They have many types of houses :
18x60
20x60
22x65
24x65
From 1400-2100sqft
Estimated starting Price : net rm580k

From what i know, these houses comes with Solar Panel.
Its Strata Title, and there will be a maintenance charge as well.

From what I can see in Elmina Garden, SDP have built the fencing and guardhouse (not the shabby type) for the residents. Quality of finishing based on viewing a few properties - looks ok, above average.

One thing I notice is that they don't cut grass even around the showroom - looks like an abandoned showroom. Showroom outside environment wasn't impressive but I guess they have been able to sell so can't even bother to maintain their landscaping or build show units. Also, landscaping may be MPSA's responsibility...

Commercial area - I guess Bukit Jelutong and Ara Damansara are reference points. But we should also consider Subang Jaya to be fair - which has a rather successful commercial area. Bukit Jelutong I think they were stuck with a 70% bumi 30% non-bumi quota by MPSA so the commercial area didn't really take off (plus the commercial areas were quite small)

Elmina - if go according to masterplan - should be quite "wong" given the scale/size of the commercial area with mall, offices, healthcare, MRT, LRT. But this is probably 15 years down the road!

didnt really get to see much of their master plan... they really got plan to build mall and healthcare? commercial in elmina got this 70% 30% quota thingy?

Its human behavior to look for negative comments and ignore the positives one, not that i'm defending them but you have to take account on the likes to dislikes ratio to have a overall view.

I would say that Sime darby strength is building a long term township, it takes years for it to mature but it will look much different in 10 years time.

Dont judge just base on 1 comment.

Every developer also has their weakness. Yourself also not perfect. Nothing is perfect. Give and take.

SDP is consider above average. Try check out other developer you will see more surprise.

From my experience, SDP received less gun fire compare to other developer.

U know Aset Kayamas? They are famous with swimming pool condo. Can try buy from them tho. nod.gif nod.gif nod.gif

Elmina quota is 50% bumi and non bumi. Can see quite equally. The infrastructure of connectivity is important for a new township to develop. The dash highway is play a part for this township to grow. And also the comnection road from Kwasa to Persiaran Atmosfera.

Im one of the future owner of EV-5B. Well, to be fair, give them some time at least 8 to 10 years to develop. I've heard the commercial area is going to be Sime Darby's Prime (the best) as they say with McD, KFCs, Tesco/Carrefour and some other 'Big' commercial parties will find their way here.

On the other side, the quality of the houses looks good & solid as well. Not so sure about the maintenance yet, but i hope they may need to buckle up little more to safe-guard their name. EV5 is a sold-out even before the launch to the Public, the demand is there.

Fingers crossed and hope everything that they planned, will succeed ( for the benefits of the Owners, hehe)

But that's not main thing for me, at least for now. One of the reason I purchased Elmina is because of close with parent who stay at BJ. Brother in law at Denai Alam and other stay at EG and Puncak Alam.

And most important, like other residential is a safe and understanding Community/Neighborhood.
