It is a norm to have pre-sales before APDL. Some banks will be able to offer preliminary service to check your loan application, some can even offer you a conditional LO.

In this case, I believe the project is pending the transfer of land title (normally takes some time at land office). In this case, I think there will be sub-division of land also? The land has been purchased and many legal steps done. The caveat on the land is expected as the previous owner used to owe the bank alot of money. Now their debts have been settled and land is being transferred. Even before the new land title comes out, the developer would have applied APDL and paid the money. So a file has been opened with the Project No.

The APDL Certificate is officially issued (1-2 weeks) once the KPKT received the official land title (one of the requirement). There might be some other conditions to fulfill as well (such as RSK etc).

Besides that, the developer is said to be getting approvals of the entire masterplan and zoning as well. Very importantly is the name of the masterplan: Central Park Damansara. This is pending approval too or already approved?

IF under DBKL, the developer can also apply for "early work permit" to start work before APDL.

I have paid RM5K for deposit last week and selected the unit. Based on agent, less than 5% of total units are available now. That means about 95% of take up rate for this project. As I am reading this thread, the main topic is on APDL approval for the project which now I understand it is an important element. I am planning to go for government staff loan. What are the possibilities for this project now? Wait until they get the APDL and then sign the SPA and loan approval form? Anything else to be aware of in this case? Thanks.

yes, that is why i booked dvervain. 20k more than dquince. But its far abit from mosque, atleast not infront. and there will be another road link to outside instead of just passing thru the mosque. Goodluck guys~

well, atleast not facing directly...and their windows are sound proof window. if you really scare the noise is too loud, just install a stronger sound proof window? then it wont bother you anymore

Yes, no property is perfect, your previous reply makes it sound like d'vervain are at a better location relative to the mosque.
Some unit of d'vervain does not face the mosque but doesn't this applies to d'quince as well? There are units not facing the mosque too...

That is why all the unit already sold out for dquince? Not much unit to choose anymore. And dequince behind facing old aprtment flora, infront facing mosque. Even entrance.

You're right, as of now, d'quince prob doesn't have much left to choose from if the sales chart is accurate representation of the actual sales. biggrin.gif

That is right, many cannot avoid mosque..but they try their best to pick a unit which cannot see the mosque at all. With this price in pj, thats why they still sold most of their unit. Even dvervain also left not much unit available. While u r still frustrating with this issue, many ppl already paid booking and applying loan.

you mean all D'quince units all face chun chun to the direction of mosque ah?

who ensures you that D'Quine windows are sound proof? anything in writing? or you have tested their windows are sound proof?

and about changing the windows, have you done this before? how much to cost you? you think just change the window will solve the problem? the frame don't need to change? will JMB allowed you to change?
do you know that sound proof windows is not about the windows rite? I presumed you are aware of this.
