Cheaper options for Setia Alam home buyer    rclxms.gif  rclxms.gif  rclxm9.gif  thumbup.gif

alternate-setia-alam.blogspot.com

Setia Alam is a new township located in area Section U13, Shah Alam, Selangor, Malaysia. It is accessible from the NKVE since the interchange was opened on 14 June 2006. Setia Alam is also accessible from the Federal Highway and Klang Town via Jalan Meru. This township is developed by Setia Homes, a member of SP Setia Group.

the township is growing and as well as the house price. According to the selling price in the market
1) 20x70 already asking for selling price at 600k with built up around 2100sf
2) 20x65 with built up 1900sf selling around 550k
3) according to the plan for all the new phase coming there will be no more unit for 20x70 or smaller
(and the price is definitely a curiousity of all)
As a Real Estate agent as well as a home buyer i believe the Bandar Bukit Raja, which is less than 5 min drive to Setia Alam, is Alternate solutions to home buyer. If u are a home buyer looking for house in meru and setia alam area but not willing to compromise on quality.

According to the selling price in the market for Bandar Bukit Raja
1) 24x75 asking for selling price at 650k with built up around 2400sf
2) 22x75 with built up 2100sf selling around 600k and many mores
Bandar Bukit Raja is a township under the developer of Sime Darby. For references of Sime Darby works, there are several iconic township such as Bukit Jelutong, USJ Height, Ara Damansara, Bukit Tunku and etc. Sime Darby also having quality developement project oversea such as Balmoral Hill @ Singapore, Eagles Cove @ Australia, Orion @ Singapore, and etc.
Bukit Raja is a well-planned self-contained township comprising comfortable residential homes, schools, shops, police station, fire station, medical centre and commercial centre.

Bandar Bukit Raja will definitely another township like Bukit Jelutong, Ara Damansara, Bukit Tunku which will be emphasize on peaceful, quiet, greenery, harmony living environment.

Location 1 km from the Setia Alam
Total Acreage 5,300 acres
Land Tenure Freehold

thumbup.gif if you were to notice, some people whom is "inclined" to a certain housing scheme will try to bring down another competitor's scheme whenever some hiccups or unfortunate event occurs. i normally just ignore these postings..

I tell you one thing frustrating during my search for the house in Setia. I called up and met with dozens of agents. And NONE of them gave the correct/accurate price on their website listing! I will call up, and they will tell me that the price Rm600k 'just' sold, and that property prices there keeps going up by the day, and that I must hurry up else all snapped up! After dozens of times kene the same excuse, I expressed my frustration and the agents told me that 'those other agents' will purposely advertise lower than usual prices in order to get potential clients to call them up. Then these agents will go round setia calling up other agents to co-broke. That's how the system works. In fact I visited close to 20+ agents, but all went back to those few same houses only la. A lot of agents simply advertise prices, but when you ask them point blank, they will say that unit already gone, but they have others within 'higher price range' bla bla. Very fedup also, but I guess its a competitive industry  rclxub.gif

Welcome to the SA family! As for the agent's tactics, it is very normal for the unscrupulous ones. Good n reputable ones will personnally attend n respond to customers.

Btw, a better way to search for houses is personally go to the particular area, look for agents bunting n call direct. If that particular house is no longer available, they will inform u there n then.

Yea, only later did I realize it would have been better to just call the number on the house itself. Scores of very young freelance agents (not attached to any company) advertising as agents.

Btw, I realized that Indah has guardhouses and patrols, how much are the maint charges? The seller said that so far she has not paid anything, but I don't suppose its free right? Surely now maintenance charges or something? Anyone know? I notice the guards very lax, they just open the boom arm for anyone and everyone ler.. If I stay there, I'm gonna sit on the joint committee (if any)

Gonna sign SNP this mnth thumbup.gif

Normally the first 2 yrs are free ie under sp setia's purview. That's why you notice generally the guards are bit lax on the enforcements. Once your area engage own guards, it is good to keep tab on their effectiveness; afterall you are paying their salary.

Good to hear that your purchase is finally through. SA is a nice place to stay; neat, safe, lotsa available food, convenient, and jam-free. Welcome once again!
