hi all,i form also just found this forum,phase 1 buyer corner,visit the site a few time,the phase 1 almost completed,just received contruction notice up to road serving the building,last visit saw the instalation of electrical cable to said bulding,road to bulding guite steep and narrow,expected to get cf and key in end Dec or january2009, still no sight of flyover being built ,suggest form amansiarra committe as soon as possible to trackle the sad.gif problem face by all amasiarra house buyer,by the way i from jinjang.

unit saya 119,reverse car extra caution ,road guite steep entrance to car park uneven due to slope sad.gif on some unit on 3 floor from lot 116 to 122.nampak sendiri during last visit to site.

all my measure are base on develop level 3 floor plan,wall centre to wall centre,actual measure not yet check.that right level 3 kitchen much smaller due to level 4 starcase.

The floorplan we seen in showhouse were presented in 4 floors/levels/4 different layers, and didn't really "show all" to the buyer what they will expect. note in the pic, the developer didn't render the inner walls to full height  , so we were unable to anticipate what "suprises" are there regarding how they were built.

I don't see there are any way to making that part of the ceiling higher, except hacking off the stairs above.
To be honest, I do get chills over the prospect of living in hillside development like amansiara soon, after hearing yet of such landslide cases yesterday. So I did some google Earth-ing to find out more.

Around Klang Valley, there are quite alot of developments and housing area build on hillsides. As the name suggest, this is Klang "Valley". there are many sloped hilly land on outskirts of this city , which are no less "invaded" with new condos/housing areas. Amansiara is "merely" one of the newer ones, built on a fairly new piece of undeveloped hilly forest.

All these years, there seemed to be cases of landslides concentrated in ampang/bkt antarabangsa area. I believe it must have something to do with over-development of that hill.  In the first page photo of major newspaper covering this case... the affected bungalows are victims of the developments ABOVE it. One way or another, it must have been improperly constructed (poor drainage? ), or simply the soil around them simply can't cope with them anymore. It's not the soil/land on the affected bungalow that eroded. Its the erosion of the soil on the houses built on hill above them... hence making them loose and came tumbling down. its like having your own lawn being dirtied by someone who keeps throwing rubbish from the balcony/floor above you, no matter how clean you try keep it.

One of the ways to reduce the risk of having our beloved homes being hit by landslides, is to try our best to protest against any other new developments above/around us.

In asmansirra the hill slope on one side is almost full develop to the top.
at present no bungalow being build,since the phase 2 and 3 not completed yet,actual drainage system unknow?so far no drainage on retaining wall,some retaining wall are more then 30 ft high.To build drainage hole on retaining wall is a good idea (if i not wrong)to drain off under ground water.

just received letter from developer delivery of VP ,no CF ,cannot carry renovation,have to pay 12 + 1 month advance maintenance fee 845.00
snking fund 78.00,free insurance 265.86,quitt rent 7.44,assement 1 half 2009 15.86 ,total 1235.00.call wirma (karen)can get CF hopefully in 2 to 3 weeks
time.
plan to settle payment this weekend.

sure we need more time than that, but usually even after we get the key, we can still ask the developer to settle up any problem of the house right?? they usually will put 1 main con to standby there and settle our thing..... if not, sure we cant notice anything when we inspect it within 1 hour, cause i think when we go in our house, we will so excited and 1 hour will pass very very fast... thumbup.gif
