Should be serviced suites, so the number of units is not surprising at all. This building height built on DPC which is already high ground, is a strong selling point. Epic views can be expected from the majority of units. Will be popular among younger expats.

Actually DPC area not so much like this from my experience when go waterfront buy breakfast in the workday morning.

It’s a bit better than outside low to mid cost areas where almost all units both partners plus their sublet housemates need to rush use bathroom and go out same time.

DPC has a bit more bosses/self employed/remote working specialists, professionals who can stay in or go out later after their gym and luxurious breakfast and after send kids to school.

There is a bit of difference between DPC and outside.

I’m not sure, but the car park 8-storeys seems big. In the market there are always buyers for solo usage, so it doesn’t really make sense to provide smallest units all with more than 1cp. Better to have option to buy cp to add to unit title.

I’m sure many things were taken into consideration before confirming the name. Anyway let the product speak for itself. I think it’s going to be good. I think it will sell fast. Most investors will not be the type get hung up on the name and regret not buying later.

You know what, if you ask 100 residents and owners you will get many different reasons.
But generally for the basic property rules: Location x3, good facilities, safety, landscaping and great community, DPC pass all with flying colours and it becomes unbeatable.
This is why DPC sells well, because of these strong factors, there is strong demand locally and internationally rclxms.gif

But Park Regent is one of the flashiest building ever, will add more class to the scenery and environment when completed.
This is something buyers need to think about from the beginning, where/what are you facing. There are worse things than Park Regent though. Like high class TTDI quite many houses now have view of new office towers in BU and MRT tracks/station. The latter is quite impactful for resale value.

DPC is always meant to change as it develops and now has become a destination and people come to enjoy the nice environment, shops and to take photos. People living above Pavilion KL enjoying the convenience of shops below and BB area also can’t expect no crowd and traffic jam.

However, for DPC serenity can still be found at off peak times such as sunrise hour. And the fact remains that many housing areas still cannot match the DPC package of big nature, shops and facilities, mature area outside and location between KL/PJ.

Another very x3 important thing for buyers to consider is DPC record is always timely completion and deliver quality product to customers because this developer is financially very strong. Priced fairly as every project is actually reducing the stock of land that could be developed and buyers will be getting back the value they pay for.

If you’re considering other projects especially those not much history and track record, check x3 and do more due diligence. I would say peace of mind and able to sleep through the construction phase also has big monetary value. For DPC pricing you can treat as also getting some insurance for completion and quality finishing.

Agree with the bosses above. Jaya Grocer is the missing piece in DPC. Many people like it. BIG is essentially Village Grocer.

Good Indian and mamak food also seems missing. Well known nasi kandar or banana leaf rice restaurant should do well in any of the DPC commercial area as they are universally liked by locals. For the foreigners they can be exotic options to try.

If rental is cheaper in Noora due to location away from the 2 big comm areas, then those crowd pulling names can take advantage of it. For example KL people will go all the way to Klang just for bak kut teh.

Facing highway is not all bad, also has benefits especially high floor which is unobstructed and good view of Bukit Kiara, less built up and mostly green areas. Some units facing south too which is preferred by many. There are treatments for windows and in the end may not hear much noise or get dust. Some people ok with a bit of sound compared to total dead silence.
