This smallest units are all facing the highway and htc. One of the closest props to Highway in dpc. How much "discount" from the indicative 900-1kpsf? smile.gif

Oh this type also facing highway and high tension cable. There is another one looks better and slightly larger size with inner face. Sales told me will be highest psf in noora. sad.gif

I want Type D but price it sui sui can or not. So at least it has a bit pricing advantage vs. Other condos there since location, commercial title/utility etc all are not at Noora side.

Hype and goreng. Sop. But i apprecIate the info provided. End of day, it is all about their pricing this round. Overpriced at the worst location may backfire. Just hope developer priced it wisely and not just get over their head becoz of Park Place reception.
this noora part of dpc is the most unwanted area (secluded and highway backdrop n htc). Price it sensibly like south brooks (of course not expecting it like their launched price) ..at least with discounted price for its inferior location, sure it can still sell well. To me, 900-1kpsf is slightly overpriced for this location and offering. 800-900psf more like it.

This type all facing highway or should i say next to highway. So buyers should try to go there n check out the noise from highway. Or visit westside but the distance between highway and westside is further than Noora.

Free glass curtain at balcony for highway facing units. Nice lanai. Highway units are rather cheap. But different kind of play. Dpc buyers may prefer to pay more for prenium units. For one bedroom, too bad...thats ur only choice.

Hearsay, 3 bedrooms inner facing units (southlake and park regent/dog park view) already fully booked. The rest of 3 bedroom all exposed to highway. Anyway, another tower for public have more better facing units to pick. Good luck.

See any takers. 3 bedders direct facing highway only 700psf+ up. Vs better inner facing 830psf + up...100-150psf difference. Surely it would be taken up. Question is always whether it can rent out fast and decent yield. Also subsales for these units ll be slow eventhough it will be sold cheaper. However, it is one million property, so those we try to buy subsales may think long before commit it. We shall see.

Today sales office super busy. See repeat buyers issued cheque left right center. For good facing units, 3 bedroom units are priced at 8xxpsf up which is fair. B2 - 2 bedrooms are priced near 1kpsf up 630-670k I think too much premium. A and B1 facing highway 4xxk and 5xxk. Well similar story i shared earlier if one to chose direct highway facing.

True, the view will be good. Make sure high enough to avoid the high tension cable. Those interested may ask agent to show you facility floor of south brooks which near to NKVE to hear it to make sure you are comfortable with it or westside units as many are facing highway too. Nothing new to this part of desa parkcity. Just to check out if it is for ownstay.

Not sure dpc will keep the entire tower A for public to queue this time. It could be sold 7788 without need to sell it by official launch. I have no idea how much they up the price during launch for south brooks and park place. Normally, dpc developer is quite fair in public launch in both price and available units selectiion. So those couldnt get the preferred units may get ready for official launch. Ya, queue overnight is very likely.

I only interested type D. 3 bedrooms, the safest in dpc.

2 bedrooms in dpc generally slower and rental also neither here nor there, not to say it is not cheap. I am referring 2 bedrooms 1k+ sf unit.

1 bedroom is totally untested. Well, Soho at arcadia is not a good benchmark. So this is new in dpc but too bad, only highway facing available. I am not those who buy low sell low type of investors, so it is not my cup of tea.

How i wish Buy means Win Lol. Just love the layout of type D. Even better than the same size of South Brooks. The horizontal arrangement kitchen-dinning-living bring up the space for the area. Similar to the largest size of south brooks 1.5ksf type. This time it also comes with utility room, study area, and window seat though sacrify the walk-in wardrobe area. Nothing to complain about the layout for 1283sf.

Nothing new. The whole stretch of properties here Westside series and South Brooks are exposing it. Just that Noora is the nearest to it.

It is good that developer will include the clause in DMC that Airbnb/Homestay are not permitted in Noora units. Those ppls who are thinking to do it for their units especially small units with highway facing as back up plan need to aware. My understanding is dpc community is very strong unlike other city centre properties. The airbnb units are maniority in dpc and will be ousted in no time in AGM even operator wanna push it through. Developer is good to protect the value of Noora for having this clause. Easier for mgmt office to do their job right after VP. Anyway, airbnb in arcadia's soho is doing well. There are few units are "secretly" doing it, however, it is not easy under the hawk eyes of residents here.
