Since guardhouse and parameter fencing not part of the contract in the s&p agreement. they have absolutely rights not to build it at all. But I not sure whether the guardhouse and fencing is included in s&p for EV and E.green phases.

Btw, I didn't sign any security agreement with SDP since my house VP.

Any chance anyone have the details layout plan for the EG1C? Not the one in brochure or the one in attached in S&P.
I looking for the details layout, at least with the information such as the size of each room(length and width) and if possible ceiling height, plan to DIY 3D ID. 

I had checked personally what is the airplane noise level in Elmina Garden. Here is the finding:

I arrived at 5:50pm and stop the observation at 6:10pm.
In this 20 minutes I observed 4 airplanes passed by the sky of Elmina Garden.
So on average 5-10 minutes 1 airplane. This might not be throughout the entire day but it can be as frequent as this.
I do think this noise level is a concern to anyone having insomnia, or baby that needs quiet environment to sleep, etc.

I was eyeing at the coming Elmina Grove which is next to Elmina Garden. now I think I need to re-consider.

not all sold to residents. expect to have 30-50% investors. Once complete, you will see a lot banner.

Im one of the future owner of EV-5B. Well, to be fair, give them some time at least 8 to 10 years to develop. I've heard the commercial area is going to be Sime Darby's Prime (the best) as they say with McD, KFCs, Tesco/Carrefour and some other 'Big' commercial parties will find their way here.

On the other side, the quality of the houses looks good & solid as well. Not so sure about the maintenance yet, but i hope they may need to buckle up little more to safe-guard their name. EV5 is a sold-out even before the launch to the Public, the demand is there.   

Fingers crossed and hope everything that they planned, will succeed ( for the benefits of the Owners, hehe)

Where exactly is this Elmina Business Park?

Well... it isnt wrong for her to compare right? SD price their property similar to Gamuda.
i see 2 parts of her complain
- first is the house quality. i dont have much details of this.
- second is the surrounding road, parks etc.....

for this- as posted earlier it is really sub-par. Lalang over grown everywhere, pot holes here and there,
contractor cutting the road and walk pavement and do a bad job to cover it back.

yeah- it is probably handed over to town council.... but i would thought more could be done rather than wash hand like this. this is in the midst of more phases being launch also no effort to care and make good. What more when most property is sold off ?
If it is hard for developer to make good and improve on this.... it will be 10X harder for the RA to take the effort.
We do see responsible developer like Gamuda, Sunway, and IJM continue to care and make good of the surrounding area, even after hand over to town coucil even it is not strata title.
