I can't speak for other projects. HOC is just a promotional gimmick. For BSS/Matrix, since day 1 it has always been zero entry cost. Developer absorb it all by inflating the property price and giving heavy discounts. Up to 20% if you are an early bird for any new launch phase. Meaning you don't pay a sen apart from the common booking fee (RM1k), you even get cashback upon VP as loans are 90% of SPA price. When i bought my unit in 2013, I was given 15% discount with all legal fees, stamp duty on the house.
Here BSS no choice, have to use this kinda promo tactic otherwise nobody want to buy. HOC all wayang only.

i was almost sold to this project last 2 year, everything on the surface look really good and temting. Big clubhouse, resort type commercial areas, xpark, so called HSR, so called very near to klia and to the city, near military camp, going to build hospital with international name, got huge parks everywhere, international svhool, got factory with so called 'MNC' status.. bla3...
i went again yesterday, nothing much, pretty dead to me... seem everything quite slow down after change gomen, read on forum got built quality issues too. U also need to consider the plus always start to jammed after nilai exit, considering this place already quite far from this city with addition of traffic jammed. hurrmmm.
But if u don't work at city centre or don't mind distance or prefered landed, Maybe can consider.

There will be new houses available in Sendayan everyday. Empty promises and lies every day. Rebates, discount, free mot, free stamp duty and legal fees everyday. There will be agents repeating the same old bedtime stories everyday.
Recently I saw quite many SA promoting the new mixed development proposed by Damansara realty Berhad comprising of a service apartment, mall, office bla bla bla bla.......
wheres that location??? is near to sendayan ? if i not mistaken 50acres all in land
and I wonder is they have done enough feasibility study on that proposal as the current tons units in Sendayan are struggling to get a buyer (especially on Commercial). otherwise, this is a politic project. huhuhu

But until now there is no official launch yet.
Not sure why but this year suddenly Sendayan got 2 new developers coming in which is Seri Pajam and Damansara Realty. And Matrix still keep launching new project in Laman Sendayan and Nusari Aman. Even IJM in Seremban 2 also keep launching new project. Maybe there is a shift of buyer from Klang Valley? Or maybe there is increase of job opportunity around this area? Need to see some data and statistics.

Maybe due to low land price and high profit margin, but if there's no buyer i dont think they will dare to enter this market. Just see la what will happen later especially due to Covid 19 whether the developer still can keep up with it.

even the PR1MA near KTM there is struggling.. heard many in N9 prefer landed... since It's still affordable level esp those matured housing areas...
Talking about high rise there's one near mantau called Lanar Residensi which is progressing well but dunnoe how much sold already. And there's one more near gadong called Airtrollis which looks completed long time ago but still not open yet. I wonder what happened to that apartment.

Is big industry.... Not open kedai runcit... A factory need a lot of high skill workers to support the daily production, enginner, account, finance, HR, Incoming QC, Supplier management, machine maintenance and many more.. Definitely will contribute a lot working opportunities.

Anyway this is the launching day video of apartment project by Seri Pajam, i did went to the gallery before PKP just to survey and quite a lot of unit have been taken, not sure if it's just propaganda or real. Haha.
