Wow this is actually huge news. First of all, Sunway didn't really promise a township or the acquisition of the WD land.

Next thing is, I believe at already such a steep price, many would change their mind cause who would want to stay opposite of a factory? God knows what the future factory will produce/manufacture and cause what sorts of pollution. Not to mention probably an increase in traffic for factory workers as well as transportation of goods in and out of the factory.

Either Sunway build some sort of barrier (won't do much tbh) or significantly lower their price. This puts Sunway in a really tough spot because I believe they are targeting own-stay buyers, and own-stay buyers colanfirm would not want to stay opposite of a factory unless sold dirt cheap.

God knows what will happen to the lake too if a factory is built so close to it.

If your house is not in a mature estate, it's very hard to predict what's going to happen to the land around you. For this case, the wildcard is who will be taking over the factory and what they will do with it.

I am afraid that the value of Sunway Serene will be at risk in the near future.

It is learnt that the site will not be redeveloped. Instead, Wistron, which currently operates a facility in Klang, may commence a new business on the site. Wistron, a US$29.2 billion company, was formed in May 2011 as a separate company from Acer to hold and operate certain businesses formerly engaged in by Acer’s design, manufacturing and services division.

Actually the factory was already there and still manufacturing when they first launched it in 2018, pretty sure already factored in. Although it definitely will be a negative point having a manufacturing factory next to it.

But there there is still a big NXP semiconductors down the road.

Also the lake was there for ages now it has been fully restored, previously when it was still WD parking it was a known hidden fishing spot.

Don’t see what the big hoo-haa over the WD land is all about.

Like, let’s ignore the WD factory for a sec. People who’ve bought serene (myself included) should be well aware that there is a huge industrial FTZ zone next to the serene development.

Even if sunway buys the WD land, that industrial and FTZ area is still there, there’s still other factories in that area, so technically serene buyers are well aware that they’ll be living next to an industrial area.

If WD land continues to become a factory - no big deal, as there’s also other factories in the FTZ area too, they’re not going away soon anyway.

If sunway buys WD land, that’s a great surprise, but it still doesn’t change the fact that there are still other factories in the FTZ land.

No matter who buys the WD land, fact is - serene will always be next to an industrial zone. That’s a fact that all serene buyers should be aware of an have accepted it.

Question is who will be maintaining the lake? Was it under the management fees of Sunway Serene or Sunway own initiative? For how long? Or under MBPJ?

Maybe can get better rebate after this smile.gif this project only OK for ownstay.

If one is OK with SSQ can explore subsales. I've seen a few very good deals over there.

Huat for investment maybe not so huat for own-stay. I no say good or bad ya. U said if oledi no more guess whats in future next door and maybe can get ready expat tenants suppy one. Just imagine co-living, co-activities, nice environment leh. The 900 type maybe can become 3/4 bedrooms. Think Big ma.

WD and this Taiwan factory is about same industry and setup. Ntg exciting nor disappointing.
