QUOTE(kochin @ Nov 19 2021, 11:10 AM) commercial titled land. hence the serviced apartment terminology. plot ratio rather than density used for the development. RM1kpsf - still below 600k for 5xxsf. Below is the commercial unit. Worth it loh.smallest size priced at RM1kpsf also won't break the bank for those die die want dpc address. Win Win Inspiration liked this post

QUOTE(Longshot @ Nov 27 2021, 01:49 PM) For my type B, I present you site pictures.....πππ This will be interesting site. If the commercial done right, RM1kpsf not a problem for this. The land is very much higher than the inner roads which is a good thing. The site is very close to the Desa Parkcity signboard on the hill, great frontage for the commercial units. No issue finding the shops next timeπ€£ Land is quite big and long. Walking to and fro from the 2 intersection, one near East Park and another at the Tzu Chi Recycling center, after a few round, legs tired oledi. Either because I am getting too old for doing site visit or too many MCO and gotten fat. I hope it's the later.π Westside 3 and South Brooks owners going to enjoy walking over here to enjoy the new commercial and don't have to always rely on Waterfront. I hope and I think they will, do some nice landscaping and street lighting along the stretch from the church all the way to this new commercial area. Night time brighter up the walkway and maybe put some nice shelters along so that it's really a nice 550m walk, maybe even add a bicycle lane π Surprised didn't hear too much road noise. Possible due to sound travel up and the highway is higher than the ground I stand on, so I think this mitigate it quite a bit. Hopefully there are some nice coffee shops here next time..π This is a much quiet part of DPC and development has finally reach this part. π€π€π€π€ |

QUOTE(Longshot @ Jun 12 2022, 09:45 PM) Kiko Boss, Thanks for sharing your point of view. Must dropby 6c6c.. Siudai this afternoon was at gallery 6c6c Noora. But I was so happy to see old friends and new friends at the gallery, ended up chatting with them for hours. After 2 years of MCO, I was overjoyed to be able to catch up with everyone. Happy to see everyone is healthy. Like they say, health is wealth... Okay, back to Noora. Didn't really concentrate but noted a few things. 2 towers with facilities deck at the center. Y --- Y The Y shape like SB and PP is retained πππ Very happy to see this as it allows more privacy and better viewing angles. And corner units don't have to walk pass a long corridor to reach the lift. 15 units per floor, so 5 unit per wing. Not too bad. Commercial at the bottom with approx 40k to 50k sqf What unique is the developer is able to cut this space according to tenant required size. This flexibility is superb πππ Really creative of PPSB. Well done. There is also an upper floor for the commercial. Building facade is nice. Very clean and minimalist look. A bit like PP. I likely very much. Some of the architect are from PP and PR. πππ Seems to have a sky deck between floors but seems smaller than PP. Bcos so many floors, this break in the facade makes it looks less dense with rows and rows of units. Some greenery between floors seems to be also incorporated to break the lines. Units layout is pretty standard or shall I say a safe layout without anything fancy. Some Scandinavian architect is use to better advise / propose the space utilization. I dare say not an inch is wasted. Very efficient design. The smallest unit, type A doesn't feel like a studio. The principal bedroom has proper wall partition with an attached bathroom that has a window for ventilation πππ Good choice as it feels like a proper unit and don't have that studio or hotel feel where you see everything upon stepping into the unit. Surprised that smallest unit only account for about 12% of the total 1156 units. So those aiming for lowest entry absolute price point need to fight it out. Biggest unit, type D makes up quite a large portion, accounting for approx. 40% of total units. Some type D are quite close to the highway, needless to say these will be discounted due to the noise but in return you get a proper 3 bedder that's well designed with a sizable yard and big bedrooms. Really a tough choice. The in-between, type B and C, 1+1 (B) and proper 2 bedder Β© are alternative choices. If you can live with 2 bedder, it maybe a good choice. Type C MBR is really huge or shall I say long. Very comfortable. Bedroom 2 is just next to MBR, so no dumbbell design here, you get a proper partition between living, kitchen and dinning on 1 side vs sleeping area on the other. I feel this will get some competition from SB 2 bedders. Type B, 1+1. Get this if your type A is taken π I feel this has a unique position, a bit bigger than A but the +1 might not be worth the extra price to pay. However if you can find a good use for the +1, this has absolute value over Type A. The value of this depends on what's ur plan. Need to study this carefully, an unpolished gem if you choose the right unit. Well, that's all at the moment. Please take it with a spoonful of salt...ya As I said, I just wasn't concentrating when going thru the details. I miss everyone so much and was more engrossed catching up. Maybe might go 2nd round to study it again. But needless to say, another thumbs up development. You don't get any feel that this is a commercial or Soho development. The vibe is more of a residential development, a really well planned one π Thumb up to Ppsb once again. In the meantime, maybe my boss can share more π |

ParkCity merely just providing better homes for vicinity peoples. You think it suit your lifestyle and within your budget, then just get a unit for own stay. For investors, if you still hear peoples dream to live in Parkcity, then buy to keep for rental or capital gain. Is always supply and demand. Material cost will goes up and down. You still can buy Rm550psf at other place but specification wont be as good as Rm1kpsk property. Quality of coz is very subjective, what might be acceptable to me and it may not suit your eye. On top of that, you get convenience within ParkCity and is well connected to all parts of the town, to klcc, mk, pj, sungai buluh and bangsar. Many agents selling other developers project with tagline such as "DPC 2", DPC concept, "the Next DPC". What this telling you? Happy hunting all. Do your own research base on facts not from your overthinking mind. FamousLastWords and Longshot liked this post

QUOTE(ManutdGiggs @ Sep 23 2022, 08:35 AM) Fuyoh kiko boss long time din see u post long long π€£π€£π€£ No long like longshot post. Just a prop la no big deal. Buy if confident n hav spare bullets to bite. Drop if think it's too high den or high cost. Anw I reckon the pricing is pretty fair n acceptable. Location wise to me vely subjective la. Former kongsi land did indicate tis is not the best land since day 1 but I hope with the big size land it can fit in their commi elements n do the magic to repeat waterfront success??? Hope nia ya pls dun hoot siudai. I blif many hav concern bout highway facing. Let's not forget some nice mk condo for example were built b4 the highways or expressways back then. It affected the value of those condos today. Whereas highway next to noora is oledi a fact n just need to gauge the cons. My 2Β’ in recently depreciated RM π Wow.. "pricing pretty fair and reasonable" Boss hoot which unit? |
