These man made/enhanced mine lake are used for flood mitigation. No modern township the past 2 decades with such design are prone to flooding.

Dont get scared by those hear say and "guru"

Subang boomed initiated by 3rd gen pj mid class and then those kampung boys & girls fresh grad that cannot afford SS address houses. Thats why subang was also following that SS street naming scheme. And before Federal expanded, this is the furthest one can think of to travel daily. But rail connection has no impact to it, let alone those that came after it. KV will be car centric for another 30 years.

Subang business came way after township was established. In the beginning was a housing area in mind and the shops are only food court and car workshop for the first decade. The commercial tenant only came in late 80s together with the colleges and SJMC.

Setia alam is the subang for klang, taking over the role from bukit tinggi by branding it with quality WTC never can achieve. The industrial park repeats the USJ model. For Elmina it has nothing other than being freehold landed when competing with KD projects. But the way SD likes to stuff as much houses as it can makes it a quiet place to live. Which is not a bad thing for home owner. Not sure why people die die want it to be as busy as possible.

My point is one move so far from the city to get a peaceful living environment far from the city traffic noises.
Unfortunately, at Elmina, it is spoiled by the bunyi kapal terbang.
And now the plan to upgrade Subang airport to be a city airport hub.....Sial betul.

There are two ways to look for what you need. You can check out flight trackers like flight24 or if you are up to, the charts published by CAAM AIP.

Subang in the old days are right in the middle of a juggle. Kampung subang was a very small town and ara damansara together with the rest of the "damansara" wannabe was mainly rubber and some sections palm estate. Kelana jaya as you know today only had yamaha and mppj sports complex and nothing else 3 km along the road all the way up to ss2 and then again no mans land until damansara utama. It was just a 1 by 1 city road before morphed into LDP. Subang Jaya had some nimby noise but they thrived under the airport. Dorset, holiday villa filled with Aerospace expats, Japanese community and more.

In general, arrival from and departure to north (think penang/thailand & northbound south china sea) will fly pass elmina or gardens. Depends on wind direction, south arrival will make a u-turn near puncak alam before approach from the north. These traffic are both for Subang and KLIA. As I typing this, 1 jet each from AK, OD and MH flew passed elmina/gardens. This noise is not unique to elmina, in fact the whole path from ipoh to senai 50km (decent begins) distance from touch down. And its the main reason why it was stupid for Singaporean to think we are ok to let them use malaysian airspace for seletar airport. Subang airport was always meant to be the city hub after deciding to open for service flight since 2000. It was handicapped by turboprop only in favor to grow KLIA first. Its just matter of time it gets back into jet business. And no matter what, airforce main base is there. As they get to where they need to protect us properly, you will hear even powerful jet noise. If this is not your thing, Semenyih is probably where you should look at. The only suburb out of KL not in the flight path or designated holding point.

sdp never known for planning. They struck gold at SJ and thereafter went down hill. As you can see most argument circle back to choice-less. SDP is the only one have land bank surrounding the city to the north.

expansion is taken care by adhesive mix and tile gap. Not filling all the way just being cheap.

one of the forummer here pointed out something very true. this place has so many parks and misc stuff but miss out on the important elements. its alot of gimmick but not enough substance. even the "mall" has so many cons but again people sugar coat it and manipulate it as unique etc lol

said this to many township threads many years ago since I get to see their planning stage drawings. But butt hurt investor are quick to get butt hurt.

due to by law, not because it is diy or dev never help. The fact that many places in selangor already ban f&g. It still exists due to leniency.

eco/sp setia alam for example did not start to become unbearably jam towards KL until around its 15th years anniversary. From timeline you can argue not until SDP overloaded that single exit by accelerated launches during the tail end of bull run. Other in comparable size like ecohill12 in combined has up to 10 direct/indirect exits in north east west directions.

tropicana typically 1000acre below, other then their woes in rimbayu, each of their sub 500 acre each has 1 to 2 direct exits.

sunway's only comparison is sunway city itself. A 30 years old concept. Nothing much to say. Only pui to their landed portions.

ecoworld's only 1000acre dev is majestic. And credit to them, they actually realised their initially unbuild exit to lekas. An action they took within 2 years into the dev.

UOA too small to compare.

IJM with their only candidates S2 and rimbayu 2 out of 2 shit planning. same as sdp?

unlike the smaller players, sdp had the advantage of starting fresh with a well-funded, clean slate on their own estate. Yet, their projects still carry as many if not more flaws than those smaller players. just take a look at the abomination they made with ara d, their future hq it’s a planning disaster they brought upon themselves.

Unpopular opinion, the solution at the root is to keep everyone within the boundary line within the metro lines towards the city. That means 80% are apartments and 1 car park each that requires bidding every 2 years.

From my insider source from trusted bros, metro extension will not happen until circle line is built and all of the transit stations are upgraded. Call it hindsight, LRT & their station is found to be severely under sized after it surpassed 100% cap since 2019 when MOT actually resume working after a decade. Therefore the priority is given to new lines that bypass current LRT hubs and direct connects to better designed MRT hubs.
