Yes correct. If we just rely on food (wonder whether is pork allowed to be sold here) then it is very hard to bring up the area to become "ong". From investment point of view, it's important to take this few factors into consideration, especially on the commercial investment part.

Of course not too close ler...i for one don't really patronize much to this sort of establishments.

if we look at older areas, 4d, pub, massage parlours do make a place "ong" - found in pj, subang jaya, kl, klang.

about this place, it is shah alam. like all shah alam, no 4d.

like kota kemuning (but unlike other parts of shah alam), pork/beer is served at many eateries/coffeeshops.

pubs - there was one overtime pub at setia avenue but closed down due to bad biz. there is now mba pub at the mall which is one of two special status places in all shah alam, the other one being i-city. pork is served at some restaurants in the mall, tgif serves beer and wine. tony roma in this mall does not serve alcohol.

some will prefer all the sins, some prefer no sin, some prefer certain sins only. so, you decide.

schools, shops, banks and hypermart are probably more impt, imo.

In contrary to my areas in Shah Alam, pork is widely served at the kopitiams or restaurants in Setia Alam, likely due to high chinese population and proximity to klang ...

Only Section 1-20 of Shah Alam not selling pork in open, and Toto & 4D no more new branch for whole malaysia.

i heard Segi college bought a land, but they might not build a tertiary education there (college/university), Segi may operate an international school there, since great demand for Tenby alike.

Tenby's business is so good until need to turn down lots of students and increase tuition fee by 40%.

Recently, SEGi earned the honour of The Edge Billion Ringgit Club (BRC) Best Performing Stock Award (over 3 years) in the Trading/Services, Hotels, IPC and Technology category with the returns of 167.30% for its shareholders.

The Group also recently announced that it is expanding its education business by moving downstream to set up private kindergartens, primary and secondary international schools on a 12-acre piece of land in Setia Alam. They can collectively house approximately 3000 students and are scheduled to open at the end of 2014. The schools will follow the British curriculum. They are targeted at the higher end market and will provide a boost to the Group’s top line. -- Bernama

It is at the west side of SCM, but i dun think it is within walking distance.
It is closer to the Pin Hwa primary school and Honda showroom I think.
