My total amateur guess is, maybe they trying to make it into Desa Parkcity 2.0? Since Elmina is already connected somewhat to two highways, location is also somewhat close to towns/cities like Ara Damansara, Puncak Alam, Bukit Jelutong that has a sizable population already with decent average income, maybe couple decades down the line it might develop to that level? Not sure if it's a sound investment tho, with how pricey the properties in Elmina are right now...

Yeah, that's why I held back from saying whether if it's worth, if your main concern is investment value. But if you just want to buy a house for you & your family to stay there, I guess it could have some potential for future development in terms of convenience and "premium" feel once the Elmina Lakeside Mall master plan comes to fruition.

I stay in Semenea Hills (just adjacent to the Denai Alam shop lots) and have same problems. I think the entire area as a whole has cockroach infestation issues, same as the shop lots area the longkang smell can be nasty sometimes.

Not for mine, has been contemplating for a while now but budget allocated to handling termites instead. For now, we just make do with spraying some Mr Power insecticides all over our house perimeter and the drains every couple of weeks, and also sorta "sealing" the outer doors' bottom gap.

These 2 are the nearest to Elmina East:
1. SK Bukit Subang
2. SK Subang Bestari 2

Nearest DLP school is in Bukit Jelutong.

If you consider having your children to be Chinese-educated, there's also SJK© Subang slightly further in Kampung Baru Subang. Decent primary school that ain't all about results and have decent amount of co-curriculum activities, but of course as a Chinese school the racial make-up of the students there would be around majority Chinese (around 85~90%) so might not meet your diversity requirements.

In that case, really up to you if you can handle the long daily drive to work and back, though honestly 1-hour commute are commonplace nowadays, I myself can't stand it. The other locations you mentioned are much much further away so those are out of the question.

I've stayed in Denai Alam (just next to Elmina and also at same landing path for Subang airport) for more than a year and a half now, the commercial ones are fine, you barely hear them most of the time. But about a month ago there were foreign military jets that landed at Subang airport/military air field area for refuelling, it was very very loud for a full 3 minutes, to the point house & car alarms started blaring. Not sure our Malaysian Air Force has since warned foreign military planes or not, it only happened like twice or thrice, but it can be a very niche dealbreaker.

If you check out more to the side of Denai Alam, there's more obvious Chinese demographic there, with a couple chinese restaurants catering. Temu area is closer to Bukit Subang as someone had mentioned, which is a predominantly Malay area. Elmina City encompasses quite a large area, will have to look at it as a whole, though I do wonder if the data is from property owner demographic, which if you consider some might be renting out to others, the real ethnic demographic might be slightly askewed.

Which part do you mean tho? Elmina side or Denai Alam side? Either way, both commercial areas have high occupancy rates, and amongst those are quite a lot of restaurants/eateries too, just that there isn't as many Chinese kopitiams.

I'm not knowledgeable enough or in the business to know for sure, but when one of the newer kopitiam first opened in Denai Alam, I remember they ran into some problems with their business license or something for the first couple months, not sure if it's due to their non-halal status or this is just common issue. Also, it's been more than a year now since they opened, customer flow seems more or less stabilized and never felt overcrowded, so it might also be an issue of whether there's enough demand for Chinese kopitiams in the area? Elmina and Denai still somewhat considered as Malay majority area after all.

Bukit Jelutong has been around for very long, and I've never seen any Chinese restaurants in the area since staying there during the 2000s. Hell, even nearby TTDI Jaya had a couple Chinese kopitiams & dai chao until around 2008-ish, which after that has been all Malay/mamak restaurants until even now.

If non-halal food at close proximity is a huge concern for you, current Elmina development might not be as desirable. We'll see the SJK© & Chinese Independent High School that's slated to be built in Elmina City Centre will pull in enough Chinese demographic so there might be more kopitiams in the future, or maybe the upcoming cash & carry has Chinese food stalls that can cater. Personally I do hope for more, Kampung Subang or Subang Perdana has ample Chinese kopitiam but it's still a 10~15 minutes drive away.

As much as I'd like Elmina (and Denai by extension) to grow more prosperous, recent burglaries & robberies around the area & bukit jelutong makes me want security over vibrancy, previously was told a police station HQ would be built at Denai Alam but they have since seem to abandon the project, and then there's the rempits gathering also. Hopefully something can be done to reduce crime rate first before anything else.

Currently only have news shared amongst the homeowners group around Denai Alam, Elmina Ferrea area, and some parts of Bukit Jelutong. Unless it's really high-profile robberies, I reckon it wouldn't even make it into the news, and these are happening to gated communities. Currently measures have been taken by the residents in doing volunteer rondaan and tightening up the perimeter security, but I feel the proximity to Guthrie and forest areas makes it easy for criminals to sneak in & out. Maybe it'll be more secure around the Elmina Gardens area with the police beat base you mentioned, hopefully it'll extend to denai area since it's like the other side of it, not sure if they do rondaan there.

Went last night to check it out, the inner parking is full and jammed, but if you park at the outdoor parking, the traffic is relatively smooth. Wouldn't recommend for the drive through for now, since the traffic seem to be a bit slow there, but if you're not in a hurry you can still give it a try.

Feels like it's closer in concept to say DPC's Waterfront or Kiara Bay, it's designed for local community with focus to less shopping more eateries that sort of location. Though right now with all the crowd and traffic, it's definitely less than ideal. Parking situation is also sub-optimal. Hopefully in a few months when the hype dies down, the locals get to enjoy the place as it is designed to be.

Like other mentioned, depends on traffic conditions: it is pretty jammed during peak hours from Elmina City Centre to the nearest DASH entrance, takes around 20 minutes maybe. From DASH it'll be around 15 minutes to Sunway Giza area assuming smooth traffic, if not it'll be another half an hour probably. You can also take the no-toll route which will take around 25 minutes to reach Giza assuming smooth traffic and green traffic lights.

Same thing with KL side (assuming Jalan Sultan based on experience, early weekend mornings 7am-ish), jam to entrance of DASH, then around 20~25 mins assuming smooth traffic. I've also encountered heavy jam about an hour on DASH before heading towards Damansara during rainy workday mornings, which normally takes around 25~30 minutes of smooth traffic.

Honestly IMO Kanopi and Elmina City Centre is designed more towards self-sufficient community living instead of close proximity and/or highway to bustling city areas. Short travel time to KD/Damansara/KL through DASH is possible if not during peak hours, so might make more sense to those who still practice hybrid WFH and doesn't need to go office regularly or during peak hours.

I based the travel time on the few times I had to take the same road passing by MRT Kwasa Sentral, so I don't really know how is the parking situation during work days. I do travel from that MRT during weekends tho, and they were not even halfway-full, probably due to it being privately owned not by MRT Corp, it was about RM12 parking there (8am to 2pm, but i guess it's considered full-day parking rate). I do notice that there's a lot of illegally parked cars on the roads beside MRT Kwasa Sentral too during the weekends.

Regarding Kwasa Damansara parking, high chance they are not part of the park n ride flat fee charges too, according to below link. I can't say for sure for MRT Kwasa Damansara parking but MRT Kwasa Sentral parking fee definitely doesn't follow the RM4.30 flat fee entry.
