Hi All,

This seem to be a Good Place to ask about BSS Housing.

Ok, i Plan to Buy a New House here at Tiara Sendayan P8 @ Floria.
This is my 2nd House. So, is there any Concern or Comment from you Guys ?

About this New Housing and Future Progress in this Area ?

Hello everyone
the government has reintroduce HOC where the gov absorbs the MOT fees n other legal fees i suppose..my question is the HOC was there last year and the developers were using it to pressure buyers to buy b4 HOC end by saying if u dont u need to come up all legal fees n MOT rite...bt after the HOC ended ladt year they change their marketing tactic by saying developers absorbs all legals fees n MOT house was same ...now since HOC is back the house price remains the same as well by right it should be lower...does that mean HOC is for developers to get for profit n waive taxes and its not for the buyers indeed cz the property is same all the while.

I can't speak for other projects. HOC is just a promotional gimmick. For BSS/Matrix, since day 1 it has always been zero entry cost. Developer absorb it all by inflating the property price and giving heavy discounts. Up to 20% if you are an early bird for any new launch phase. Meaning you don't pay a sen apart from the common booking fee (RM1k), you even get cashback upon VP as loans are 90% of SPA price. When i bought my unit in 2013, I was given 15% discount with all legal fees, stamp duty on the house.

Here BSS no choice, have to use this kinda promo tactic otherwise nobody want to buy. HOC all wayang only.

I dont think HOC is a gimmick. Our government may be slow, but they are not stupid to re-introduce HOC. Just look at the stats of the previous HOC, it did help to increase the take-up rate of properties. Dont just say things without any proof.

Now market is slow & weak everywhere..

So whatever scheme offered should be good enough I guess to heat up the market..

Needed to watch year end..
Where I expect the peak of worse... Possibilities is there.. let's see how...

But there's also talk about GE that time?
So market won't be so bad???

i was almost sold to this project last 2 year, everything on the surface look really good and temting. Big clubhouse, resort type commercial areas, xpark, so called HSR, so called very near to klia and to the city, near military camp, going to build hospital with international name, got huge parks everywhere, international svhool, got factory with so called 'MNC' status.. bla3...

i went again yesterday, nothing much, pretty dead to me... seem everything quite slow down after change gomen, read on forum got built quality issues too. U also need to consider the plus always start to jammed after nilai exit, considering this place already quite far from this city with addition of traffic jammed. hurrmmm.

But if u don't work at city centre or don't mind distance or prefered landed, Maybe can consider.

The hospital story since 2013 ada. But till now habuk pun tiada. Still got SA saying hospital gonna be built soon.

BSS got "HOC" for long time already.

Want proof go see yourself in BSS.

There will be new houses available in Sendayan everyday. Empty promises and lies every day. Rebates, discount, free mot, free stamp duty and legal fees everyday. There will be agents repeating the same old bedtime stories everyday.

Recently I saw quite many SA promoting the new mixed development proposed by Damansara realty Berhad comprising of a service apartment, mall, office bla bla bla bla.......

wheres that location??? is near to sendayan ? if i not mistaken 50acres all in land

and I wonder is they have done enough feasibility study on that proposal as the current tons units in Sendayan are struggling to get a buyer (especially on Commercial). otherwise, this is a politic project. huhuhu

I think this is the latest Damansara Sendayan project video and location as rumoured on FB.

But until now there is no official launch yet.

Not sure why but this year suddenly Sendayan got 2 new developers coming in which is Seri Pajam and Damansara Realty. And Matrix still keep launching new project in Laman Sendayan and Nusari Aman. Even IJM in Seremban 2 also keep launching new project. Maybe there is a shift of buyer from Klang Valley? Or maybe there is increase of job opportunity around this area? Need to see some data and statistics.

Majority of buyers in BSS are from out of Seremban. Job opportunity? Not really, Sendayan Techvalley are mostly production based industry, i.e requiring low to mid-skilled staffs. Hence purchasing power from this group does not justify the any buying strength. Perhaps an increase in rental opportunity from these workers? Maybe.

A reason enticing developers to BBB here is probably due to low cost of land acquisition from the govt. Remember BSS is Felda land, so we wont know what arrangements are made between the developers and govt. From what we know, Matrix profit margin is very high based on their financial report which can be obtained from Bursa/Securities Commission. This shows even with the heavy discounts out of inflated prices of units, Matrix is making way more than the bigger players out there.

first of all..
is there demand for high rise in Seremban?

even the PR1MA near KTM there is struggling..
heard many in N9 prefer landed... since It's still affordable level esp those matured housing areas...

Maybe due to low land price and high profit margin, but if there's no buyer i dont think they will dare to enter this market. Just see la what will happen later especially due to Covid 19 whether the developer still can keep up with it.

Talking about high rise there's one near mantau called Lanar Residensi which is progressing well but dunnoe how much sold already. And there's one more near gadong called Airtrollis which looks completed long time ago but still not open yet. I wonder what happened to that apartment.

yup. there's few new developments of high rise..
but I doubt it's sales is good. BBB mode...

Negeri folks many prefer landed... that's I heard of..

Is big industry.... Not open kedai runcit...
A factory need a lot of high skill workers to support the daily production, enginner, account, finance, HR, Incoming QC, Supplier management, machine maintenance and many more.. Definitely will contribute a lot working opportunities.

Agree with this too, just saw updated industry list from Sendayan Update page, the number of factories is increasing like 10 more compare to last year. You can see the list below:

Anyway this is the launching day video of apartment project by Seri Pajam, i did went to the gallery before PKP just to survey and quite a lot of unit have been taken, not sure if it's just propaganda or real. Haha.
