MRT station at Kuchai Lama (closest to Nidoz). Good to see that the final plan includes direct access to the MRT station & multi storey car park from KL-Seremban highway (no need to take a big loop from Kuchai Lama entrance which is often jam!)

Effective distance is 1.7km and a 3min drive (without traffic).

It is still not walkable but this direct access makes things better and hope that there will be efficient feeder bus service cool2.gif

Some project promise you free shuttle to nearest station bla bla bla...
I think importantly is this kind of service is included in your management fee, and not using much. So there is no point.
As long a we can use uber/Grab to station, i can park my car at home and use it only for the weekend.
The Heck, maybe i can sell off my car and use this service. Safe money on stupid repayment for cars.

Which is 1 station distance to Bandar Malaysia South (High Speed Rail station on South)

and 3 station distance to Chan Sow Lin (Link to LRT Star Line)

and 4 station distance to Tun Razak Exchange (MRT line)

perhaps residence here just need around 5 station away to IKEA and 6 station away to Sunway Velocity thumbup.gif

Great analysis!!

With this kind of accessibility, the whole Desa Petaling will definitely benefit, not just Nidoz. I could now foresee the capital appreciation of Nidoz when it is completed.

Agree on first 2 opinions too. As for the location, I am currently staying in Kuchai Lama, Desa Petaling's in my opinion is quite strategic, my daily travelling (work, entertainment, meals, activities) actually pass by that main road alot, not to mention Bandar Malaysia is not far away. However, that is my opinion, appreciate if you can point out reasons that i might have not considered.
Is it safe to assume that alot of China and other expats who will be working at Bandar Malaysia & High Speed Train will consider renting/buying Nidoz due to the luxury style and location?

Also, is it true that Foreigners are only allowed to buy properties that are at least over 1mil?
The price/sqft is definitely attractive, considering distance from Mid valley and KL areas. One of my concern is also, will Desa Petaling area's value increase in near future.

Which i mention in terms of location it is just normal. But in terms of future value then it really depends on how different individuals want to assess it. Assessing it base on the future upcoming developments is okay but it also means many other condos in the same vicinity has the same access and not just Nidoz. The biggest challenge i feel for Nidoz will be it super high density, it kinda scare me off when 1000+ units of big size units with RumahW1P in a piece of land this small.

yes , hopefully MRT corp will have free shuttle bus to Desa petaling biggrin.gif (like ttdi,damansara i saw few free shuttle bus around by mrt corp)

nowadays developer wanna maximize their profit ma biggrin.gif

Nidoz 1280 unit with 8 acres land ( straight line structure )
Skyluxe 477 unit with 1.85 acres land
Henge Kepong 1472 unit with 6.14 acres land ( Square shape and facilities on middle , stone throw to opposite block balcony)

while Desa Green 1300 unit with 3 acres land with only 1 carpark per unit ! ( building structure is T shape )


no choice la , nowadays small land development really too cramp (least facilities) althought low density .
with like Skyluxe low density but high maintenance fees . foresee will be higher in the future because less unit to support the maintenance fees .

imagine 1400 sqft with RM0.35 maintenance fees , which is around RM500 per month rclxub.gif
