Im an Owner of EV5 (to be complete 2021) too, so far satisfied with the perks offered.
The DASH highway, once implemented, would benefit people whom are travelling to KL. nod.gif

Im one of the Owner of the upcoming EV5B, actually i received a letter from SDP that the 10% completion is done (Foundation).
Based on what i was told, they are 1 month early that the projected / estimated completion on Apr 2021.

They have many types of houses :

Estimated starting Price : net rm580k

From what i know, these houses comes with Solar Panel.
Its Strata Title, and there will be a maintenance charge as well.

Im one of the future owner of EV-5B. Well, to be fair, give them some time at least 8 to 10 years to develop. I've heard the commercial area is going to be Sime Darby's Prime (the best) as they say with McD, KFCs, Tesco/Carrefour and some other 'Big' commercial parties will find their way here.

On the other side, the quality of the houses looks good & solid as well. Not so sure about the maintenance yet, but i hope they may need to buckle up little more to safe-guard their name. EV5 is a sold-out even before the launch to the Public, the demand is there.

Fingers crossed and hope everything that they planned, will succeed ( for the benefits of the Owners, hehe)

Well, AFAIK, 10% discount from the Purchase, +(7% bumi).
Apart from that, Elmina prime owners (Existing owners / Staffs) get additional 1.5% .
Not sure about SD staffs....

Of course it is.
It depends on a personal preference actually.
Elmina may need some time to boost further to become fully - commercialised.
As for EV5, they even provide plots for Farming, free 2 years TIME 1gB, 3 acres ++ green space surroundings. etc etc
So to say. if you love more "greeneries"+ hundreds of acres of full central park + potential of good commercial growth, then yes, it is a good place to live in.

Price-wise, it may be on a high side, you can consider this as a 'premium' package.

Anyone manage to check their commercial plans? As in, shoplots and other big players like McD, or a shopping complex ? These are the only way a township could boom... At least a speedmart nod.gif Might be too early to ask this, but currently most of the residents (EV1 ~ EV4) have to travel to Denai Alam for nearest shops...

3. Got to admit that the location is not that close to city centre but is within acceptable range. 30 mins drive to PJ and Sunway. 45 mins to KL using NKVE. Somehow get used to it after one month time. BTW I worked in KL Sentral. But this is up to everyone’s preference and tolerance level.

4. There is only one Chinese food choice for now, located at Denai alam. If you want more choices, would need to visit Subang Bestari or Kampung Baru Subang, which is around 15 mins drive away. The closest SJKC is also located at kampung Baru subang.

5. There is lack of commercial centre now on Elmina. Not sure Temu will be booming but at least is a good start. The township would need another 10 years to reach the sufficient population to initiate a shopping mall I guess.

6. There are defects in my units mainly due to water leakage. But not that bad compared to some of my neighbours. Need a few rounds of follow up with SD for rectification.

7. EV 4 is not under the flight path directly but sometimes you might hear sounds from the plane. Maybe 3 times a day. But wouldn’t cause that much of disturbance.

My POV, love where I stay now with no regret. Can’t really compared with other matured township like Setia Alam, it’s still a fairly new township and hope that SD can do more works to lobby for connection to DASH and commence the construction work for Elmina City Centre to fetch more future population.

Thanks for your view, i share a similar story as yours. Currently in a Condo and planning to move to a landed property. Lucky to get a Unit (with all the rebates ) at EV5. Booked during the launch.

Well written down.

As for myself, since both of Sons are studying @ Elmina, and currently where i am is not so far from Elmina anyway - decided to purchase a landed property there (EV5B).

Understood on the 'dead' commercial part of it, the nearest would be Denai Alam or a 15-20min drive (via trunk road) we could reach Bukit Rahman Putra where everything could be found there.
