As I said earlier...you too focus on the airplane, which is why you notice there is the noise you cannot accept.

When after the house is done with all the furniture in, there is peace and claim in the house. You dont even know even planes fly over how many timessss.

Same apply to other places. Like beside road, alot cars lorry pass by...its just the same

Does anyone know what was the discounted selling price for Tiana semi-d @ Elmina Garden for the regular intermediate units?

Tiana do have 2 phases, 1st phase is closer to the Jalan Frekunsi U110 and 2nd phase closer to garden play ground. I can't recall how much is the SDP launching prices, it should be from 1.69 mil for 1st phase and phase 2 is additional 1.8+ Mil, both prices before 5% rebate.

Our brain could suppress continuous background noise. However, airplane noise is not continuous. Hence, could not suppress.

Regardless of furniture, one could still hear airplane noise.

I was there from 10am - 5pm last week. notice plane fly over, but feel nth as I was concentrating my job. Any its up to individual. Elmina is really a good place for me anyway.

Launch price is so low? According to some websites (https://www.propsocial.my/property/9142/elmina-gardens/tiana), the launch price is 1.9m for the standard intermediate lot - I'm assuming this is before rebates/discounts.

This was my concern initially as well. I have been to Elmina Gardens 5-6 times to view houses and each time I purposely stay a long while to observe the plane noise. Out of all those times, only once there was a plane which was very loud even indoors. Other than that, I think bearable/won't notice it. In fact the last 2 times there, I was surprised I didn't hear any plane sounds after spending an hour there.

If you check the map, Subang Jaya (SS15) is around the same distance from Subang Airport on the south as Elmina Garden is on the north. Having been to Subang so many times, I don't remember hearing plane noises. I think once the area becomes more developed, has more traffic, more activity, the plane noise becomes less obvious.

How noisy depends on the type of airplane. pos malaysia 4am departure for certain would wake up light sleepers.

Generally, this is a deal breaker for me.
I don't mind about the noise in the house but cannot convince myself when I'm out in the garden. (was aiming for semi-d earlier).
Furthermore, the potential air pollution hazard is invisible.

Eventually, I opt for other place.

Double glazed window would solved the problem.

No doubt could reduce noise substantially. however, noise still could transmit through roof.

Only Garinia, 1st phase of Tiana and Reesa at E. garden affected by the flight routes. Yes, both Tiana and Reesa are Semi-D type.

Air pollution is one of my concerns also. But as I stay abt 300m away from LDP, I don't think it is any worse than that. Also at 5-6km from SZB, the planes are still high enough for the wind to disperse the pollutants. At least that's how I'm justifying to myself to consider Elmina (still haven't buy). Any experts with more scientific explanation would be helpful!

Btw, which other place did you opt for?

Anyway, this doesn't mean the articles are proven valid.

Accidentally found a hidden gem in Puchong.
New, bigger, cheaper and freehold in more established city.
Loan rejected unit... don't think if there is anything left.

Noise coming through the roof is not as significant as through window as the sound wave need to pass through few layers before reaching the internal of the house.

Not to mention most newer project comes with metal decking roof and mineral wool insulation which improves sound insulation through the roof. Not sure about elmina though.

Ya delay already. Elmina Grove is the area. Total have 4 phase. 1st phase call ilham.
