any owner group created so far? me and my friends decided to proceed with this project. and my loan just got approve too.

Few key elements we considered after hearing some feedback from foresta owners and personally went there experience:

1. Workmenship - Foresta Tower C and D really quite bad but A & B seems better. Developer do acknowledge about this and mention will do better for seresta as pricing also more premium.

But this is alwys a risk.

2. Lift Issue - got confirmation from developer they change to another lift provider, if not mistaken Seresta is Kone.

3. Feedback from some friends that own Foresta, the environment really excellent and that also the main reason we proceed for here. The forest view really something we been looking for and like some mention here, is like a escape in city.

4. Location were still okay for us as is still reachable to major places such as PJ & KL and was pretty mature township. With new TA new retail coming soon, hopefully BSD will be even better.

Yes. C and D mainly due to the rush to avoid LAD. Hence, the problems.

Hopefully lifts has no issues.

Which unit did you guys get? Which block?

We bought block B, type C2 (if not mistaken, forest view). Do you bough one too?

Do we foresee capital appreciation for this project in the next 5-10 years? Currently the price is more than 800k. I wonder whether I can sell it at such a high price or rent it for 2.8-3k at least. I checked beside foresta, selling so cheap 600-700k.

honestly i dont think this is for investment type of product more to self stay, rental of 2.8k - 3 could be very stretch here....

Currently I'm buying for own stay but in the future (around 5 years later) if everything goes well, I may transferred to overseas for few years. Hence thinking, what would I do with this property that time.

To be honest, looking at the uncertainty of your scenario today, i believe the right question would be would you wanna commit into such a big commitment now? or shall access again in 1 - 2 years time before making the decision?

As an Seresta owner too, I'm setting up a whatsapp group and google forum group for the Seresta owners. Please reach out to me to be added into the group - whatsapp to +601114309577.
You will need to provide evidence of ownership - a snapshot of S&P (not offer letter) main page with name, unit number.
*
Just sign my s&p last week, but forget to take a picture for the info as the S&P not yet given me a copy.

I've received the documents but I've not joined yet lol.  tongue.gif
Oh wow. For Foresta, Block A & B is generally alright. Just that C & D.... But yeah. I've asked and they told me that they have made several changes to the things/development for Seresta including the brand of the Lifts used (complaints up down left right on the lousy lifts in Foresta).

As for the awards... A lot of developers also won awards based on their project etc, its their contractors that always messes up the development.
Woot! Might take some time right?
*
Ya haha i think might take 1 months plus ...

Btw just sharing, my SA shared that currently the kitchen top has changed from solid surface to quartz stone, where i think this is a good news for all purchaser too...

Total agree with you, ultimately will really depend how strong the owners and JMB works together to maintain this places.

And speaking from experience part of the jmb, its not an easy task and hell lot of effort require to upkeep the whole condo.

Honestly speaking your points of the the water flow and sky swimming pool was also something my concern during my purchase of seresta, imagine few years down the road due lack of maintainence fund (could be too expensive or collection rate was not ideal) the water flow was forced to cease operation , just couldn't imagine how the place goanna turns up if happen.

Found a summary article of the distance study that I mentioned above.

https://beatemf.com/mobile-tower-radiation-safe-distance/

Don’t take my word for it, do your own research and read a lot of studies - radiation from telecommunication antenna is not a new topic, there’s tons of research on the impact available.

For seresta, i have done the similar checking too on this, as its pretty confirm the tower was actually seems pretty far, but its good that you share the article for everyone info too

i checked based on estimated location to seresta resident block, seems about 420m-430m in google earth. it should give a rough picture of the estimation on this.

You're removing the existing kitchen cabinet as well?
