hey..
I own a mimosa in Setia alam..

Would like to sell it..I should be getting the keys by q3 of the year..i know its 3-4 months till I get the keys..but if anyone willing to consider this option, do let me know.

Genuine seller, and looking to sell it off before the competition kicks in.

Its not corner unit, intermediate 20 x 70 ft. b/u 2180 sqft.
Do spread the word. Thanks

Normally the first 2 yrs are free ie under sp setia's purview. That's why you notice generally the guards are bit lax on the enforcements. Once your area engage own guards, it is good to keep tab on their effectiveness; afterall you are paying their salary.

Good to hear that your purchase is finally through. SA is a nice place to stay; neat, safe, lotsa available food, convenient, and jam-free. Welcome once again!

Dear All,

Please becareful of an Indian-Muslim man named Mohd Azlan Bin Mohd Ghani claims to be Security Manager at Mid-Valley & his brother named Mohd Amir Bin Mohd Ghani, contact no: 016-3326075, they are bunch of frauds. Rented my unit at Akasia Apartment, paid only 1 month & still owe me 2 months of rental & deposit. I had them moved out but they still hold my keys and refuse to answer my calls. I've lodged a police report and would like to bring this out in public so that they don't go around conning people using thier wife & 5 kids, expecting the 6th child to give owners sob-sob story and keep on procrasinating on payment. Also didn't bother to pay the utility bills. They must've found another house owner to cheat on and stay for free. Their method will be not to pick up calls when you call for payment due or get the wife to answer. She will eventually cry and give all kinds of excuses. Well, this type of man got no balls & d***! But when they were so desperate for a house, they could promise you the moons and the stars. Hope he rots in hell.

My opinion - if you can't afford the rental, at least have the courtesy to xplain to me, not refuse calls and behave like a *****.

Anyone have similar experiences please share.

Generally I never rent out to those in security forces (police/army/security guards/rela etc)

omg, i disposed off my 20*70 below RM600K last yr. Now the price shoot up to RM780K, super keng.

somebody just said bot 690k from orig price 588k.

somebody else now ask 780k, orig 498-528k.

can see crocodiles and waterfish or not? tongue.gif

Bank valuation for SP Indah, Gloriosa type intermediate 20x70. OCBC value it about 720k can no problem. MBB kedekut gave max 700k.

The new ones and its dev prices from AVfan:
gloriosa 588k
gardenia 618k
melastoma 648k
maranta 668k
mimosa 688k

The older ones at Impian, especially impian 2-5 or something like that seems to be less popular. Even the agents warn me about cracks due to some land/sand/sinking issue, whatever.. did not confirm it also.
The impians ones are cheaper, 20x70 are like around 500+k, got one unit 30x65 asking 550k only. But these are the older ones la.

You just use your GPS and drive there la, very nice area, lotsa amenities and the roads are wide and well planned. thumbup.gif
In my opinion, its a nice place to stay

The agents were telling me rental there barely 1-1.5k/mnth only..

This is normal. They will advertise with low price. When you call, they will tell you sold already and direct you to actual price. This is due to intense competition among the agents here. They want you to call them by enticing you with attractive price

The newer 20x70 are Melastoma, Maranta and Mimosa at Indah 13. They havent opened the road..but i guess u will managed to sneak in.

Expected to get key in about 1 or 2 months time.
