i asked dbkl if any new rumwip coming in kuchai lama, they said no.
and the agent said even 2nd house in KL also can apply...
hmm...15k per head. easy money.

For those who have given the booking fees, can share what is the progress now? when launching?

The agency earn a lot lor even if project cancelled. exp :

RM15000 per head X 1000 booking = RM15 million

Then they put the money to do investment, assuming just put in Fix deposit at 4%p.a
= RM600k = RM50k per month.

Chances of you getting a unit by submitting a booking fees to developer/agent is great (provided you meet all the RUMAHWIP DBKL tapisan qualification) VS you submit yourself through DBKL.
True story base on experience.

compared with other rumawip tasikmas and jalilmas this rumawip location consider quite decent already. i went tasikmas and jalilmas all seem like surrounded by apartment or hts area. Not sure how they gotta do the walkway, heard from seller is covered walk way to mrt. Just a plus point for nearby access to future mrt =)

Extra Carpark is not available at the moment

Yes 10 lift is share among both block with us total 30 units per floor sharing 10 lifts

i went past the site, seems like its legit, hoarding are up, and the rumah papan inside the land have moved.

Does anyone have the layout for these units? I got a flyer from an agent in NSK. But threw it away, because I thought the layout was incredibly bad. Very Deep and Dark and only 1 of 3 Bedrooms have a window facing out. The location is good, but I was just really put off by the layout. But it would be fun to have a second look at it if anyone has a picture of it?
Also, as pointed out in a different thread, the way they market this project, and the fact that it’s still not listed in the Rumawip website, seems very dodgy. Would wait to pay the booking fee till the project seems more legit.

Seems pretty legit. Good location, but yeah, still think the layout is incredibly stupid.

I mean, what were they thinking? I don't remember ever seeing such a bad layout?
- 2 bedrooms without a window facing out.
- Wasting space by putting master toilet facing out, but not even with a window!
- Master room with long side facing out, yet with tiny window!
- Second bathroom basically inside second bedroom, but access from kitchen!
- The space left for the kitchen is so wierd and tiny, I don't even think it can fit, unless if you combine with the yard.
- Overall a lot of wasted space. Considering it's only 800sqf should feel quite cramped

Hope for all the buyers they reconsider this layout. Let me know if they do. I might be interested

Design aside, this is definitely value for money. (800sf@300k) . Targetted at 1st and 2nd home ownership it is actually affordable homes.
There is no definitely nothing hankypanky on this project . It is gomen project and needs ballotting. Juz that it 's not time to announce let alone launch anything yet cos of the approval needed before they can announce anything. Not only the unit layout looks weird. The entire layout looks weird also. How can management accept it. 9lifts in 1 block and 1 lifts in the other. Really WTF??
I was told there is a future dev as marked. Donno what pops out later. But anyway, it is cheap for areason.

Really adds to the mystery of who designed this monstrosity, and what meds they were on?

By the way, I'm not complaining just to be mean.
It's just I'm disappointed. This is a good location, and this could have been such a great project.

I can understand his urge to capture new buyers..

But, every project I checked on rumawip website also have this urge (or some called it fake demand) before launching, and still many rumawip projects are open to public. 1st balloting, some even have 2nd to 3rd balloting session in the last 6 months.

If got, will try to get one. If not, find another one. i am slow and steady la...
Especially new projects which claim to have "mrt station"

Thanks for the information! I'm glad to hear that there's not a high chance of getting the Unit B. But with balloting you never know. And honestly Unit A layout is only marginally better. You still have to deal with a lot of wasted space and 2 bedrooms without a window facing out. I don't remember seeing any Rumawip layout where only 1 of 3 bedrooms have a window facing out. At least they left space for a small kitchen in the Unit A layout:-)

I don't understand...when ask the agent about this condominium, he told it's RUMAWIP but when i access RUMAWIP no any info on this RITZ Project.

Developer is CHINA company, it says they build bridge to MRT 400m, all details are fine but when u call as RUMAWIP, no project as such.

Their condition says between salary RM2500 - 10k single salary can book this property but my question is when public doesn't have much money why do they need RM15k as booking fees.

I did ask the agent..agent english also like rotten...the answer is booking fees, they even told it can be taken from EPF and this property is 100% loan.

If 100% loan y do we need to pay 15k as booking fees and if a person eligible to withdraw from EPF , THEN Y DO YOU NEED THE 15K...something fishy

Im cascading this message to all public who came across with this kind of T&C, i guess all of us need to complaint on this project to RUMAWIP as they are misusing it.

Wow, did the agent really say that? Sounds pretty dodgy! So the idea is; see how many bookings you're able to collect and then only launch if you meet the target. Otherwise abandon. I guess it makes sense from the developer side, but who on earth would like to invest in that?
Wait for the launch or look at nearby Gembira 737 or Selesa Apartment is my advice:-)

About balloting delay: because as you know it's government collaborate project (RUMAWIP), therefore we have no choice while waiting government to pending our RUMAWIP, but as what I get the updated news they will post to portal on coming month, since it will be selling like hot cake, once start launching sure finish very fast.
About the RM15k booking fees: it is because to get this RUMAWIP project, RM15k is to let customer think over about it so that there won't be simply rejection from customer, it's takes 2 approval (from state government to approve your document see whether you're eligible to buy this property; and loan) therefore RM15k also a part of your downpayment. 😊

i think license - APDL got already... if not mistaken..

try calling up the sales contact from the website - www.propertyinvestmentsmalaysia.com and they are quite friendly.. been very helpful.. even offered me choices, whether to choose RUMAWIP in Kuchai Lama or in Setapak. Can pre-register, and they will update when it is open for booking, for the Setapak RUMAWIP.

On developer's view point,
If this community project (in this case, wip) forseen to be sold like hot cake,
Why they still appointing an agent to push for the sales.
As we all know, nowadays developer's will not be able to make much money from wip,
Still have budget to appoint third parties to push the sales?
Since it's look to be too good and very near to upcoming mrt line2..

Just sharing : Do you know the RumahWIP developer that 'very hot' in this two year didn't have any sales staff at all? All their sales are from agent... even they are selling 198K RumahWIP..

Use agent to sell has become a trend from low cost (or maybe affordable seem to sound nicer?) until multi-million property.

Btw.. Maybe this is a good way to shirk the responsibility in the future between the developer and agent, so everything get black and white as proof is better...

You are right, some famous developer are still putting effort to INVEST on their sales team (except BJ) and see their own sales team as asset rather then disposable HR. However, they also start allow agent (the external people) selling their property - just some in the formal way and some is not..

that time the agent told me will posted at rumawip very soon, asked me faster to pay booking fee (RM10k) to lock a unit. but now i feel really is a joke. Luckily i didn't listen to him, otherwise i will worry until today

Google Jalan 34 Salak Selatan, its the road to get in. Currently blocked for site clearance and MRT construction i guess. but you may walk up the pedestrian bridge, to get a full view of the site.

Correct! Yes...finally I successfully applied for Rumawip Lanai. It took 1 and 1/2 months after submited doc to Putrajaya.

Oh ya, this rumahwip is nearby NSK of kuchai lama, within 5-10 minutes driving diatance. Kuchai lama is just besides the rumahwip with many banks, offices and foods available

I simply feel primary and secondary school may not bring potential tenants in future... Whereas Rumahwip of Bukit Jalil may have more potential tenants due to few universities are surrounded, eg IMU.

But the Rumahwip of Bukit Jalil is just opposite to the stadium and highway, and its back has two primary / secondary schools which make me feel crowded and noisy. Some rumahwips are even nearby the HTC (high tendency cable), which may harm our health.

I think is not a typo, because saw the rumahwip website, there are few projects allocate almost a year for registration. I guess only lesser units & "hot cakes" area open limited period for registration.

Ritz Communities has 1120 units to offer, and house is a fixed asset not so liquid. Besides, 1st n 2nd house buyers only & for work/stay in KL only right.

so far i know there is 1 at taman maluri, and also 1 at taman permaisuri same row as maybank.

Hi, my cousin is interested in this Rumawip. I got my Residensi Tasikmas from developer's agent. Will this prop have appointed agents as well? If apply directly thru DBKL, I think he won't have chance to get as our luck is not so good. laugh.gif

For me is yes. We have to pay management fees monthly and forever.

I was informed that the mgmt fees of Salak South is RM0.20 per square feet whereas BJ charges more than RM0.20 per square feet (I don't know the exactly amount).

Anywhere all the mgmt fees are still subject to change from time to time... 😅😅😅

is between this 2 town. normally jz call it taman naga emas.
this 1 is near to the future mrt taman naga emas station. around 200m

If you prefer a good investment (freehold) check out Gembira 737 in OKR/Kuchai Lama. Much better layout and 50 sqf bigger than Ritz.

I went to their Berjaya property gallery, Berjaya SA and staff told us about it. And, the smaller scale replica got gym room too.
As per rumawip for Desamas, there is no swimming pool stated on that page, but Desamas got swimming pool.

Not near to MRT and theres HTC nearby right? The road there is conjusted too. Because Meadow Park and Desa Condaimas also there, won't be too packed and high density?

Btw, what about the Balcony? Ritz doesn't have too bad.. no balcony, will be hard for the cloth cleaning especially bed sheets and etc.

Yeah, you can't walk to the mrt, and the road could be congested at peak hours. The road is narrow, but not really shared with the two other condos you mention. That's a different road. The HTC is far enough away to not cause a problem, unless maybe if you pick a bad unit. Still think the area is better, much better layout and freehold. Depends on how much you value that walk to the mrt:-)

The G737 developer said that they had agreement with DBKL that they would widen the road leading out of the condo a lot. They showed the plan drawings for the project. They also said no-parking rules would be enforced. But you can't be sure that any of this will be done because, Malaysia:-)
Same with all the developers promising walkway to this and that and other facilities on public land. Just have to take that as a bonus I guess.

We also need a way a verify that the person is also a home buyer though. I dont mind starting the group but we need to agree on a verification process.

I am interested to the project. However, my agent told me that i need to pay 5% now to ensure the booking. May i know how true is this, because the rumahwip website does not mention this?

If yes, can i know who is the party we are paying to? I just want to compare, so that i know i am paying to the right party instead of being scammed.

Hmmm, paying "booking fee" to anyone else than the developer sounds very risky. Normal for other Rumawip projects is to pay into a developer account. In my case the developer also claims that the account is restricted by the government so that the developer can't touch the money until progress goals are reached. If you pay to third parties with no restrictions, better have a lawyer look at the contract!

Hi all, I submitted the required documents directly to Rumawip Putrajaya 3 weeks ago and I still haven't heard anything from anyone. When I check my application at Rumawip website it's stated "Sedang Diproses".

i stayed there 25 years, most people do not like salak south.

strange to see now everyone fighting for this place.

best place to stay, i never know what is traffic jam and never need a car throughout my childhood. buses and now mrt at that area bring you most of the places.

cons
- noise beside highway. traffic at besraya is not high so still bearable, but mid nite got mat rempit n race car sometimes, so u can hear noise once a while
- wherever u drive for food, market...u need to make u turn. but good side of it is u will then choose to walk. live healthier.

i will say salak south area is most peaceful area in KL, because most people never even heard the place before, hence not attrative to criminal... last time even kuchai lama is ulu place to.people...lol...

anyway 1-2 cases still got, and foresee will increase when this place get more happening, like any place in kl.

dun worry abt facing muslim cementary, it facing a buddhist temple too at same direction, serve very nice vege on 1st n 15th of the lunarmonth

Currently there is no walkway from Jalan 34 to GS Club. If you don't mind walking beside/on the road, crossing the busy road without pedestrian crossing and traffic light, then it is walkable.
What will happen after 3 years I don't know. But I think there are enough space for sidewalk.
(Please use streetview if you're not sure about the road condition along the way)
A lof of people are saying Ritz Communities is near to Kuchai Lama and Kuchai Lama is a matured township.
Yes I think this is basically true. But it is also true if you want to go to Kuchai Lama you have to make a U-Turn (around 1km). I think someone already mentioned before.
1km not a big issue. In fact it's considered quite good already in KL.
But it makes me realize that Ritz Communities is actually on "the other side". In fact, if you check the map, the whole area where the Ritz Communities is built on is an Island surrounded by highways.
3. I don't know what do you think about this. Please comment.
For 300k, for a rather good location - except for some doubts I raised above, overall I think this will be a fair buy.

Hi, this project is only for 1st house owner in Wilayah Persekutuan under RUMAWIP scheme.
If you already have a house in Wilayah under your name then you're not qualified.
If your house is in other states, you can still apply for it under current regulations.

I'm no expert but these are my general thoughts:

1. I'm not sure what is being built on Jalan 34.

2. This was heavily discussed among buyers. Yes, no way is it a 5 minute walk but most agree that it is walkable. There are some rumours that a walkway will be built by WCT. Estimate walk would be around 800m to 1km which is still walkable in my opinion.

3. I think most of the buyers feel like the best selling point on the property is the location. The surrounding condos are all RM300+ psf more expensive.

You can cancel it but you have to pay an adminstration fee with RM 500 if I no mistaken...

Hi, it is possible to get 100% loan under my first house scheme for Ritz Communities rumawip project, as long as you fulfill the requirements mentioned on srp website.

However, do take note that usually the interest rate for 100% loan will be higher.
Also, as mentioned on srp website, your DSR will be capped at 60%.

You might need a banker to assess your profile before applying.

Hi Yes, PBB is no longer panel to this project.

Current panel banks: RHB, Affin, UOB.
And UOB loan quota is full at the moment.

Most people went with RHB.
RHB mortgage loan interest rate... not the best in the market... still acceptable tho.

This project has limited panel banks.

I think you better apply for both bank better, at least you can compare which bank services and interest rate better.
although interest rate is about the same, it depends on your profile also.
So different bank check your profile might come out slightly different result on interest rate.

From my personal experience, 4 working days after documents submitted.

I suggest you write in / call them up to follow up.

Once approved, you'll receive email from them.
Alternatively, you can check your application status on your rumawip profile.

Then, the question remains, is it walkable? This is what I think:
Currently there is no walkway from Jalan 34 to GS Club. If you don't mind walking beside/on the road, crossing the busy road without pedestrian crossing and traffic light, then it is walkable.
What will happen after 3 years I don't know. But I think there are enough space for sidewalk.
(Please use streetview if you're not sure about the road condition along the way)
A lof of people are saying Ritz Communities is near to Kuchai Lama and Kuchai Lama is a matured township.
Yes I think this is basically true. But it is also true if you want to go to Kuchai Lama you have to make a U-Turn (around 1km). I think someone already mentioned before.
1km not a big issue. In fact it's considered quite good already in KL.
But it makes me realize that Ritz Communities is actually on "the other side". In fact, if you check the map, the whole area where the Ritz Communities is built on is an Island surrounded by highways.
3. I don't know what do you think about this. Please comment.
For 300k, for a rather good location - except for some doubts I raised above, overall I think this will be a fair buy.

If you already have a house in Wilayah under your name then you're not qualified.
If your house is in other states, you can still apply for it under current regulations.

Yes, got bridge can cross to the Leafz but from The Leafz to Kuchai Lama MRT station look like it is an impossible walk. Further explanation needed how to cross the highway from Leafz to the station???

now, I need to settle another rm27k for the deposit + loan agreement fee which costs me around rm6k++.

Agree. When I went to TBS from Kuchai last week, I noticed the road condition from golden sun kuchai to ritz seems not walkable.
If really building a walkway for it, the developer has to spend quite much money.....

Upon register, you'll need to pay deposit (some said only 3K but mine was 15K) and agent will help you apply for RUMAWIP. This is the long period that you may need to wait about 1-2 months. If you successfully got the offer, developer will invite you for balloting. After you got your unit, you may start look for bank for housing loan application. For my case, approval was done after 1-2 week I submitted my supporting documents (vary for individuals, please make sure your credit scoring is good before you apply or else it will be hassle). Take note that loan legal fees are not free, bank may offer lawyer but is optional. Same goes to MRTA, it is optional but some of the bank will force you to take it. Try to find out clearly of all the hidden charges from bank.

I have just done balloting and obtained a unit too.. now in the midst of compiling documents for bank loan.. but to be honest, i agree that based on the landscape now, it is not quite possible to walk to the future mrt station.. until and unless the covered walkway told by the agent will really be built by the developer (which there is no black and white anywhere), this project is not mrt walking distance.. and from what i noticed on Google maps, yes this piece of land is surrounded by highways and there is only one way in and one way out for now, and on this small piece of land, ritz is already the second high rise condo.. not sure if the landscape will change in the future.. i am really wondering why are there so many new projects in the area (the leafz, the suites starz, kuchai east, ritz communities, etc etc).. maybe because it's close to the future mrt stations and bandar malaysia?

Before Ritz land, there is a quite big land...dunno if any developers will buy that land and build any high-rise condo in the future...

I also wonder why is this land so happening. not walkable to mrt also. if you need to drive there, I think most people will rather drive to office instead.

I know right.. Even though based on the current practice of myrapid where mrt feeder bus will be provided to cover areas around mrt stations, therefore highly likely that this piece of land will have direct feeder bus to the mrt stations, but still, does it worth for this sudden blooming of new projects.. Today I called a sales agent for kenwingston to try doing some survey, the sales agent told me the same thing that kenwingston will build a walkway to taman naga emas Station.. And I was like, a walkway over the highway? Really?

I think if the developer is really going to build that covered walkway all the way to mrt station, they will advertise it to the max because it’s a very strong selling point. But since nothing official from developer and just agent whispering here and there, I doubt it will happen.. not to mention the highways being in the way plus it will be quite a long covered walkway..

Yup agree.. Furthermore, I tried searching all publications related to ritz communities and none of them actually mentioned about the covered walkway.. But weirdly, out of all the projects listed in rumawip website, ritz communities is the only one that featured walking distance to the future mrt station

The reason is either your agent never submit your documents, or the bank takes time to process your application.. Try to follow up with your banker nod.gif you just apply for one bank only? Maybe you can try apply another bank?

Agree, you can also use google maps to judge. Distance wise is walk-able, however weather it's safe etc is another thing, especially going across/under the highway. To me, not so walkable. smile.gif

Don't think it's RUMAWIP. Heard through the grapevine, it's around 700 psf, with 220 units and layout sizes from 650 to 1100 sf. The developer sounds/may be the same Singapore's developer, Far East which was supposed to redevelop the OKR Lucky Plaza. Maybe they had moved their focus deeper, and into Kuchai? (I don't know)

Also, I think the highway noise would be more of an issue over MRT if noise is a concern. Just look at the layer of elevated highways side-by-side and overlapping that area. Lol

I went with CIMB because MRTA is optional (I don't plan on getting MRTA for now) and I already have an account with them. MBB had better rates @4.55% but MRTA is mandatory. The MBB rep was rude too so decided to walk away..

Based on my observation, the walking distance and road condition from Ritz to mrt - taman naga emas is much better than to mrt - kuchai lama. You just need to directly cross the skybridge to shoplot opposite of Ritz, and then walk to mrt taman naga emas without passby highway anymore.

99% that is the reason. Like i said earlier, if stamp the SPA , developer sure can collect money. So why not Developer cepat cepat stamp?

If u have a friend who is a lawyer. Go KPKT check this developer obtain any APDL.

I know KPKT have a online website to check but i havent done it before. Normally i just checked straight from KPKT.

Yes but the developer went to the grey area. Ask u sign first then stamp later.

But if kena tangkap now especially by new government, govenment can say when the developer ask u to sign, mean there is an intention to sell and that, my netizen, is illegal.

Yes, I signed already. And didn't get the stamped S&P yet like so many others here. Like leslielau said, they probably didnt get complete approval yet.

My booking is 3k to the lawyer and another 27k to the developer.

Im still contemplating about Rumawip, there are going to be at least 10 condominium along the main road from Taman Naga Emas to the Old Klang Road.

Im worry that it might be hard to rent out should I one fine day decided to move bcz it was to saturated. Currently even RM500k Central Residence are rent out at RM1400 bcz the renting demand is lower than supply. Then I may be stucked paying for two house and can only sell after 10 years

I cant decided whether should I take Lily/ Ritz or go for 2nd hand condo below RM400k in Damansara Perdana, KD or Puchong, which some only RM200 of monthly installment different.

Any advice or thought to share?

Actually don't you guys think so it is too early to conclude that it is an malicious attempt of defamation? So far it is only the denials from the developers in which it is expected for them to do so. I also noticed that Polyritz Development Sdn Bhd is the one being sued for bankruptcy and not Polyritz Communities Sdn Bhd. But having second thoughts, these two companies have common directors and shareholders. Whether we can deny the relationship...I still think somehow rather it will be related. Why do we need to defend for the developer or the plaintiff..we should be standing independantly and let the rule of law takes place.

As I know, the selling price of Central residence is dropping... I just dun like congested the traffic there and many condos which are side-by-side, shocked me when agents told me that...this is just my 2 cents la.

Anyway, it's still a good deal for buyers since it's a RUMAWIP with fixed price.

Perhaps we need to seek help, to do a CTOS search on the company. From there, we can know any loans or gearing for this company.

Another thing to take note is that it is a winding up notice and it is the procedure to do that by publishing in the major newspapers in Malaysia.

I personally do not think there is any element of allegation since approval is needed from the high court to grant such notice. Also the developer was surely given notices before the court granted the notice. They can always file an injunction to prevent this winding up notice to take place. Given that this notice was published in the newspaper, it means that the developer did not file in any injunction to prevent.

As I mentioned previously, let's see the rule of laws to take place as Polyritz can still defend themselves in the court on 25/10/2018 as per the notice.

Thanks for the good points here. The winding up ruling in the newspaper was by the high court right? Is that a normal first court level, or does it mean the case has been assessed by a lower level court first? Sorry, don't know much about law:-)
