Lucky u. How many can actually have this privilege. With the economy uncertainties and AI adoption, A good and stable company is even more important these days.

My advise to those interested to stay in Elmina, Get a life in the city if u are under employment.

I have colleagues that stayed far away and super jam place like kota kemuning, normally after lunch they will go back to continue to work.

Because the peak hours jam is insane and everybody understands it. So it is very normal to see people packing and going back home after lunch

I would never have bought if I was not near retirement age. If you are in your 30s, i suggest you buy a place in the city or nearby to cut down on travelling time. If you must buy, then buy and rent out and rent a place in the city. Once you retire, can move in to your house.

Many young families bought landed house here because of kids. Generally parents still prefer landed house.

For now, leaving house slightly early in the morning is still ok, but the fact that SDP keep building more & more houses here is really worrying, will SDP materialize the "proposed DASH interchange" when their new phases always sold out quickly?

Thus the solution is MRT.

Unpopular opinion, the solution at the root is to keep everyone within the boundary line within the metro lines towards the city. That means 80% are apartments and 1 car park each that requires bidding every 2 years.

From my insider source from trusted bros, metro extension will not happen until circle line is built and all of the transit stations are upgraded. Call it hindsight, LRT & their station is found to be severely under sized after it surpassed 100% cap since 2019 when MOT actually resume working after a decade. Therefore the priority is given to new lines that bypass current LRT hubs and direct connects to better designed MRT hubs.

Actually until now i felt why on earth ppl that work in KL choose to stay at northen KV like Elmina

For the southern KV like Serenia, Semenyih etc they mostly work in Putrajaya and Cyberjaya

Yours is not really insider source. There is ZERO plan by the government to extend the MRT until Elmina. The only plan that the federal gov have is the KV Circle Line and even this is full of obstacles due to budget constrain.

And then there is Penang LRT and JB LRT planned into the future by gov. Why on earth is Elmina should be in the discusion in first place?

The only โ€˜evidenceโ€™ shown by some is Selangor or MBSA document but that is just town planning where every municipal and state gov have their โ€˜wishโ€™ list .. heck even Seremban Municipal have MRT sketched and imagined until Nilai town lol

Other than that it only words from property agent and some house owners that tried to increase their property value or justifying their purchase decision.

I also an owner of Elmina property and like everyone hoping to have a better traffic dispersal solution to the residents but talking about MRT is coming to Elmina becoming ridiculous in this thread.

The article is not wrong but also not entirely right. I felt that SDP was too "obedient" and "good hearted" in building up all the infrastructure connecting neighbouring townships to GCE
*
There is nothing obedient or good hearted about SDP move

They opening up the surrounding connection to get more traffic into their commercial areas which is Elmina City and the retails and the mall .. is all about money

Sorry if I made you misunderstood, i believe your source is believable

Im just saying that it is widely known publicly there is no plan for MRT in elmina and just a fake story peddled by property agent , so its not really an insider info

Regardless if there is MRT/LRT access in future, I believe it won't really alleviate traffic issues. Areas with access to convenient MRT/LRT access can be just as jammed during rush hour. Not to say I won't appreciate it tho, but apart from perceived higher property value and convenience to a portion of Elmina population, it doesn't really solve our traffic jam IMO.

I believe many of those that bought Elmina do not work in KL per se.

And, the current MRT availability will be the opening of Persiaran Atmosfera to get a better access to Kwasa Damansara station

Simple. The desire to have a new landed property in a well planned township not too far away from KL. There is another observation: Those who buy in northern KV like elmina, gamuda gardens, puncak alam, rawang etc. usually come from north like Ipoh Penang Kedah while those who buy south KV are those who come from the south eg. Negeri Sembilan, Malacca, Johor even Singapore OR those who used to stay nearby like cheras kajang OR work in putrajaya and cyberjaya.

You may have a point but the infrastructure was already long completed even before they laid one brick for retails and malls. SDP could easily have built the infra phase by phase. Maybe my thinking is because of the actions of previous developers who won't surrender the roads connecting other tamans to their taman because they want to sell their property first and don't want buyers to see the traffic congestion. I used to stay somewhere in Ara Damansara and many years ago there was a tussle between the residents of Ara and the residents/developer of Tropicana because Not sure who refused to connect the road from Ara to Tropicana and there was a huge bottleneck leading out to LDP from the lone tunnel in Taman Mas. It was such a big issue because there were protests and the residents of Ara hired bulldozers to forcibly remove the concrete barriers blocking the road. However it is the practice of SDP to build all the infra first before building houses which is uncommon.
