From the information I obtained, the unit will be auditted based on the Qlassic Construction Quality Assessment Framework, in which, ensuring the project is being develop fulfilling specification mentioned in the spec, as well as the facilities or final product perform as its intended purposes. Besides Foresta, L&G also build Astoria, in which, so far, also under Qlassic assessment.

Truly agree with how bad the contractor appointed by the developer completed Foresta, but if me, I will compare against latest development by the developer, that under same Qlassic Assessment; Astoria. That will benchmarks against future quality. Peace Out!

That's some pictures of the current project progress, as of September 2020.. in the attachment.

Some are asking about the quality of Astoria, and I found quite a number of videos on YouTube, showcasing actual-site photos, quality wise, I am not sure though...

Owh ya, award is just an award.. but, I did an extended research on landscape architect; InchScape, and their work (plan & actual) isn't bad. there could be a difference between artist impression, andwhat gonna be really happen on the actual site, but so far, InchScape does a good job. My only worries is, maintenance... you can design such a grand concept, but, with poor maintenance, things get damage sooner, and, that's scared me.

Just like others, Im one of the owner of Seresta, deep in my heart, I fall in love with the concept, but having water flow from jungle to the Level 8, with all dried leaves flow in as well... the pump, the filter, and all... need a heavy maintenance... that's again, scared me!

On a swimming pool at Level 43! again, I fall in love with the concept... but, to swim at that level, that's something I think off for 2nd time... I see other condo, they have heated pool... but this one, it is a merely normal swimming pool. Guess see how it become later..

Note: Seresta Block A was launched way back in 2019, and Seresta Block B was launched recently, in year 2020. For those who already bought their unit, i bet your lawyer has mentioned (as I ask specifically, what's amendment that they have done to my SPA as opposed to original control copy of SPA) that, this development has been granted an approval from the government to be completed within four (4) years, instead of usual three (3) years. Hence, the completion is targeted at 2H 2022, as per advertised.

As of now, the construction progress is rather healthy to me, as there are another 20 months to go before VP.. and progress currently is at Level 29, out of 49 floors for Block B. Touch wood, it should be able to complete on-time, as per plan given there is no major issues by the contractor.

To top it off, the contractor appointed to construct Seresta is Pembinaan Yuen Seng Sdn Bhd, if I get it right. And upon validation, Pembinaan Yuen Seng has a good track record as well, if looking at their previous project.

Honestly speaking your points of the the water flow and sky swimming pool was also something my concern during my purchase of seresta, imagine few years down the road due lack of maintainence fund (could be too expensive or collection rate was not ideal) the water flow was forced to cease operation , just couldn't imagine how the place goanna turns up if happen.

With latest amendment to Strata Law (can't really recall, what law is that, need to check again), it is a legal obligation for owners to pay maintenance fees, and for the unsold unit, the developer has to pay the related maintenance and sinking fund. If properly enforce, hoping no major issues. And, knowing that majority purchaser buying for own stay, and potentially few for investment, it gives an extra comfort to me, on how everyone will have more sense of belonging and accountability to up keep our own house together.. haha something that I hope, the community is more mature, and well educated (and wiser), as the price is slightly higher than average..

Managed to have conversations with a fella in charge of Safety outside the construction areas after my jogging, and he mentioned to me; the structure is targeted for completion in two months time, reaching the top floor. Level 9 and 10 unit, has actually started to be furnished with tiles, etc

Talking about Communication Towers, in fact, I do consider this factor prior to making a decision to continue with the purchase. Hence, I take a walk, from Damansara Perdana to Seresta, and this what I get;

And, I have a chance to go to Level 36 of Foresta, and see how far or in fact, how near are the communication towers to Seresta. And this is what I get;

And, looking at it, yes, it is near, but it is NOT so near to an extend, worrying me. Why I am saying that? is because I see a lot of communication towers build on top of existing condo, facing another condo, within Damansara Perdana... that's for me, even worse. Or in another scenario, we all understand, and all of us can rightly observe, a lot of communication antenna, being erected on top of the existing commercial lots (the shop lots), which merely, less than 50m to the next residential unit, that's again, more worrying.

Hence, it doesn't stop me from investing smile.gif

Somehow or rather, did we realized that our life is surrounded by a lot of microwave. Your phone, your house WiFi, etc etc and we are continuously subject to it 24/7/365.. Besides the telecommunications tower give a bad sight to those who choose jungle side, i am not worrying on the radiation due to the communication waves.. hence, i decide my unit to face to Sri Damansara... Facing North 🤗
