1156 units. So those aiming for lowest entry absolute price point need to fight it out.

Biggest unit, type D makes up quite a large portion, accounting for approx. 40% of total units.
Some type D are quite close to the highway, needless to say these will be discounted due to the noise but in return you get a proper 3 bedder that's well designed with a sizable yard and big bedrooms. Really a tough choice.

The in-between, type B and C, 1+1 (B) and proper 2 bedder © are alternative choices. If you can live with 2 bedder, it maybe a good choice. Type C MBR is really huge or shall I say long. Very comfortable. Bedroom 2 is just next to MBR, so no dumbbell design here, you get a proper partition between living, kitchen and dinning on 1 side vs sleeping area on the other. I feel this will get some competition from SB 2 bedders.

Type B, 1+1. Get this if your type A is taken 😂
I feel this has a unique position, a bit bigger than A but the +1 might not be worth the extra price to pay. However if you can find a good use for the +1, this has absolute value over Type A. The value of this depends on what's ur plan. Need to study this carefully, an unpolished gem if you choose the right unit.

This is something buyers need to think about from the beginning, where/what are you facing. There are worse things than Park Regent though. Like high class TTDI quite many houses now have view of new office towers in BU and MRT tracks/station. The latter is quite impactful for resale value.

If I remember korekly I saw someone once requested mrt to b built nearer to dpc for convenience purpose.

I would say forget it cos v dun need the gigantic structure here or nearby. Feeder bus oledi sien liao. Luckily no mrt station 😂😂😂

Btw quite impossible oso hor since no extra land nearby for the structure.

They have a site map showing the distance away from the highway.

As mention in my short write up, some units will be attractive but the proximity to the highway will be a concern.
Real headache.

Boss,
Near the highway is given for this development but so is so many other development.

Potential buyers need to use this time to do their analysis and due diligence.
There are a lot of factors at play here and need to weight the pros and cons.
Proximity to the highway is just 1 of the cons but there are also pros and everything need to be analyzed holistically to determine which stack or unit gives the best value.
There are gems in each development, you just need to mine for it.

Like my boss used to say, got pros, sure got cons...ya

You scare of noise from highway but the noise from your neighbor car modified exhaust is actually even more scarier

Your neighbor car pass by can trigger the alarms of few cars park nearby. Then it's party time.....bee boo bee boo....

Most strata developments don’t allow permanent fixtures as such. But yea these invisible grills etc are fine, used by a lot of SG hdbs. They do get quite creative in maximising space.

am thinking of puchasing 1 unit here .. but having my doubts as there's Commercial below..

1) less privacy, ppl walk in and out of the compound
2) more cars around the buildings
3) "sharing" the compound with strangers

Residents hav own facility decks which is much bigger than beruk. It's just like visitors to pavilion wont b able to disturb those staying above the mall.

From the info, Noora is commercial title land and the service apartments is under HDA.

The electric utility can convert to residential rate upon VP but not for water utility. If not mistaken, it is same across the Peninsular Malaysia.

Ya, the developer / management required to submit to the authority department and migrate the system to residential rate.

Otherwise, if the developer submitted late but approved later, you still can change your tariff via your TNB portal.

Assuming Type A at 78 units x 2 stacks will give us 156 units, representing 27%

Maybe density is not so bad since a large portion are small units.
And why type B2 so few units?

I want Type D but price it sui sui can or not. So at least it has a bit pricing advantage vs. Other condos there since location, commercial title/utility etc all are not at Noora side.

Hype and goreng. Sop. But i apprecIate the info provided. End of day, it is all about their pricing this round. Overpriced at the worst location may backfire. Just hope developer priced it wisely and not just get over their head becoz of Park Place reception.
this noora part of dpc is the most unwanted area (secluded and highway backdrop n htc). Price it sensibly like south brooks (of course not expecting it like their launched price) ..at least with discounted price for its inferior location, sure it can still sell well. To me, 900-1kpsf is slightly overpriced for this location and offering. 800-900psf more like it.

It will do well because this type of common build which is all over KV is not readily present in DPC.

Every development has it's own pros and cons.
One cannot say this project is not good or that project is good base on one's own perception or views.
It may not appeal to one's priority or experience but it could appeal to another who need such product in their portfolio.
So long as the project has the right basic ingredients inside and appeal to a wide enough target audience it has it own merit.
Look at your own 10 fingers, got long and short.....right.

I can say 90% of the launches in the past few years are pretty generic except for their location.
Not much has caught my eyes....but then i won't say they are no good, boring or unattractive.

Shoes box units are largely targeted at flippers, could be popular at new launch. However, after vped, subsale and rental will likely be a different story.

Fed just increased interest rate by 75bps last night. Indonesia and Philippines have followed by increasing 50bps today. All the best to properties…but this one is developed over 4 years, so maybe impact not immediate but sun sale will be badly impacted

Yaya.... Pricing is a bit more complicated.
For ppsb, after a few rounds with them, I think the best approach is not to care how much they price ur Sam sui unit but look at how much you think you should be paying for it vs the surrounding subsale units and the USP of the product itself.

Don't be a hero and over commit.
Know ur limitations and do your own DD. Always shortlist a few units and if your 1st choice is a no go, proceed to 2nd choice all the way down. Certain units command a premium and certain units command lesser premium.

Best is study the past launches to gauge how is the pricing.
Like my Boss use to say, the most expensive unit is not always the best unit....

Indeed don’t overcommit. The interest rate rises are coming in fast and furious. I foresee cash flow problems and another raft of lelongs in a year.

I doubt that this would afflict the profile of buyer for DPC and it’s proven to be a very resilient locale even through difficult times. Ultimately it hinges on what is their launching price.

ParkCity merely just providing better homes for vicinity peoples. You think it suit your lifestyle and within your budget, then just get a unit for own stay.

For investors, if you still hear peoples dream to live in Parkcity, then buy to keep for rental or capital gain. Is always supply and demand.

Material cost will goes up and down. You still can buy Rm550psf at other place but specification wont be as good as Rm1kpsk property. Quality of coz is very subjective, what might be acceptable to me and it may not suit your eye.

Har? way back 2014-2015 ok lah. Used to frequent go for simple walk.
DPC now all nearby Kepong Sg Buloh kia all come during weekend like they are programmed to do so.

Waterfront also upgraded to cater more ppl yet the park still flooded with people at peak hour.

Dog Cat shit on the road ok lah. But those uncle aunty ah beng ah lian smoke vape damn fucking geli. Security also not as strict as last time liao.

DPC is more like a place for you to live a lifestyle and convenience lah. Definitely not serenity.

DPC is always meant to change as it develops and now has become a destination and people come to enjoy the nice environment, shops and to take photos. People living above Pavilion KL enjoying the convenience of shops below and BB area also can’t expect no crowd and traffic jam.

However, for DPC serenity can still be found at off peak times such as sunrise hour. And the fact remains that many housing areas still cannot match the DPC package of big nature, shops and facilities, mature area outside and location between KL/PJ.

Next time Noora commercial also unlikely to find serenity...
Mountain ppl, seas ppl...more likely... hopefully don't jam & got enough parking ...

Want serenity, I recommend Cameron Highlands...but don't go during long weekends or public holidays...ya

Like that say ngam mou?

BTW, if want to find serenity in DPC, can try West Park at certain hours or take a hike up Parkcity Heights, the view can be quite serene....

Hmm...seems like i am out of touch. If DPC has lost its serenity, then their high rise has less investment credit compare to MK, KD, KLCC and BS as it does not have large number of high paying job opportunity near to it. But i think the resale landed still can explore as there is no limited gated and guarded landed stick near the city.

That’s a bit of an overreaction. Yes more people come here and may cause a bit of a ruckus but by and large it’s been cemented as an attractive well-to-do class enclave. The dog friendly aspect is a bigger deal than most think.

Due to influx of high rise, quite a number long time landed owners are putting up their units in the market for a greener pastures like sierramas.

dpc landed, high rise and shoes box are different crowd. wherever (e.g gold, glove stocks, crypto, mk, dpc, etc) minions are rushing to buy is about time to exit.

Many novices don't know commercial mix outcome in years later is different from residential.

High rise is not the same as gated and guarded landed. if one reached certain category, a few places landed near city center is as safe if not safer than dpc.

Perception is everything mate. As long as this area is still seen as aspirational then people will cough up the 1k psf. It’s a manufactured “atasness” but most people can’t tell the difference.

I think their sales strategy still quite spot on to sell the common serviced apartment typology here at a slightly lower price.

Another very x3 important thing for buyers to consider is DPC record is always timely completion and deliver quality product to customers because this developer is financially very strong. Priced fairly as every project is actually reducing the stock of land that could be developed and buyers will be getting back the value they pay for.

If you’re considering other projects especially those not much history and track record, check x3 and do more due diligence. I would say peace of mind and able to sleep through the construction phase also has big monetary value. For DPC pricing you can treat as also getting some insurance for completion and quality finishing.

This time just skip Noora, instead taruk my busuk money to landed… even though the deposit for landed can cash buy satu biji shoebox… but really lost appetite this kind of kecik miao unit plus ah Kao ah miao can simply door stepping your compound … what DPC, what sieramas… if the product no good … just skip…

Beruk still ok.. even poor neighbour just sitting beside… but at least got own boundary … no need bump into batang hidung every morning….

Anyway, the landed appreciation is expected. Many started to realize that non-landed price has creep up especially with PR and PP launches. Propcafe even had an article written on this.

To me, this is a positive development. As the landed appreciate that also means the non-landed value will hold and continue to creep up in tandem. This also allows the non-landed various types from 1 bedder up to 3 bedder will have some room for growth as the value increases.

I also prefer to look at DPC landed more as capital preservation rather than just solely as investment or ownstay. The reason being in the 2 years of pandemic we have seen that DPC properties continue to hold their value well despite the depressing economic and social environment. Showing its Fort Knox like strength in holding its values 💪💪💪

For Noora, the commercial part remains with Ppsb and if you look at their past track record in Waterfront and Arkadia, you can gauge it's chances of success yourself.

DPC is more suited for families and many young families like the family friendly amenities, space and green it provides. The additional commercial from Noora can be view as partially to expand the existing family friendly commercial, to dispersed some of the crowds at Waterfront and just to provide more choices to the ever growing community.

Another thing is as Malaysia move into an aging society, demand from retirees for smaller, safer and simpler residence will rise and being able to retire in DPC is very much an option alot are considering. This small but ever growing group shouldn't be ignore and can create a substantial demand for the limited units in DPC.

Many also overlooked that high rise residents don't actually just have to rely on central park or west park for serenity and space as inside each project, the space and green is adequate and you can have all your alone time at these pocket greens. Beruk Meadows Park is a good example where you can sit by a water brook enjoying ur coffee while listening to the birds and water flows. Of course these moments are often disturb by parent shouting at their kids or a furry friend running around but otherwise it's still pretty peaceful.

The population in the location is 70% of what determines whether the location is high class or not.

U put a high end condo in a lousy spot it becomes mid end condo. Ie: sentul, the fennel.

If u put an old condo in bangsar but there are 20 porsches
and 50 mercedes parked in the parking area. That condo is going to be expensive.

Something like sri penanga in bangsar.

if pricing is close to south brooks resale (<900 psf), I think can buy, well managed mixed development normally more popular among tenant.

2 bedders will be better a better choice as demographics that look for convenience is unlikely to have large family and too large a place to clean up is an inconvenience.

- All wings both sides and blocks have this layout. Good for buyers multiple views to be chosen, up to individual preference

- Wide (and not longish) layout for kitchen/dining/living for more expansive living
- Not a big fan of big balcony hence the size is just sufficient

- Few other nice addition such as french window seat (not sure the correct name for it), study area etc
- The only setback i can see is no walk in wardrobe space for master bedroom.

All ins.. nothing much can be complain about layouts.. they have improved tremendously from WS series...

Tattoo parlor, you can invite your sifu and do it at facilities area where art and craft room.

Co-working space for me not so important, you practically can work in DPC cafes. Banyak choice.

Fnb wise v need a decent cafe like raft. I rather not hav Korean japanese food here cos those can be found at waterfront n arcadia. Gd to hav a decent clean Indian restaurant here.

Upper flr should bring in enrichment n top level maybe a play gym or mainly for kids. My take is noora ll attract more young families with kids so need to prioritise tis part.

Agree with the bosses above. Jaya Grocer is the missing piece in DPC. Many people like it. BIG is essentially Village Grocer.

Good Indian and mamak food also seems missing. Well known nasi kandar or banana leaf rice restaurant should do well in any of the DPC commercial area as they are universally liked by locals. For the foreigners they can be exotic options to try.

If rental is cheaper in Noora due to location away from the 2 big comm areas, then those crowd pulling names can take advantage of it. For example KL people will go all the way to Klang just for bak kut teh.

All the A and B are good.

As dog lovers, can buy to keep your dog there and enjoy over the weekend if you like desa park - dog zone at central park.

For older parents to stay (active parents), the convenience of the commi will ease their lifestyle needs. Less headache for kids if too busy with work. Also dpc provide good security too.

Is the most affordable in term of absolute price. Below 500k you can get type A - 520sf. Dont think you can get that price now in dpc even in arkadia soho. With the facilities somemore.

This time skip… just bought corner landed…. Need to recover abit…. Actually won’t touch highrise in near term… cos sorry to say I din see much value in investing in highrise … price so high yet rental so Low… subsales need to fight with so many similar units in same building and neighbours…. Haha… better sapu landed when it still affordable…. I may come here to kepo kepo and give cheers to those ngong ngong want to buy…. Need give last push to them to masuk lubang then I less competitors in landed property market… haha

Many still below 1.5mil with extra land more than 20ft… you can look around there… with coming another round of interest hiking and slow economy in near term… you can look for bargain and press Low the price… now day, Puchong, Bandar Kinrara, Cheras, Bkt Jalil… intermediate landed more than 1 mil… some reach 2 mil … crazy like?

Dun compare to DPC la… last time I regretted din buy subsales for Southlake… 1.1mil only …. Regretted for whole life …

Now day can only buy Noora with 1000sf

For me interest rate hike, slow economy just kacang if compared with Covid peak time … that really casualty for property market… now you still can see the side effects… but is good also to clean up those weaks and fake wannabe

The feeling to press people price and been press abit boh song boss. Elmina need booster to increase the price. I know 1 coming very soon to Elmina. Hope it help boss investment.

Dont regret what is past. Many sold their landed below 1 million before 2009 hype in DPC. Sometime you win and sometime you loose.

Just move on and seize the opportunity. Just hoot 1 Noora.
