Nice. Even closer to the ktm compare to Suria Pantai. Walking distance to pantai sentral park commercial lot. But no green view.

Who is the kind privately owned land owner gave out this land?

Seriously the gov needs to impose better regulations on (false) advertisement.

Bnagsar south is only confined to land bank owned by Uoa. The rest will be pantai dalam, kg kerinchi.

You cant have pantai dalam, bangsar south, kampng kerinchi, kuala lumpur.....blardi long address.

You know what the problem is. The current gov is not prioritizing public transport, but decided to go for flying car/third national car instead.

If public transport is top north, the people does not have to buy cars. Min two car for household is a norm as both husband and wife is working.

Bro u fail to write: commercial parcel may not be commercial shop lot, it can be service apartment in large scale like 4008 units, even suria pantai alrealdy shitty lift to unit ratio, cannot imagine what will happen wuth this service apartment aka commercial parcels lot

896 unit, 3 lift, one block.
1 bomba lift

Go devide and get ready to puke.

If u go before hospitsl kuala lumpur u will know how inefficient 3 lift, however HKL has only less than 15 floors.what bout Suria pantei?

Cheap thing no nice.
Like zapfan u order one vege one rice is 2.50
If u order one vege one rice one egg is 3.00

Like suria pantei 250k after rebate only got vege and rice
This one got vege, rice and egg 300k.

If you want meat, pay 5.00 for sunway AVmira. Avoid beverly prop

Get wat u paid for.

I think MRT3 will have to wait for coming GE to see the light of the day.
Govt or politicians will use it as a carrot and stick approach.
Like d panda malaisia + hsssr. Announce, Cancel, Revive.

THE government is prepared to review the Mass Rapid Transit 3 (MRT3) project which was suspended due to cost issues, The Star reports

The law firm address who the agent provided it leads to the developer mother company address. From the review seems like quite a few ppl was having difficulty to get back their booking fees when they decided to cancel the booking.

It might be happen to this project so becareful when the SA told you can get back the booking fees but expect the time line will be long.

But of course this is talking about refund of the booking fees whereby each and every developer has their own timing depend on how strong financially they are.

This does not means that this project is not worth. For those who like this project feel free to go ahead. It is legit.

ya lor must be very careful with this project. the agent also keep pushing for me to put my 15K booking even tho I told him I will only do that (if I really want) after this developer's open their sales gallery.ya I can feel that if we want to get back the booking fee it will be so troublesome. so careful guys.i mean do not rush.

I think this project how also is gamble on the MRT3, if got gamble pay off, if not than is another normal project. But with the entry price, overall still acceptable.

Initially agent told only the 1st 50 customer who place 15k booking fees can choose unit.

Now they say after complaining to developer no such rules anymore. All can choose unit before the project put up on rumawip portal. whistling.gif

Anyone bought Pangsapuri Salak Selatan Rumahwip? As this also took RM15K deposit and under Poly Ritz too.

Ya quite fishy, but if this really launch, seem to be a good property in such price. Just that no info at all, thus worried like what u showed above, took depo and ciaoz.

My friend went to visit this showroom already. The SA told us that this rumahwip can be sold with market price after 10 years but I remember rumahwip can only sell back with snp price. Can anyone confirm?

I need a home for ownstay too, thats why I am aggressively looking for a good property that fits my requirement. but I don't see myself staying there for 10 years straight, you know, marriage or moving out or change workplace to other state etc.
Its better to understand what is waiting should we not wanting to stay in this unit anymore. Not everyone here is an investor

If you are out of luck and balloted low floor.with high car park then really gg.

All wip cut cost in many extents..

For around 400k, there are plenty of subsales to choose.

Don't blind by your feeling of everyone grab one, I must grab one too.

I find the developer dodgy. Not sure whether to pay my RM 15k booking fees to SW Wong.

1) The developer of Circo is Impero Land Sdn Bhd (attached the company search, Impero is a company with RM 400k capital and no details on its financial status): [attachmentid=10418510]

2) Was told by the sales representative that this developer's past project is ritz communities, no where i found its link with poly ritz development sdn bhd / poly ritz communities sdn bhd.

3) The only link i found is that the CEO of Poly Ritz Development Sdn Bhd SW Wong is now the lawyer for circo pantai dalam collecting the RM 15k booking fees:

Wow somehow I have paid the booking fees to this developer. But as of I know there’s no linkage with Poly Ritz as told by others.

And nowadays there’s so many of so called keyboard warriors trying to be detective playing the investigation card all around. Examine the facts.

A property purchase is a 35 year commitment, best play safe. It has happened before... Star City, The Boss, etc..

Any developer can fail, take note that even reputable ones launch their projects through a separate entity.

yea... but choices are there... and there are less worrisome choices... unless he is really 1000% only wanna stay in this project and this location... otherwise can move on with better choices... anyway... its a rumawip... if really got abandoned... i think gov will have to intervened... as they already subsidized the project and still cant complete... for sure there will be huge reputation issue to DBKL...

Is it confirmed as a WIP project? APDL?

If it’s the same guys behind it... worrisome.

Same modus operandi. Collect booking in advance before launch. Then to date project not much progress.

As mentioned in the other thread (Ritz Communities) some agents tried to sell me their director unit.

But must pay cash in advance. Would really suck for anyone that bought it.

Frankly I tried to purchase from Ritz during that time, but I failed my loan; they refunded me within 40 days to be exact. Even related I wouldn’t be worried.

But I wish I could get a rumawip this time around 😭😭😭, maybe I should have waited until after they show it on the portal, Haih my excitement got the better of me

Luckily you don't buy Ritz.. It's one of the worst rumawip.. High dense, small size, falsely marketed as walking distance to MRT..

When it is officially launch, for those who need home, not urgent can wait to move in and wanted to stay in this location, than is ok to go for it. Else I don't think is good to consider.

I have doubled confirmed with other agents and other owners as well. It’s not Ritz communities developer.

Met a buyer at the sales gallery just now , he said he already applied for his refund last 2 weeks, today he came to collect his cheque only.
And I asked the agents about the money I paid , they say if u don’t feel secure , it can be released and refund my 15k. But I chose to wait for another 2 months -3 months since I am not in need of money at the moment.

Have always thought the crazy high 15k booking fee was fishy. On top of that isn't this a rumahwip? Shouldn't the units be assigned by balloting and can't guarantee a unit??

i booked the unit in late Jan - paid 15K which will be returned if bank approves 100% loan.

it seems that this pre-launch/soft-launch so once the actual rumawip portal is ready then we are not allowed to choose the units anymore.

got to know from my agent that the developer is obtaining the APDL licence (by end of Feb) and latest info as i have now is just waiting for rumawip portal to launch up and then bank will give me a call for loan eligibility and paper works, etc.

i visited the actual site with my agent, the kampung houses are still there and agent said that notice for clearance to house holders been issued out. havent cleared yet since my last visit back in 2nd Feb this month.

sad thing is no balcony sad.gif

during my last visit at the model showroom (beside jalan klang lama Hong Leong Bank - the corner one) , so many people have booked the units and quite big numbers are Chinese.

Actually cant collect any fee before they obtain APDL. Currently they are asking to fill up booking form and give ic only.. not collecting 15k anymore. But wondering such a good deal why take so long to sell?

My agent said for the booking fee RM15k is depend on if you want to choose unit or ballot. If choose ballot, only until rumawip portal up just make booking.

now due to this stupid coronavirus, this is gonna drag further...how much further also i dont know..i keep asking my agent and they all say that waiting for portal to be up..before i paid the booking fee i did some study, none can proof the legitimacy of this project..50-50 chances this is either legit or a scam..well i just gamble and in the good hope it's legit one..sigh..im eagerly waiting now..if any of you guys has any update, please do update here.

Thats why never make any shaddy deal that is not legally bound. Otherwise u have no one but yourself to blame if it turns out too good to be true.

We already have a lot of example of rumawip scam happen in Malaysia.

Why is my reply got deleted? This project is so fishy. People, stay away from it unless it is posted officially on RUMAHWIP website. One of the agent told me they will get the APDL license by April, looking from the other's comment, seem like they'll never get the license.
At the beginning, agent told me that they'll never get the 15k from us before the APDL license is out. But he eventually try to persuade me to pay 15k in order to secure a unit.
Idk. This is fishy, and if you're concerned. Please wait for official APDL license or check Rumah Wip website.

Hi guys! New here but I’d like to update this thread because I am interested in this project but suspicious. I spoked to a SA and this is the latest update.

1) Still asking for booking fee but during MCO period promo is RM5k
2) There is an option to not pay booking fee but cannot choose a unit. (Not sure if this is to ease the suspicion)
3) Still not listed on RumahWIP’s website but was told that this will be up some time soon.
4) There is no showroom only a scale model in the sales gallery.

I am still not convinced. Can anyone help with rationalising this?

Probably the developer can't get APDL yet, the developer need to pass through many staged like bomba check, land authority check, bank check etc to get APDL to develop the land.

Or it is entirely a scam.

i did the booking of the unit and it was Mid of Feb-2020...here's what i have planned and put a thought after reading here and there on this:

1. It wont be listed on rumawip portal unless proposal gets approved (APDL & all)

2. Since now its been dragging due to MCO, we are uncertain if this project is even a green light for a go by the authorities.

3. After MCO been lifted, im gonna wait for 1 month to get progress update such as APDL approval, etc.

4. If still dragging after 1 month then im gonna forget about this project and get refund for my 15K which is with the lawyer and look for other properties.

im not gonna wait for long on this, plus the refund takes time. the longer i wait, the longer it takes to get refunded..just my personal feeling, i think this wont be a successful project as the economy is such now and things will get delayed.

lets just hope for the best and hope you guys can continue update when u have info.

Hi everyone,

I am a sales agent for this project, who also put down RM15k for a nice unit. Since everyone is uneasy, maybe I can clear some things up as an insider in a neutral position:
1) The project exists and is not a scam.
2) The developer has not gotten APDL license yet. That is why we cannot advertise it openly online.
3) We were scheduled to get the license in late March and go live on Residensi Wilayah portal in April. The authorities were checking our project proposal. Early March, I even got a phone call from Residensi Wilayah office because they are not happy that my website SEO was too good and they could find my website by searching in Google. [Remember point 2]
4) We still do not have APDL License and not live on the portal because of MCO.

That's all. Hope everyone is not too nervous about their RM15k. The take-up rate for this project is amazing; we are oversubscribed, therefore priority will be given to those who show sign of commitment.

Just put yourself in developer's shoes; if you have 600 units for sale but 1000 people come to you saying they are interested. Who would you priotise, those who let you know they have the money and are committed to buying, OR those who just seem like they are interested?

Developer Impero Land is under Poly Ritz, which is currently building rumawip Salak South Ritz Communities - super slow progress now, can refer to their lowyat forum

Not sure if the intention of residensi wilayah's post is to let people aware that there are scams going around that uses rumahwip name or saying that this project is basically a scam. But so far no listing of this project in their official website.

I went to their showroom today and they said RumahWip website should update this project within this two weeks as the developer is submitted all the document. Not sure how true is true. other than this, is a good option deh for rumahwip.

Edit: To me Rm15k booking is a huge red flag... better call kwp if u wanna be sure..

Edit 2: Project is registered in BCI so its probably real.

There’s many rumawip projects that are open for booking even before they get their APDL/updated in rumawip website.

Some of them include:

Aman Jalil Rumawip
Minest Rumawip
etc

Still buyers have to do their due diligence

Silly me, I forgotten I have access to BCI. It seems the project is valid. But please think twice on Rm15K booking fee? Coz.. KWP has warned already.. esp big amount like 15k. (5% of selling price).

This project seems valid, coz the architect office is a real office.. But I can't be 100% sure, coz sometimes architect and engineer kena conned oleh developers also (the developer don't pay their fee)

You raised a valid point. Even for some projects listed in residensi wilayah official site like akasia jubilee, there is a caveat where as long S&P is not signed, the developer has the option to cancel the project. If so, not sure what will happen to the booking fee collected. Risky to pay 15k for a project that might be cancelled without any protection for buyers.

Sharing my bad experience when canceling the booking and asking for refund from the agent, developer and lawyer.

I am one of the buyer at early stage. Paid booking last year as the rumah wip Pantai Dalam looks attractive and was told that the project will launch around CNY 2020.
However, been cheated by the agent again and again, I was told they are going to obtain the APDL soon, at first said April, then May, then confirmed will get it on June. I can totally understand if the delayed was due to MCO. However, today, we are going to enter August 2020 soon, the developer still can't get the license.

I have submitted the cancellation form end of May and has been following up with the agent and developer weekly to check on my refund status, however, the agent and developer site keep finding excuses, keep saying supervisor not around, pending supervisor, unable to proceed. (The form stated buyer should be getting refund within 2 weeks upon cancellation form submission).

Currently I am very upset and worry that I will not be able to get back my deposit RM15k.

Am losing my patient and confident to the Developer & sale agent who keep lying.

What should I do next? make police report? complaint to kpkt? Is there any other purchaser facing the same issue?

What is the right channel to file a official complaint against this developer, Impero Land? Anyone can please help to advise? bangwall.gif

No point complain to kpkt as it isn't legal to collect booking fee at the first place.. I suggest u storm into the agent office or developer office and complain hmm.gif

i was in your shoes before this...it took me almost 1 month to get my RM 15K refund back..you need to keep chasing them everyday, call them and ask the status every 2 days...that's how i got my refund back...

It was for this Circo rumawip.. Its not fair they can hold our refund for long time.. guess you need to be bold and firm with them that since been too long and according to the agreement you shall refund within 2 weeks and you wouldn't hesitate to seek legal action on them..check your message, I've PM you.

May we know who is the agent in question handling your case?
Because I placed the booking as well, I may find out and see whether different agent got same story or not.

The agent name start with "N". When it comes to cancellation and refund, no longer their business, they don't care.

you can find prospective buyer then bring them to your agent then perform booking transfer. then the buyer you bring paid you deposit !!! i no sure this would work for you or not, just suggestion.

To those who book this project, can I ask what's the attraction? I just passed by the proposed site and there's literally no development in that area aside from the squatters. The KTM/potential MRT3 station is not even what I'd consider to be walking distance...

If you do not want to fork up the booking fee suggest you to look for project elsewhere, where the developer will waive your booking fee.

Outside is rm4 if you look for the official persuruhjaya sumpah. RM10 they charge extra to do it for you, some developer will absorb this fee for u.

Usually when you apply on portal, you can wait till get Surat Tawaran first before you place the booking fee. This project, SA insist on placing booking fee before get Surat Tawaran. If you don’t pass Surat Tawaran and make booking payment, I think refund will be very long no?

Also anyone confident with the developer of this project? Completion date is 31 Dec 2023 and possibly 2024, that’s 4 years!

i believe the developer also try the best for this project due to i can see the progress. however, we just plan it, but the god will determine.

Don't think that's possible. The squatter area especially surrounding the nearby mosque is quite large. Unless another developer buys the adjacent land parcel, there would be no reason why this developer would have authority to halau the nearby squatters away.

Location is certainly very central. Midvalley/Gardens and Bangsar is a short drive away. Would I stay there? Probably not due to lack of amenities within the area itself and the squatter issue.

For investment? I think there's a strong case for it. Freehold status is very enticing for capital appreciation but I doubt KPKT would easily let you sell it 10 years down the line. Rental yield is where this property will most likely shine.

I just got an official reply from the Urus Setia for Residensi Wilayah on this project. I asked if it is legal for the developer to ask for RM15,000 booking fee before signing the S&P.

Attached below is the screenshot of the reply. Please be aware of this developer as they are very fishy.

Bro this developer is not Aset Kayamas. It’s Imerpero Land Sdn Bhd. No track record and first residential project for them.

Of course Urus Setia don’t want to be responsible, but they have already provided guidelines, and this developer is not following. That makes buyers feel it’s a scam.

U dont say, look at resifensi air mani petaling cheras, developer forcing buyer to pay ectra 25k +5k. That onr lagi worst. And no proper plan for the rumawip how they will do also. This is another email I received from official Urus Setia ResiDensi Wilayah.

They have specifically mentioned that collection of any monies should only be done after the project is offered to you or upon signing S&P, nothing less.

So please be careful buyers. Sometimes a good deal is too good to be true.

If you paid 15k booking fees, you still need to go through the portal as did I. I think the advantage of paying the booking fees, you can lock your preferable unit.

I have applied through the residensi wilayah website..Should I proceed to upload those supporting docs (Surat akuan etc) or wait for the result first?

My friend already uploaded every doc and double check all docs are correct d but only the kwsp the semakan pemaju say 'tidak sah' and called the pemaju and they unable to explain why and say will call back. Anyone kena the same thing? His KWSP is the latest detail statement and no pengeluaran so i don't understand why 'tidak sah'.

edit: the kwsp page shown full details with 3 pages and no transaksi for acc 1 & 2 and no tungakkan also.
edit 2: a kind soul told me to also included the withdrawal history (bulid/buy house) no record and print pdf and merge with detailed statement...now calling the pemaju (PIC) and havent return call yet coz bz. Unable to reupload since it is under 'tidak sah' and no options to reupload doc.

Log in to kwsp website. Try to check withdrawal history if any. Print screen then upload back to residensi portal. Still got time before end date

currently, their having system issue, that why there is no option to reupload again.
