Recently one of my friends condo increase maintenance fees by 50%++, her condo facilities is not very luxury, and total units around 500+. Can't imaging the maintenance cost for Seresta.

Starting will be low but later sure will increase alot especially for Seresta. Their facility area is too big for 450+ units to bear on 0.35sen/psf. Especially now with inflation so high everything has gone up by 50-100%. Those with the bigger units gonna suffer paying the maintenance.

Nah, the facilities here is perfectly manageable, nothing excessive. I've seen many other ones which really need much more maintenance. Having lots of facilities does not equate to higher maintenance. Higher maintenance ones that those that need frequent refurbishment or regular upkeep. Take for example those with nice landscaping with a big field with real grass, where you need a gardener(s) to water and trim the plants daily. Or even concierge service at the lobby. Manpower is expensive.

Damansara Seresta's facilities, together with the number of units, in my opinion, is perfectly OK.

electricity tariffs is a pain. but being residential strata titled, some cost shavings there. the electricity to run the pumps will be one of the main things to look at. Landscaping is not as cheap as you think, it's a chunk of cost there to ensure the leafy landscape gets taken care of esp in the first years before the young plants get established. Another big cost is the cleaning and maintenance of the forest path, as having a walk in the middle of the jungle entails clearing leaf litter, fallen branches, as well as to ensure the walking platforms resist being worn out by the lush and humid environment of the forest/jungle.

Next, would be the retaining wall at the back of Seresta, JMB/management would need to brush up on the standards and maintenance of the retaining wall, and scrutinise MBPJ so they follow standards maintaining this wall. These will be the things top of mind for the residents here
