Hello guys! Recently came across another possible rumawip project at Kuchai Lama (not Ritz communities, not Kuchaimas) but locate as below

The location seem too good to be true IMO, comparable with Pinnacle Sri Petaling as both located at vibrant commercial area. Eat, shop, bank just within a stone throw away. Yet Kuchai Lama future MRT also closer walking distance (I think) compare with Ritz.

Location wise is superb imo, consider the following
10-15mins walking to proposed mrt along the shop lot and pedestrian

Using Sunday evening traffic as standard (driving)
5 mins to NSK
10 mins to Old Klang Road wet market
15mins to Mid Valley/Sri Petaling/TBS
20mins to Bangsar/Ikea cheras/Bukit Jalil Pavillion area/OUG
25mins to KLCC

But the developer Havana Solaris, I never heard before, or anyone know them?

Anyone mind to share more info here?

Thats the vacant carpark lot? That area is already jam packed and now with this upcoming.. can see a lot of double parking in this area..

Sometimes, too near to major highways is also not good although location which is smack middle of major highways is good. As pointed out by Kyiz, it is not only noise pollution from traffic along NPE but the jam-packed roads surrounding it as it is just beside the traffic light, criss-cross left and right all major highways. Good if you like all the shops and restaurants nearby just across the road but bad if looking at the traffic and noise pollution. This stretch of road. The stretch of road going into Jalan Kuchai Maju is already very packed up like sardine especially during peak hours. It's just impossible to even do a U-turn along this road as it is a challenge for vehicles to just come out from slip roads into this Jalan Kuchai Maju as the main road is already so jammed up. The double parking has contributed to the congestion along this road as 2-lanes become just one. Finding a car park is also a challenge around this old township. Double-parking is a norm in this area. Personally I would avoid Jalan Kuchai Maju due to the very bad congestion although there are some rather good restaurants along this road. The dim sum restaurant near NSK is quite good but the road is jammed up even on Sunday morning. Terrible.

Double park should be, coz usually rumawip only offer 1 cp, the extra car surely park outside = the commercial shop parking lot :facepalm:

But whatsoever, jam = ong = good location I think, target to those people like convenience, that is the one! Together with MRT nearby, surely ong + ong in future.

For 300k, nothing can go wrong with the location. Personally just worry how is the developer workmanship, facade, quality etc etc.

It will depend on priority. If talking about location, I surely feel Kuchaimas is at a better location, and it's RM100k cheaper as well. Only thing is need to look at the exact location with Kuchaimas as it may be located below a steep slope on low land.

Thanks for the analysis, I never really went in that commercial area in fact I just pass through the main road after exit from kl-seremban highway to old Klang Road.

Rumawip almost possible to build at any empty land, in that the case, guess dbkl or federal minister also should consider the road development and traffic as well. Hopefully!

Surely, KuchaiMas somehow at a better location, but the reasons I did not consider them is because the story ppl talking about stay near to HTC is bad for health, etc. Coz I plan for Long term stay not for investment, at least for 10-15 years.

For the price only 198k + HTC, I know really can't compliant much, but the HTC rumours really scare me off

I always taobao there, it's very crowded. But it's a very good location, easily cari makan and very near future MRT.
How about the police stop there?

With the number of new developments in this area.. wonder how's the sub sales market doing??? Everyone is going after new units with new facilities or perhaps lower price psf..

This project has been in the works for a looong time, but last time I read about it it was described as abandoned - wouldn't happen. But if it has now been revived it should be a Great buy!

From Google map guess it should take about 10-15mins to mat station. Not as short as Ritz claimed theirs 5 mins, but at least this one is rather comfortable walk along the shop lot with crossings a pedestrian ready available.

The property occupied land wasn't that large, guess the facilities offer quite limited

Not sure about the nearby property value though, certainly a little impact will have

Based on the website at post #1 seem ground floor is commercial lot with hawker stall? Maybe can reserve one for police use, at least resident there feel more comfortable. Just hope

Opposite Goodyear and 火辣辣 restaurant, new foodcourt there.

I was unsure where this is the project location until I saw this thread.
I could be wrong tho.

Thanks for the info! Should be a very good buy if the location in the map is correct. The MRT is just across the road, right? Next to the Ajinomoto.
But the plot in the map looks quite small, whereas the architect rendering on the billboard looks like quite a big development and high density. Can they fit this into the plot on the map?
Did anyone try to call the numbers on the billboard?
Would appreciate if you could share the details about location and facilities. Thanks:-)

Agree. HTC is a big NO to me, no matter how cheap it is.
This location of this rumawip is better than Selesa apartment. I think it will be a hot rumawip.

PETALING JAYA: Wong Engineering Corp Bhd’s unit WEC Construction Sdn Bhd has bagged a construction contract worth RM87.5 million from Havana Solaris Sdn Bhd to build two blocks of affordable homes at Kuchai Lama Entrepreneurs Park, Kuala Lumpur. In a filing with Bursa Malaysia yesterday, the group said the contract comprises two blocks of 37-storey apartments (556 units) of affordable homes and a hawker centre (31 units), on top of an eightstorey car park podium including facilities. The contract will be from Nov 16, 2017 to May 15, 2020 and is expected to contribute positively to the group’s future earnings.

1st time I noticed a hawker centre that will be built into the apartment. If that's the case as reported, the hawker centre will likely be on top of the 8 levels of car parks on the 8th floor with the apartment units starting from the 9th floor. This concept of having a food court in the apartment is usually for commercial offices and not residential. Interesting that a residential Rumahwip project will have this food court facility.

Not sure if they build at 9th floor? But personally i guess more likely at ground floor? Can access by public too. And there is a direct entrance to car park via guard house.

Indeed. Didn't expect it would be less than 1k. Saw the pic of the condo, it looked like one of those AK's condo lol

For me everything is just perfect, biggest argument is the location, some like quiet, some like vibrant.

But my biggest concern is still the developer background and the sub-con wong engineering, based on the news seem thus is like their first construction project? Correct me if im wrong.

More news found on the project

KUALA LUMPUR (Oct 31): Wong Engineering Corp Bhd has bagged an RM87.5 million contract to build two blocks of affordable housing apartments, together with related facilities at the Kuchai Lama Entrepreneurs Park here.

In a filing, Wong Engineering said its wholly-owned subsidiary WEC Construction Sdn Bhd had accepted the Letter of Award (LoA) from Havana Solaris Sdn Bhd today, for the job.

The apartment blocks will comprise 556 units. The contract — which will start on Nov 16 this year and be completed by May 15, 2020 — also includes the construction of a 31-unit hawker centre and an eight-storey car park podium.

Wong Engineering said its chairman Datuk Muhamad Shapiae Mat Ali is also a director of Havana Solaris, though it said the deal is not a related-party transaction.

“Datuk Shapiae does not hold any shares in Wong Engineering. Datuk Shapiae holds only 1 ordinary share in Havana, of which the percentage of shareholding is negligible,” the filing said.

As such, the contract is not regarded as related party transaction, in accordance with Bursa Malaysia's market listing requirements, Wong Engineering added.

At 5pm, shares of Wong Engineering closed unchanged at RM1.36, for a market capitalisation of RM124.5 million.

Yes, there is a possibility the food court is built on the ground floor instead of the 9th above the car parks. It is just that I happen to know of some high-rise buildings which have the food court built just above the car parks whereas the floors above the food court are offices.

This project looks very good. Great location, with walking distance to MRT.
Gembira 737 is 1,5 km away, but it's 30 square feet bigger and with freehold status.
The Lily area is very busy, congested, and noisy. Happy Garden is a more quiet residential area.
Depends if you prefer peace and safety over convenience and shops/restaurants.
Both have quite limited facilities though.

Yes, there is an old and exising pedestrian bridge in front of golden sun and walkable.
Based on google, it's about 400m.

Did anyone ask about the corner units? Are they the same as the other units? Based on the architect drawing it looks different.
But a lot of the photos in the developer website looks extremely fake. Like the fountain. LOL!!
Usually not a good sign when developers use so misleading advertising:-)

Main con is first time vendor into property development. A bit scary for 300K development as any thing goes wrong have to live with it at least 7 years due to 10 years moratorium on the unit.

Main con core business is not property development. Sales kit also half past six. Alarm bells a bit ringing already.

I think Lily Apt should be no issue as developer is very smart as they start the ground work already.

Im still contemplating about Rumawip, there are going to be at least 10 condominium along the main road from Taman Naga Emas to the Old Klang Road.

Im worry that it might be hard to rent out should I one fine day decided to move bcz it was to saturated. Currently even RM500k Central Residence are rent out at RM1400 bcz the renting demand is lower than supply. Then I may be stucked paying for two house and can only sell after 10 years

I cant decided whether should I take Lily/ Ritz or go for 2nd hand condo below RM400k in Damansara Perdana, KD or Puchong, which some only RM200 of monthly installment different.

Any advice or thought to share?

Lily apartment right into the heart of Kuchai commercial center. Paling Ong in Kuchai.

Kuchai area left not much land to develop. Those left over land sure future highrise.

If got new landed house nearby sure will sapu gila. Some even willing to top up or pay under table to get it. Landed is like a gold here.

Many condo with decent workmanship at good location here price also not cheap with good demand. Hot condo Macam seringin, leyuan, dynasty, gembira residences condo. Predict future Riyang also hot demand. Monday market doesn’t affect much. You can see high end condo very got market here. Coz demand higher than supply.

Cannot use Taman Naga Emas compare here. Different league. Even neighbors township desa petaling condo price also cannot fight condo price here.

parking no issue. bolehland can park anywhere anytime

not only in kuchai, many KL area also like that

moving forward will be worst as all these affordable home c/w 1 CP only...

Is our mentality. Buy car first before house.
1 person 1 car. 1 small family minimum 2 cars. 1 family with kids minimum 3 cars. Parking is a problem everywhere in KL. Limited.

I have same situation too, received tidak layak, but now all cleared. sure have reason why tidak layak, if the reason can be comply, the developer can help you to resubmit the info and within few days - a week can get new status d.

1. Price - Suria Pantai is cheaper at 275k for 810sf whilst lily apartment is 300k for 820sf.
2. Food & amenities - I have to say lily apartment wins. Walk down already got many shoplots, nearby got NSK for groceries, bank is across the road; basically can get everything within 3km.
3. Facilities - Suria Pantai got pool whilst lily apartment don't have.
4. Area demographics: Kuchai Lama is heavily Chinese whilst Pantai Dalam is very malay. Take your pick.
5. Location - If working at bangsar South or kl sentral, Suria Pantai is nearer. Puchong side lily apartment is nearer. Very subjective. Both areas can be very congested during peak hours.
6. Car park - Suria Pantai parking is located on a separate car park podium so it's further walk. Lily apartment car park is right below, more convenient if carrying groceries back.
7. Surroundings - Suria Pantai got mosque & cemetery (superstitious alert), lily apartment got factory nearby (health hazard)
8. Layout - lily apartment win. Its 2nd and 3rd room are almost the same size and all bedrooms have same view as living room. Toilets are aligned to the inner part of the unit unlike Suria Pantai, the 3rd bedroom is sandwiched between 2 toilets which makes that room less desirable.

Either one presents fantastic value for money for own stay imo. Personal preference is lily apartment because I frequent the food places there. Food is my most important concern lol 😂

As banker told me can apply for 95% loan, 90% for the unit, another 5% is for SnP and lawyer fees. Not too crowded last time, not sure how many unit balloted.

In MRT Kuchai Lama Station construction drawing.. The station will be link to the pedestrian cross bridge.. Main residential, Kuchai Lama bussiness hub is at other side of the road.. MRT Corp had considered it already...

I had searched some of landscape architect i.e urbanis landscape desing (m) sdn bhd (Since they will be the one designing the level 8 podium)

Seem not bad, they had won an malaysia landscape architect award MLAA in 2016 for belumrainforestresort
And 2017 penang village

I think the foundain area might resemble to the penang village that their had designed. Probably will used back some ideas.

I had looked into ritz communities rumahwip. Many developer sales agent claimed can "walk" within 5 minute to the station. Which its impossible due to its 1km+ distance and the highway.

Dry fountain is a type that splash out water but not sure we need this since it can incurr high water bill (increase in maintenance cost)

You can also refer to the broucher. Easy and estimate walking, i think you need to go and see for yourself.

I went during the night time. And its does looks abit scary as most of the shop close at night. But its still too early to judge, the goverment might put more street light and widen the pedestrian road. Who knows

Its all depend which area your prefer.

Lily Apartment (typo for kuchaimas) : more convenient, the restaurant, bank and kkmart are whitin the walking distance. Plus there will be a future mrt line 2 station.

Kiaramas : freehold, balcony and more facility. Nearby housing are worth more than rm500 - 1000 pfs. You property can hike up in no time, also since its a free hold, u can easily sell off after 10 years (probably earn an extra rm200k)

Need to wait around 1 month to get the dbkl approval. Once approved, ur info in rumahwip website will be updated. Just email or whatsapp the agent and they will arrange with u for the ballout.

Block b will have a good klcc view. While block A is facing the kuchai lama.

However since block b will be facing the highway and mrt...so noise and dust is unavoidable.

So how is security stationed? At entrance? After entrance straight go up 1 level car park ?

I have look at the pv21 from google maps. Looks very sempit. Sumore is no fence. Like anyone can go in and out.

There are 1 thing I prefer the most, which is the plan of the unit, where all rooms facing outside, instead of the third room facing corridor or yard (Commonly design like this to increase efficiency).

My point of view is - at the end, the resident will spent most of the time in the flat itself, so besides location, the plan is quite important too.

I went for the 2nd ballout session. After ballout, they will took the photo and your ballout result as a record. Then you will meet and consult with the bank panel and the lawyer.

The deposit only pay when u sign the snp. So far the date for snp still havent confirm. Probably by next month.

For service apartment with commercial open to public downstairs, if have a proper guardhouse just like normal condo, who want to open business downstairs?

Lily Apartment come with 30 units of "food court" downstairs. I wander why it is being labelled as food court and not shop lots.
You can still have security in place at the resident car park and resident lift area.

Apparently after the MRT 2 cost reduction by Lim Guan Eng there might not be a new pedestrian bridge connecting to the Kuchai lama station. Also the initial park and ride facilities at Kuchai Lama station might be cancelled.

Noise barriers will be reduced too. Be prepared for massive noise from MRT trains and midnight noise when they do the 'track grilling' works.

Lots of downsizing for the MRT 2. Even heard the Ampang Park station will have a longer walking distance to switch to LRT due to cost cutting. Feeder bus will also be reduced.

So do expect this area to be even more jam when MRT 2 starts operating. Cars will park everywhere. No park and ride and no feeder bus for now Kuchai Lama station now. Unless last minute changes. Good luck guys

if true this is gross stupidity. public transport is all about walkability and last mile connections. might as well not build a station if its not going to be walkable to the opposite side of the road.

4 stations to have only two exits ("no more exit C" so I'm assuming only A and B for now):
Titiwangsa
HKL
Kg Baru North
Ampang Park

Two stations will have the public concourse removed ("let future TOD build themselves")

Titiwangsa, no more bus terminal.

HKL, no foundation work for future development (not sure if TOD or hospital expansion)

All stations:
No artwork, only wall cladding.
Thinner tempered glass.
No more granite, only normal tiles.
Mesh ceilings.

Fewer pedestrian bridges/crossing for elevated stations
- Fewer exits for underground stations
- Smaller stations
- Feeder buses on hold

Park N Ride facilities to be reduced or KIV. 2 MSPR tenders will be cancelled for cost saving.

Last i heard Kuchai Lama station also affected by cost reduction. Park n Ride will be reduced or KIV (2020 only confirmed) Pedestrian bridge cost might be borne by DBKL not MRT. So no confirmation yet. Latest info from a friend in MRT corp.

They're still finalising the cost saving measures. Massive cut in funding by new govt.

That's more like it, else it sounded more like speculation. Let me add, for Kuchai Lama station (S23), current CAD drawing has 2 entrance points, one from each side of the road, with one link bridge from the other side (shoplot).

There are 2 Park and Ride lot, both in front and behind the station, accessible from Jln Kuchai Lama and the other from NPE link.

I can't imagine how congested this place will be when lily apartment is ready. Plus 1 carpark per unit is a nightmare. Cars are gonna be parked everywhere. When MRT is ready, more cars and bikes will be scattered everywhere. The whole area is already super jam now all the time. Any idea if SUKE highway will help relieve congestion at this place?

Try apply directly to the developer ,the process will be much faster,unless all the non bumi unit loan approved.

which area in KL without traffic ? tell me.. Subang Jaya even worst, listed top 10 most dense city in the world.

I'm a native of Setapak KL, for me, all part of KL is dense already. But in my opinion, Kuchai Lama better than Setapak, especially Jalan langkawi Setapak, low cost, apartment and condo is everywhere.. People Triple park at night, even motorcycle no parking leh..

I agree with you mate as I’m familiar with both places. With all the road works around Jalan Langkawi - the situation has just become worse. Nonetheless my complaint was about development being allowed in an already congested area. City planning is about catering for the comfort, safety of its inhabitants.

Lily Apartment is one of my favourite Residensi Wilayah projects, due to proximity to an MRT2 station. Granted, it is still quite a walk at 500m but compared to most other Residensi Wilayah projects on sale this one is both in a strategic location with good road accessibility and option to take MRT.

The pic above shows the distance of Lily to MRT Kuchai Lama station. Currently only Bumi Lots are available as non-Bumi units sold out. But if we can learn from what happened at Seri Wahyu a few months back, I won't be too surprised if the developer managed to get approval to open up the Bumi Lots to non-Bumi buyers.

From outside the apartments nearby looks rundown, hardly made a mental note to check it out. As it is, the parking situation is already in dire straits for the area.

Basically I work with developer to market Lily. They informed currently only bumi lots available.

Now, having said that, I am allowed to keep complete non-bumi applications on a waiting list. So if like other RUMAWIP in the past which opened the quota, the ones on the waiting list can be submitted immediately.

Last Saturday went there for balloting in Block A, I heard the sales admin lady say the Bumi quota is going release for the public on this December, as there are not more than 10 units mixed of Malay Indian is not favor with this project.

So I saw about 30 units applicant is balloting the units in block A, Include myself, and i presume them have the same status with me, the developer promise applicant who have registered earlier (first batch in waitinglist) and carry tidak layak status will still able to get the house after this ballot, it sounds very 'weird' for me.

so i am wondering :

1) is any developer allow to release the Bumi Quota to non Bumi owner?
2) As this project is RumahWip, is there a risk free to becoming a abandon project? what is the risk for such type of new developer in Malaysia?

I am asking this because i am aware that we need to pay 10% of the upfront upon the SNP, but the SOP should be:

1) The applicant who entitled to the status of "layak diproses",
2) Apply Loan,
3) Loan Approve,
4) Sign SnP, pay 10% upfront payment

thats why curious with the way developer SOP and improper method.

the agent tole me once the bumi lot released and a non bumi purchase it, it's no longer bumi lot, and in future wanna sell is free will.

What your concern i think is bumi reserve. Bumi reserve cannot be released to non bumi.

Hi all, My loan for this project has been approved 100%, so how do i collect rm500 booking paid earlier? Do i need to request to developer or they will dedust with any future payment later?

may i know how much i need to pay for this project if i have 1 property in selangor? is it 10% + 5% lawyer fee?

My lawyer fees around 5.3k, deposit depends on bank. I got offer few different loan from different bank, some require 20%. Coz profile not really strong.
