Some may call 800+ units as high density, some may not. For me, I use to stay at low cost condominium with more than 900+ units... and surrounded with another few 4-5 high density condo and apartments at a housing area in Cheras. So if you ask me, it is still alright to me.  thumbup.gif

Although there are some other lower density condo like less than 400-500 units, many doesnt suit my liking due to the facility they offers and also the location that I wants...
*
It's has 894 units and just like you said similiar as your previous low cost condo so it's definitely high density. Some people don't mind it and that's ok but saying it's not high density is just wrong

Nope. I dont think I said it wasnt high density; I just said it was alright for me and that is why I bought a unit there. Again, there is no right or wrong, is just preferences. Also, we all have our own opinion like it or not.

May be I can suggest you a better alternative as you seems to prefer a very low density property. Look for Utamara Residences in PJ. Hope this helps... thumbsup.gif

But I did not hear much from Puchong's Lake Edge or Sunway South Quay. There may be other places that has stinky lakes, but I strongly believe not all. Personally been to Serene's lake and there's no smell.

The problem is see with this place is its super high density! At least you get low maintenance fees because of that I guess

before commenting on density i think you may need to see yourself the land size that the project is at.

For serene its almost 8 acres, 894 units in 8 acre lands is not that dense. What dense is like M Vertica which is around 11.25 acres but 3,600 units. (https://www.theedgemarkets.com/article/cheras-m-vertica-%E2%80%94-built-sophisticated-urbanite)

Another example is Lot 15 Subang, it has 361 units but a land size of 2.23 acres. (https://www.propertyguru.com.my/new-property-launch/lot-15-sjcc-4044341)

Even nearby Acruz is having 681 units on a 2.02 Acres of land. (https://propertyland.my/the-arcuz-kelana-jaya)

So when we talk about density we also need to learn about the total land size that the project will be at.

Ya, that is.. but in tower A with subang view.
I prefer to be in tower B with PJ view. Since its own stay so i think the everyday view will be important.
Also another bigger concern frm me will be the traffic and the surrounding. Need to drive out to some distance to get food

Depending on which unit size you wanting... Tower A also got PJ view ya; D or G assuming 12xx sqft is big enough for you. However, I not sure if there is much unit left for mid size unit now as I have been told by my SA that it is selling very fast. Just left those floors below water tanks ppl might not want it.

Traffic will always be bad around PJ. But you are right that there wont be any nearby eateries; may be a 5mins drive thingy. But hey, look at the bright side, we are well connected to many good eateries places! 15-20mins drive isnt an issue for me. Rather than me have to drive 30mins from Cheras to Puchong just to have dimsum... lol
