This depends on individual's luck.
My neighbor got his master washroom leaking to down stair whereas mine do not have any major defects except wall leak which is fixed quickly by contractor.

Usually if the first owner who buys directly from supplier for investment purpose, very rarely they will check for defects and launch complaints to developer after VP.

Perhaps you chould consult your lawyer and let your lawyer know of your concern to add this into the SPA.

Perhaps you can try to find out the VP date first from your lawyer and check with your neighbours or even double check with the elmina gallery sales agent directly?

I heard before where some developer refuse to honour defects claims after transfer of name despite within DLP... So just in case, bkful

Basically it all depends on the developer whether they will still accept your defect claims after change of ownership, so I think it is best to check with them.

If they don't accept claims upon change of ownership, try requesting the current owner to issue a letter of authorisation to claim defects with the developer immediately.

Upon getting authorisation from owner to let you represent them to make complaints, check for defects immediately and inform the developer asap.
The developer will have 30 days from the day you submit the form, to make the repairs. It should be done before your change of ownership is completed.

I check their website seems like Ev 3 still have units. Is it true?

Went with my friend to visit EV4 last month since she wanted to buy a new house.
I would say the quality is not bad.
I noticed something about this Elmina project where most of the unit were sapu by Sime Darby Staff itself with huge discount.
Imagine when they buy the units with extra 10 to 14% staff discount + bumi discount 7% + whatever rebate at the time and yet they are selling above SPA price.
Anyhow i think is fine if is market driven " willing buyer willing seller"

However something very special I've noticed is where somehow a fake demand were created. For instant my friend selected an unit in EV4 by offering slightly less than asking price (Let say asking price was 850k, she offered 830k (SPA price probably 800k nett price maybe like 730). Agent told her that that unit already offered by someone for 850k. Two three weeks later agent call her back to ask if she is still interested with unit.

Quite a lot of flipper at Elmina project and it seems agent created a fake demand saying that units were selling fast in subsale.
Not sure the price reflects market sentiment or it is just temporary.

Did SD staff turn their marketing to youtube as well? I youtube Elmina and noted that majority of the video is done by 1 youtuber. Probably after VP, and is time for someone to promote Elmina.

Overall EV side not bad but Elmina Garden seems dead to me even though it is higher end compared to the rest.

I had checked personally what is the airplane noise level in Elmina Garden. Here is the finding:

I arrived at 5:50pm and stop the observation at 6:10pm.
In this 20 minutes I observed 4 airplanes passed by the sky of Elmina Garden.
So on average 5-10 minutes 1 airplane. This might not be throughout the entire day but it can be as frequent as this.
I do think this noise level is a concern to anyone having insomnia, or baby that needs quiet environment to sleep, etc.

Yah i have think about this also.
People can get used to things. So there is a chance I can ignore this factor or compromise on it.
But also not forget Elmina Grove is closer to highway so existing Elmina Garden resident only has airplane noise issue but Elmina Grove resident will have airplane noise + slight highway noise.

I think my major concern is still the layout and pricing.
If the final layout upon launch is no different than what I saw during visit, then most likely have to walk away.
After Elmina Grove I believe no more normal terrace house phase in City of Elmina?

I was told starting 600k (for the smallest land size I believe). But it was about 1 month ago. Final pricing could be different when released in Nov 2019.
Elmina Grove is right in front of Elmina Garden. Elmina Garden all are semi-d, superlink, luxury link house.
Elmina Grove is more toward normal double storeys terrace house. Major difference with the rest will be it is strata landed.

Plane sound is not significant at EV2.
Possibly 1-2 times in a day you may "notice" there is plane sound but never louder & longer than neighbor's renovation noise.
