Hi guys! New here but I’d like to update this thread because I am interested in this project but suspicious. I spoked to a SA and this is the latest update.
1) Still asking for booking fee but during MCO period promo is RM5k 2) There is an option to not pay booking fee but cannot choose a unit. (Not sure if this is to ease the suspicion) 3) Still not listed on RumahWIP’s website but was told that this will be up some time soon. 4) There is no showroom only a scale model in the sales gallery.
I am still not convinced. Can anyone help with rationalising this?

Anyone here place booking fee for this project? I know this project is up on the official website but still very hesitant as now they request for booking fee first before can get Surat Tawaran. Seems fishy any advise?

Usually when you apply on portal, you can wait till get Surat Tawaran first before you place the booking fee. This project, SA insist on placing booking fee before get Surat Tawaran. If you don’t pass Surat Tawaran and make booking payment, I think refund will be very long no? Also anyone confident with the developer of this project? Completion date is 31 Dec 2023 and possibly 2024, that’s 4 years! QUOTE(victorian @ Aug 12 2020, 10:01 AM) It’s not fishy, most rumawip project requires booking fees. I just got an official reply from the Urus Setia for Residensi Wilayah on this project. I asked if it is legal for the developer to ask for RM15,000 booking fee before signing the S&P. Attached below is the screenshot of the reply. Please be aware of this developer as they are very fishy.

It’s Imerpero Land Sdn Bhd. No track record and first residential project for them. Of course Urus Setia don’t want to be responsible, but they have already provided guidelines, and this developer is not following. That makes buyers feel it’s a scam.

This is another email I received from official Urus Setia ResiDensi Wilayah. They have specifically mentioned that collection of any monies should only be done after the project is offered to you or upon signing S&P, nothing less. So please be careful buyers. Sometimes a good deal is too good to be true.
