If your found any unsatisfactory on Amansiara development which not follow the specification as mentioned in S&P agreement . Your may request the advise or help from the following : Mr. Chee Chu Sang ( Ahli Majlis Perbandaran Selayang ) 012-3096671 No. 24A, Jalan SJ 17, Taman Selayang Jaya , 68100 Batu Caves Selangor. He also known YB. William Leong ( Ahli Parlimen Selayang )very much. Now , I facing a problem of Astana Square Project at Taman Daya. The project was stop about 7 years. They help us to settle the problem now. |

sorry.. just know we have a gathering here... i go the site at sat. and see silvertron are not allow to go in. but bcoz i have to go jb that time, hence, i have no time to stay there to know further.
I have talk to the site people when i there, they have told, some of the house slope are bad, execially at third floor, they said they cant modify much, it will affect connection from house to the road, Some of the owner test their car to drive in, but the car cannot go out, coz the tayar cannot touch the road. they claim that my car porch are not the worse ... ohh.. no... as i notice, they will try to modify a bit, if really cannot, it will not modify the road. the reason they give is, they cant modify the mainroad and longkang.... Hi Everyone,
I think is hard to form a committee and ask some volunteer to lead the team. But a least for those who attended yesterday had made a GOOD start, and especially Phase II, III. Thank you for all attendees.... So For this moment, I think we just use the basis (forum) to discuss problem and share infomartion. So when there is needed a support from all of you (amansiara owner especially phase 1), please support with 100 and 10 %. I plan to look for answer from all parties one by one, and update you all if have any answer--> (house loan lawyer, S&P lawyer, MPS, HBA) These are the problem I faced, Problems 1. It's VERY DANGEROUS!!! 2. Maintenance Fees - Not even move in,why should we pay and the facilty is not fully ready. 3. Renovation Deposit - Ask for reduction, cause 3K is too high. 4. VP - Not sure able to claim for LAD after sign the letter, since we're heard it's NOT valid VP. 5. Dustbin - Not sure where to place since most of us have a slope surface. So if anyone have the answer just post here and so who ever want to solve know what to do. |

Basically, before we make any claims pls check whether materials used are being stipulated in the s&p or not. If not mentioned meaning materials used are subject to change, then leadmont is safe otherwise we will be entitle to claim for compensation.
For those who have yet to receive letter regarding hand over of property, please check thru all clauses stated in the s& p before signing. |

Toilet - low ceiling, it is very much like my house, only 2 ways you can do it:- (a) take away the tank & connect your water to direct main pipe (b) take away the tank & place it somewhere else...eg. your backyard From what i experienced, the developer will do the option (a), it is easiest to rectify the problem. low ceiling not only ugly, dangerous, later you will find that water pressure will be another problem. no pressure to flow down, as it is to short distance from up to down, so the water is extremely low & small. it is like 'dog pee', so you will have no option but to remove the tank & connect to direct main. now you may not see it, cause you have not tested the water pressure. who is going to responsible for this issue? developer!! 2. & 4. Maintenance fee & VP - all buyer need to pay a justifiable portion of maintenance fee when VP is delivered. the maintenance is calculated from 14 days after vp delivered. it is stated in your spa. the reason why is when vp is delivered, the developer need to take care of the side like cutting grass, rubbish collection(if any), wear & tear of the road, drain etc. but since ppl is not moving in, so in spa only stated "fair & justifiable amount" not the full maintenance amt. how to define 'fair & justifiable'? this you need to check with developer how they come out with the figure. they should have the breakdown for you. judging from what stated in the forum, some buyer did call the mps to check on the status of Borang E submission & replied by MPS no greenlight is given. then it is for sure the VP is invalid. what is valid VP? valid VP means the developer submitted the borang E and accepted by authority (MPS). since amansiara case is not valid VP, eventhough you have signed the acceptance of VP letter, the letter should be deemed null & void as the vp delivered to you is invalid. you still have the right to claim developer LAD.trust me, my case is similar to yours. How to claim LAD & when to claim? LAD = selling price x 10% x days late/365, you can proceed to claim LAD by giving official letter to developer stating what is the amt you claim & calculation. if developer not replying your letter, then you proceed to housing tribunal court. since now you do not know when will be the Borang E submission date, then you will have to wait until the CF issued. once you get your CF, you can go to MPS to request them to issue you a confirmation letter to confirm on the date of their acceptance of borang E. then from there you can proceed to claim the LAd. item 3 & 5 - this issue you need to talk to developer on the solution. developer will only attend to black & white complaint, so one must come out with the letter & sign by all house owner. i have a suggestion, go to housing ministry, lodge the complaint, request the ministry to organise a meeting with developer, attended by all the buyers. normally the ministry will act as middle man, they will send out letter to req developer to attend to the meeting in ministry office, then developer has no excuse to push. do not worry, ministry is not like last time, they are willing to help. cheers. |

some info update to you.
i have ask them, abt the height of toilet, they said, we still can move up a bit. it is around half feet. i tell them, half feet also useless, when you taking bath, with the current height and or move up half feet, the water will still spray to the top. the roof top will still wet. they said, unless u take out the tangki, if not, they is no way to modify the height of toilet. the site people said this is the design of the engineer. |

1. Does anyone have a actual measurement of the toilet height. My bro is 6 feet +. And can't imagine someone that need to bath their baby. How to fit in the toilet? 2. I've heard only those who do not use panel contractor need to pay the deposit for renovation. If you are using panel contractor for renovation, we need not worry about the RM 3k deposit. How true is this? |
