The commercial part of this project is the land title, but usually for serviced apartments, developers will apply for HDA to say that it is for residential purposes. Ic, what abt assessment rates & water charges? Any idea how much or how it is calculated?

Water charges commercial rate minimum RM36 iirc. Assessment rate will be based on the rental price (there is some calculation done by the local government based on rental price of the property), and if I'm not mistaken will also be higher due to commercial land title.

With the even better discounts and rebates offered here, this could be a great buy for ownstay. Unsure what's the USP for investment but the specs n offering is very good and perhaps one can expect a bit of appreciation.

Few comparable projects in PJ.

Just that comparable to other Sunway projects, this seems like a no soul project from Sunway, nothing special on the location other than the lake view and the pricing is not exactly appealing for the general market. Unless subang jaya itself really have alot of demands for condo at this pricing.

Last I checked it can drop below 730psf for a midfloor unit. If one is open to subsale I see some good prices in south quay condos like a marine. Fantastic place.

Could be, hence the take up quite slow for sunway project in KV... Should be one of their slowest sales project in KV

which is quite true for during 2017-2019 period. Now the pick up rate is much higher with some types in tower b all sold out and they now opening bumi units in tower a

WD land could be a big factor but if they get its then the entire place would be like a mini township because they already acquired the land besides it (Sunway Serene XPark)

Also it seems that the land previously supposed to be Datum In-City seems to have some land clearing and a sales gallery is being built up. https://melatiehsan.com.my/projects/pj-incity/

GRR scheme usually means there's problems selling off property and they're trying to entice foreign or naive investors by promising GRR income

Issue is that GRRs are gambles and income from GRR is not as guaranteed as the name implies tongue.gif

Unfortunately Serene is sort of...not that interesting, for investment. It's more for ownstay but at that price point is very inaccessible to most local people and honestly got better properties with better location for RM700+ psf
