Oh wow. For Foresta, Block A & B is generally alright. Just that C & D.... But yeah. I've asked and they told me that they have made several changes to the things/development for Seresta including the brand of the Lifts used (complaints up down left right on the lousy lifts in Foresta).

As for the awards... A lot of developers also won awards based on their project etc, its their contractors that always messes up the development.

Ya haha i think might take 1 months plus ...

Btw just sharing, my SA shared that currently the kitchen top has changed from solid surface to quartz stone, where i think this is a good news for all purchaser too...

Oh ya. for the kitchen, did they tell you the height is according to the show rooms / all the way up to the ceiling?

For now - not official yet, aircons should be panasonic, hood/hob should be Teka.

i couldn't really recall the height of the kitchen, but when i sign snp he come tell me they upgraded the kitchen top from solid surface to quartz stone, where i think is a good news other design remain same.

Aircond ya he mention will be panasonic too.

Those property awards are just awarded based on project concepts. Execution is never taken into consideration. Also, its the developer’s problem if they decide to appoint those low-quality subcon and didn’t supervise their project closely throughout the construction period. These are typical cost cutting measures.

So don’t blame subcon and ignore whatever cow/chicken awards when looking out for a property.

Yep. This one I agree. Any project or masterplan or concept can be blown right up to the sky (TODs, Green concepts etc etc). It's always the execution that fails the projects. so to answer to Navid_Kh please ignore the awards

Thank you for the replies. We are now submitting the documents and applying for the loan. Hopefully it will get approved


If approved and after signing SAP, for sure will join the WA group.

hi morning. Any worry on the slope issue? settled? earlier there was a scare... also about the sinkhole... quite like the place and concept but worry about the slope.

hihi, would C1 - balcony facing East (DPC / KLCC View) would be noisy too because of LDP and NKVE? appreciate comments.
Quite like C1 because masterbedroom and Bedroom 2 facing the hill. and balcony facing east, got the sunlight and less dampness for the unit

No, if you close the windows. But take note the higher the unit, the louder the sound gets.

Also, the issue of dust/pollution etc.

That's some pictures of the current project progress, as of September 2020.. in the attachment.

Some are asking about the quality of Astoria, and I found quite a number of videos on YouTube, showcasing actual-site photos, quality wise, I am not sure though...

Owh ya, award is just an award.. but, I did an extended research on landscape architect; InchScape, and their work (plan & actual) isn't bad. there could be a difference between artist impression, andwhat gonna be really happen on the actual site, but so far, InchScape does a good job. My only worries is, maintenance... you can design such a grand concept, but, with poor maintenance, things get damage sooner, and, that's scared me.

Just like others, Im one of the owner of Seresta, deep in my heart, I fall in love with the concept, but having water flow from jungle to the Level 8, with all dried leaves flow in as well... the pump, the filter, and all... need a heavy maintenance... that's again, scared me!

On a swimming pool at Level 43! again, I fall in love with the concept... but, to swim at that level, that's something I think off for 2nd time... I see other condo, they have heated pool... but this one, it is a merely normal swimming pool. Guess see how it become later..

Total agree with you, ultimately will really depend how strong the owners and JMB works together to maintain this places.

And speaking from experience part of the jmb, its not an easy task and hell lot of effort require to upkeep the whole condo.

Honestly speaking your points of the the water flow and sky swimming pool was also something my concern during my purchase of seresta, imagine few years down the road due lack of maintainence fund (could be too expensive or collection rate was not ideal) the water flow was forced to cease operation , just couldn't imagine how the place goanna turns up if happen.

Don't think that the site is even close to the actual numbers. 2019 also 30% completion, now still 30% completion. lol.

You may speculate as you wish, if that makes you happy lol

Note: Seresta Block A was launched way back in 2019, and Seresta Block B was launched recently, in year 2020. For those who already bought their unit, i bet your lawyer has mentioned (as I ask specifically, what's amendment that they have done to my SPA as opposed to original control copy of SPA) that, this development has been granted an approval from the government to be completed within four (4) years, instead of usual three (3) years. Hence, the completion is targeted at 2H 2022, as per advertised.

As of now, the construction progress is rather healthy to me, as there are another 20 months to go before VP.. and progress currently is at Level 29, out of 49 floors for Block B. Touch wood, it should be able to complete on-time, as per plan given there is no major issues by the contractor.

To top it off, the contractor appointed to construct Seresta is Pembinaan Yuen Seng Sdn Bhd, if I get it right. And upon validation, Pembinaan Yuen Seng has a good track record as well, if looking at their previous project.

With latest amendment to Strata Law (can't really recall, what law is that, need to check again), it is a legal obligation for owners to pay maintenance fees, and for the unsold unit, the developer has to pay the related maintenance and sinking fund. If properly enforce, hoping no major issues. And, knowing that majority purchaser buying for own stay, and potentially few for investment, it gives an extra comfort to me, on how everyone will have more sense of belonging and accountability to up keep our own house together.. haha something that I hope, the community is more mature, and well educated (and wiser), as the price is slightly higher than average..
