I think more non-bumi allocation will result in more stable price instead. In the past, when non-bumi allocation is so little, people are more aggresive or eager to get the house, thus, demand mroe than supply, price will increase. IF the 70% allocation can balance the demand slightly better, the price would be more stable and price increase would be more moderate.

But my 2cents is, developer wanted to push up price, that's why maintain normal 30% non-bumis in a UPUPUP market (09-11), after price push to peak and having little/no room for further push up and market started to slow down, and new launches no longer be able to sold off during launch, they started to open up non-bumi ratios to induce more sales. Develop wouldn't care to "stabilize" the price (to prevent UP) as their intent is always to maximise the selling price as high as possible.... not to "regulate" their own properties..... |
