Heard that Kasturi apartment next to Baiduri price is around RM250k+

I think more non-bumi allocation will result in more stable price instead. In the past, when non-bumi allocation is so little, people are more aggresive or eager to get the house, thus, demand mroe than supply, price will increase. IF the 70% allocation can balance the demand slightly better, the price would be more stable and price increase would be more moderate.

Sounds convincing. But my 2cents is, developer wanted to push up price, that's why maintain normal 30% non-bumis in a UPUPUP market (09-11), after price push to peak and having little/no room for further push up and market started to slow down, and new launches no longer be able to sold off during launch, they started to open up non-bumi ratios to induce more sales. Develop wouldn't care to "stabilize" the price (to prevent UP) as their intent is always to maximise the selling price as high as possible.... not to "regulate" their own properties.....

sure??? i think all quota is the same from the beginning.
only at early stage, not many non-bumi want to buy or stay at SA .... many said its very far la, not develop yet, no this & that. But, now is different...

Better check it out yourself....last time I check (earlier this year).... some corner lots having cracks all over the side wall beside the land.... look at the back of the house.... the base sunk in a few inches (2-5)..... after a few weeks went back, someone already cover the cracks and repainted..... the back also covered the sunk in with cement d (but haven't repaint).... got a few pictures.... but better not post it as some taikor taikor here might kill me for it.... sweat.gif

But still, another area I check is not serious....almost negligible (G&G area) .....

People keeps talking about sinking problem in sp setia units (early phase) but i really havent seen any. could somebody please show?

a couple of months back, they said in the new northern area, they'll launch the first ones 20x70 at circa 730k, last ones a yr ago being 688k.
but i guess u r right - market sentiments may not permit them to move too quickly, so likely year end.

builtup can't be increased anymore since it is already at max.
maybe better specs but how much more can they do?

gng will allow them to price higher but i think these coming ones are not.
