Room by room you need to manage in the future.. The water and electrical bills need to separate... Need to make sure cleanliness of common area... If you staying far.... That is not practical...

SD got big cable... No problem to get approval from authority...

Now SD will get authorised letter from all buyers during SnP signature.. In order them to submit to local authority for guard house approval... No need to wait RA to form...

GC way elevated price which are not worth to buy in early phase... Nearly 800k for 20x 70 and 9xxk for 22x 75... With leasehold title and so so only township planning...

wasting time....

prospect buyer just can vote for "skin" (remeh temeh items).... the main criteria for home like size of the house (22'x75' etc), number of rooms or toilets, wet and dry kitchen configuration, height of ceiling, number of storey, pricing, facade design, number of air cond points etc.... all cannot decide.....

ask SD management to save this markerting money... instead give more freebies to buyers like auto gate, air cond units etc...

Landed many people bought for own stay or keep it as asset to offset inflation and as heritage to next generation… I also keep few landed as tools to hedge inflation…

Good location property won’t depreciate in value…

Now if can buy under 1 mil for landed at good location with decent land size and built up considered as bargain

There are few types of property regardless landed or high rise:
1. Good for own stay but Low in rental;
2. Not good for own stay but high in rental;
3. Good for own stay also high in rental and
4. Not good for own stay also not good in rental …

So, which property you want and able to buy?

No guru or person can 100% can predict….

For no. 3, I found it but I keep quietly…

For no. 1, 2 and 4, you can find it a lot in market, subsales or new launching… especially no. 4, many agents, gurus try hard sale to junior buyers…becos this kind property will get highest commission

Too near with gigantic TNB HTC…rather buy subsales Elmina Valley series which located at Center of overall town ship… and the business district more atas than Green series that cater more B40 crowds …. I’m not here to discriminate…but if you are paying T20 price … why wanna live nearby those B40 majority ?

Elmina lack of commercial... is good to have Aeon kind of grocery giant come into the city.... definitely will bring up the value of property over there....
anyhow, SDB maybe got their own plan.... the first F&B hub going to open by end of 2023...just opposite EV 1 & 2....

just feel that the commercial development abit slow....

bought a subsale in this city... believe that the boom just wanna to kick in... haha
